ERA American Real Estate — Local services in Fort Walton Beach

Hands down the worst ever real estate experience I , plus my family has ever had to endure. I’ve been a realtor for 14 years, a broker for 2, total of 16 years in professional real estate. At the beginning, Ashley was hungry, answered all of our questions and was awesome, but at the point we were under contract, the customer service all ceased. I was coached on how Florida does things, micro managed on earnest money, utilities, and insurance..... ALL to find out, she missed seller signatures on documentation to get us early occupancy, all but leaving us homeless, then forged documents that lacked seller signatures and tried to force them through to the lender. Communication ceased and that’s when “Zee” stepped in.... I assume she was her coach? It actually got better, then worse.... We were able to not be homeless, but then pressured and pressured and my lender practically harassed, to make things happen over Memorial Day?! It was a holiday.... get outta here, These people dated everything to happen Monday, a national holiday, then got upset we couldn’t close. Knew we were headed to another part of Florida Tuesday, got upset we couldn’t sign then, then FINALLY we make it to closing Wednesday, and the per diem that they said they’d be responsible for, at closing we were informed we were going to have to pay. They convinced our lender, unbeknownst to us, to give us a lender credit to soften the blow, but never discussed with us, or him, that we needed to forfeit that over at closing. No communication, no customer service, no ethics. Just get the deal done, on an $825k home. All this to say, I would not recommend ERA American Real Estate Shalimar, “Zee”, or Ashley Perry. The ERA office didn’t greet me with a smile, their broker wouldn’t meet with me. They’re all unprofessional, unethical, and from someone that sells over 60 properties a year, my advice to you, is google someone with a 5 star rating and not “ERA” in front...

When the whole house selling process started and I met with Paul, his enthusiasm and charisma filled the room. Paul informed me that the average sell time for our area was 180+ days. Paul was able to get my house under contract within 15 days! Unfortunately due to reasons out of our control the contract did not go through, but Paul was able to get my house under contract...AGAIN...within 30 days! My expectations for the whole house selling process were blown out of the water. Paul's dedication to his work and his care for his clients is unparalleled. Paul communicated with me daily. He updated me on any movement in the market, followed up with all of the interested parties and constantly kept me informed of all actions concerning my home. The biggest advantage of having Paul in your corner is his upfront honesty. He guided me to all the right decisions that enabled me to sell my house within my specific schedule and for the price I exactly wanted. Paul also utilizes the latest technology and brainstorms with his clients that enable maximum exposure to the market. Paul used a virtual 3D tour on my home, a first of it's kind in our area. The following open houses had an immense amount of traffic and all of the interested parties complimented the 3D tour that was posted via his website. I had to move out of the local area and was geo-dislocated from my house in Florida during the closing process. Paul kept daily contact with me to ensure that things were going as smoothly as possible. His open lines of communication kept my mind at ease during a stressful move.

I would 100% recommend Paul for anyone's realtor needs. Even if it's consulting about real estate in general! His knowledge, dedication and enthusiasm is impressive. Thank you Paul for such a great experience and making this entire process as smooth...

Signed our lease on 10/09/2024 for a lease date starting 11/01/2024. Arrived to a filthy house with the previous tenants bodily fluids in the bathrooms, spilled food in the fridge, bugs everywhere, and overall unlivable conditions for a house. In the 30 minutes our family spent taking photos of the conditions of the property, our one year old was covered in bug bites from being inside. Spent 4 days reaching out to our rental agent, the emergency line, and multiple realtors only to get 0 response. Had to stay multiple nights in a hotel while being promised the property is being cleaned “tomorrow” and will be move in ready only to receive no follow up. It’s now 4PM on 11/04/2024 and the house still hasn’t even been visited by an agent from ERA, nor a cleaner or anyone from maintenance. The only response we’ve gotten from the company is through Ashley (who has been great) but there’s only so much that she can do with upper management not speaking to us and refusing to acknowledge the situation beyond saying the situation shouldn’t have even happened. Now, there’s no rentals available in the area and our family is screwed out of thousands of dollars in move-in fees, hotel stay costs, food costs since we have no usable kitchen, and the company still won’t return our calls in a timely manner and is giving us the runaround.
