I’ve lived here since December 2024, and based on my own experiences, I cannot recommend this complex. The Madison markets itself as a luxury-style apartment, yet for roughly $1,640 a month for a 1 bed / 1 bath (654 sq. ft.), the quality and management fall far short of what you would expect.
Parking: Parking is one of the biggest frustrations. There is extremely limited availability unless you pay extra. I was forced into paying $75 for a space, and my partner has to pay an additional $50 to park in a completely different building’s garage, even though there are open spots in ours. Management claims it’s one vehicle per unit, yet I’ve personally seen neighbors with multiple spots in the same garage. On top of that, the garage doors and arms are constantly breaking down, leaving tenants unable to even get their vehicles out.
Apartment Quality: In my own unit, the doors frequently jam and break, and the grout between floor planks keeps coming up. After just a year, our washer failed and began smelling like it was burning.
Management & Maintenance: The office rarely answers the phone, and voicemails go unreturned. Maintenance has entered our apartment without proper notice and, on one occasion, left our unit unlocked while my partner and I were at work. Additionally, it seemed, based off of the Indiana Homeland Security certification posted, that the only elevator in one of the buildings was out of certification for almost 6 months before it was finally re-certified. We’ve also been threatened with an additional $100 fee for accidentally leaving a trash bag open by the trash valet service. This is technically a 3rd party, but concerning nonetheless.
Internet & Utilities: Residents are forced to pay for White Sky internet, which in my experience has been unreliable and full of issues. Even though these are new builds, we’ve also had repeated power and water shutoffs with little to no warning.
Mail & Packages: Package delivery is a constant headache. Many times I don’t receive a code to retrieve packages, and if the office is closed when a delivery attempt is made, the package is delayed or sent back. They cram deliveries for 200+ units into a tiny 10x10 room, which is chaotic and unorganized.
Damage Waiver Program: The final straw for me was the new mandatory $17/month “damage waiver” program. Residents already have to provide proof of renters insurance in order to lease here, yet management rolled this out with minimal notice, automatically charging us for a policy that doesn’t even cover personal property like true renters insurance would.

The Only Positive The units are nice: modern layouts with quartz countertops, hardwood flooring, stainless appliances, and balconies offer the appearance of upscale living. All the maintenance guys are always so kind and attentive and fast to fix any work orders.
Operational Failures & Resident Frustrations Parking nightmare: There’s no public parking included free of charge. Residents are required to pay roughly $75–$85/month for a garage or tuck-under spot—yet often the spaces are full, forcing a long walk to the building in ALL weather
Resident portal app is useless: Messages sent through the provided app to management go unanswered. I sent a request via the app asking for help—and got absolutely nothing until I called the office directly. Even then, meaningful help was minimal or delayed.
Sanitation issues from neighboring balconies: Dogs are often allowed to pee and defecate off top balconies, creating unsanitary conditions throughout walkways and exterior common areas. Management appears indifferent, and no enforcement is evident.
Contractor obstruction: Outside work crews regularly park trucks and equipment on sidewalks without warning, blocking accessible routes and making it dangerous for residents with strollers or mobility issues.
Resident Sentiment from Public Feedback Online resident discussions echo these frustrations:

The Madison at Greenwood looks beautiful in listings—but that stops with the interiors. In practice, management ignores resident concerns, communication via the official app fails completely, and basic quality-of-life issues (parking, cleanliness, accessibility) are mishandled or neglected.
If you're valuing responsive operations and true resident care, this place falls flat. Shame on The Madison for caring more about revenue than resident experience.

Low Google reviews directly hurt their star rating and marketing strategies so they will create Fake Positive reviews to push all the bad reviews to the end. Since I moved in, I’ve had countless issues with the complex.
My car was broken into in the parking garage and was attempted to be stolen, this was only because I was unable to access my assigned parking spot due to the garage gates not working. I mentioned this to management and nothing was done prior to the break in. Save your money, it’s more of a headache than a pro.
The elevators have been broken probably over 100 days out of the 365 that I have lived here, it makes transporting items and navigating the building an absolute nightmare.
My car was wrongfully towed out of the parking lot after I was told by management that I was good to park there, I wasn’t offered any compensation and had to track down my car on a Saturday and pay $180 to get it back.
The Stratus app doesn’t work with half the doors on the building, once again making it a nightmare to get home.
Parking is pretty much non existent, you can tell your friends to bring their walking shoes, because they’ll walk a mile to your place from where they park.

The pictures on the website look nice, but aren’t very similar to what you will be getting, cheap materials used throughout the building and major structural issues all throughout the building.
Internet has been out for multiple days at a time on several occasions making work from home or running a business nearly impossible.
Literally today, the entire internet and power of the entire building just went out for hours. I’ve attached a picture of the entire building “blacked out”.
Management does very little to fix any issue, every single issue I have mentioned has happened multiple times with absolutely zero effort to fix anything. The reviews speak for themselves.
