I am not sure where to start! I think I hit the final straw! We have been renting at this place for about 3 years. Only reason is my friends (about 15 other families) are also in the same complex and our kids are the same age. The management and staff changed pretty much completely the last year or so. There are all new folk there. Someone needs to really teach them what customer service really means. You are just a number in their book! They are rude! They give you mixed answers. We wanted to re-sign our lease and they offered a sign up bonus. I called and requested an extension. They offered a 2 day extension on the phone but after signing the lease the next day, they act like the conversation never happened. They now say I was late and dont qualify for the sign-up bonus. Shame on me for trusting them with their paperwork and signing the lease. They nickel and dime you for everything. Almost every year the water bill changes for some reason or the other. It is either under a new name (new company), or they decided to change the way they charge you for water. The water bill went up about twice over the last year and all my friends have been complaning about it. Their sprinklers are never fixed, the water keeps flowing on the sidewalks when the sprinklers are on. I guess they charge that to the tenants as well. They used to take good care of the landscape about an year ago. But now I hardly see them regularly. Not until the grass is too tall to cover your feet. BTW there are a lot of snakes around here. I had to complain multiple times about black-widow spider infestation in our garage until someone did come and spray it. The first person just said they can do nothing about it, you just need a broom and keep killing them. I had to complain again to get some service. Oh by the way, things dont get taken care of the first time you complain. You will be lucky if they show up within 2 days of your complain. They have a crew of maintenance folks working full time. Not sure if all of them are busy all day. But there is an exception. Patrick is the best in the crew, is very friendly and gets the job done! I will probably ask for him specifically when I have another maintenance issue. There has been some security issues lately as well in the last year. They had a couple of cases where other tenants garlands on the door were set on fire. It is a very bad prank if someone is doing this for fun. I still dont see a security patrol. This is a huge concern for me. We had a major leak issue. The carpet would flood when it rained bad. They would not come and fix it right away as their staff did not want to get wet in the rain. We had to stop all the work and suck a few buckets of water from carpets whenever this happened. It took us 4-5 complaints to just get that issue resolved. Again it wasn't fixed the first time, or the second. I miss the previous management. They were friendly and got the job done. I thought their parent company (Sentinel) was a respectful company. But I guess none of the people from corporate ever visit this place. I guess our friends are collectively deciding to move to a different apartment soon. Too bad I was tricked into...
Read moreI am a current resident at Egret's Landing, and I've very torn about this apartment. Overall, first impressions are great, the community is well-kept, the staff are friendly, and the apartments look great with updated appliances and features. There are a lot of things I love about the apartment such as the open floor plan, high ceilings, ceiling fans/lighting, updated appliances, large closets and bathrooms. After we initially moved into the apartment, we started to see the "cracks" so to say. This first thing that was strange, is when we did the first walk-through, they have you sign a paper that indicates everything looks great upon first glance, carpets, walls, etc. I think with the initial excitement about moving into the apartment, I didn't second guess this but later felt that it was rushed. After settling into the apartment, we realized there were many things that need to be updated. First of all, the carpet is disgusting, there are a few stains in some random places that aren't super noticeable at first glance but they're definitely visible. This really surprised me, because I thought they usually clean the carpets before you move in. Also, the grout in the bathroom near the shower has been peeling up, it's evident that there is water damage/mildew underneath the tile. This was already fixed once, but its clear that they just keep grouting over instead of actually fixing the issue, because it's peeling again only two months later. And the biggest problem we have faced so far is an issue with our Air Conditioning, what a nightmare! It broke after we initially moved in, in about September 2016, the issue was fixed quickly but apparently not completely because the problem resurfaced in March 2017. We had to submit a total of 6 maintenance requests, on top of calling the office to complain, in order to have someone actually fix the problem. And their fix of the problem was to rewire something from our AC unit that leads out of our window of the living room. So now we have this weird wire going out the window, which might I add, they also removed the screen to our window to run the wire, so we cannot actually open our window. So the AC works now, after spending a few nights without AC and it was a very frustrating process. Also, we live on the third floor and anytime there is heavy rain, our porch floods and we are unable to use it. They have tried to fix this problem, but honestly I believe its a design flaw because the water just runs off the roof right into our porch. We have submitted a total of 17 maintenance requests in the 10 months we have lived here, which is insane to me. This apartment complex itself is very old, and it's obvious they need to do some serious updating of the building structure itself, carpets, AC units, windows, etc. instead of just adding fancy appliances and counter tops. We will probably be renewing our lease simply because we don't want to go through the process of moving again, but will definitely make sure that we are not held responsible for those...

The buildings are INFESTED with COCKROACHES. From march-April there were 7+ roaches in our unit DAILY. They would crawl out from our dishwasher (we didn't use it once because it didn't close properly), the walls, and sinks. The roaches range in size and color ,there were even egg sacks found in our home on multiple occasions, indicating that they are breeding in the walls of the building. The complex was reported to the state due to the infestation, a report can be reviewed on the My Florida License website, select "lodging", search by name and type in Egrets Landing to view all reports. Even after the state came out 3 times, there were still 2-6 roaches in our home daily. All of the neighbors in our building shared the same issue.
Now, the front office staff. Malinda was easy to work with and responded quickly to emails. Ruth on the other hand, amazes me that she somehow has a job. Ruth is extremely rude and condescending to residents, especially when an issue is brought to her attention. My favorite example of this is when I told Ruth about the extent of the roach infestation. She told me to "buy a fly swatter" to deal with the roaches. Another neighbor told us that Ruth said the same thing to them, though she denies saying this to anyone. Ruth also shared with us that the complex is aware of who the "culprits" causing the infestation are, but the issue remains ongoing. Emailing with her is a nightmare, you either get a response pertaining to only one part of your email or no response at all.
During our time at Egrets Landing, our AC stopped working 2-3 times, our refrigerator has been replaced twice, our garbage disposal stopped working on multiple occasions, and have experienced multiple issues with plumbing. We only lived here for 13 months. On a positive note, the maintenance staff was always very kind and responded to issues like this in under 24 hours.
Don't bother using the amenities here, they're either broken or dirty. People leave trash throughout the gym and do not put equipment back. One night there was chewed gum left on the window sill of one of the rooms in the gym. The pools are dirty and moldy. Neither hot tub has worked properly for at least 6 months. People leave dog waste all over the complex even though there are multiple pet waste stations here.
