leasing office is unresponsive to portal messages, phone calls, and as a last resort to speak to a staff member directly, you’ll find no one there in the office. I sat in the office waiting for an hour until a leasing agent walked in and, even that communication was unaddressed. You will not receive a lease renewal offer until well after the 60 day deadline to renew or not renew a lease agreement. If you do not renew and you fall short of the 60 day notice, they will ignore your attempts to provide them with your notice of non-renewal and move out date, thus raising your rent to a month-to-month rate and charging you that additional rate for 3 months after you’ve moved out. IN FACT, they will finally contact you to discuss renewing your lease AS IF they didn’t receive your notice telling them you will not be renewing with them. This apartment complex is scary, dirty, not safe, has no security on site, open access to the homeless and criminals who have become a permanent fixture at this complex- to constantly beg, steal and vandalize the property and YOUR PROPERTY if it’s parked in the garage (gates never work and open for ANYONE to follow you in). Numerous abandoned vehicles are parked in the garage. Criminals sweep the parking garage stealing tires on a regular basis (5-6 cars at a time). The hallways are filthy with urine and feces for weeks!!! The walls are thin so you can hear everything day and night. Domestic fights, stomping, slamming doors, loud music, screaming kids at the pool, parties that go on all night inside units and at the pool. When I moved in, it was the wrong apartment (I did not want to be facing a pool), and now stuck with it. Also, the apartment hadn’t been cleaned from the previous tenant or by property management; they sent a maid to mop the floor and that’s it. The ceiling light fixture was over the kitchen island was falling out of the ceiling and never fixed even after maintenance was requested. Same with the drawer below the oven, it was halfway hanging off and never repaired. The staff members who were there when I moved in were all gone, transferred to a different property, yet they were still contacts in the residence portal so when messaging them in the drop down list, your message went directly to a nonexistent person who no longer worked there. I started adding EVERYONE to my messages and STILL never received a response, EVER! Whether it was about a package delivered to the office or to report domestic violence happening in the unit directly above me, or giving my notice that I was moving out. Crickets. The leasing office appeared to be under construction for many months but when it seemed to be finished, it had actually been stopped and all the decor had disappeared, leaving only a shell of a space with a 2 desks and an office with a few basics for office staff (when they were actually there). DO NOT MOVE HERE!!! It’s ghetto and the leasing office staff is, basically, nonexistent. It by far, was the worst apartment living experience I’ve ever had. I gave notice in March (just a few weeks after I found a renewal offer thru the portal) close to 30 days before my lease was up (60 day notice); moved out in April 2024 and received a bill for over $7000 for rent thru June 2024!!! I also received phone calls (voice messages saved) from them after I turned in my keys asking me to contact them to renew my lease. LIKE I SAID, the office staff has no idea what they’re doing, the right hand doesn’t know what the left hand is doing. Clearly, the staff isn’t communicating with their tenants or with each other. Read more2/22/25 UPDATE: it saddens me that I have to write this negative review considering how amazing this place was back when I moved here in 2022. Sadly it’s gone downhill and rapidly in the last year. There’s so many break ins, the only elevator in my building is always down for whatever reason, the trash rooms are piled with trash so high that trash starts to seep out into the garage, parking gates are constantly down so hardly any security, tons of package theft and the leasing office is not the easiest to get ahold of.
I’m paying for an apartment with a balcony but when I moved in a year ago, I saw that the patio was never power washed so it’s been unusable due to all of the algae and smoke debris (last tenants were smokers based on the unit stinking of smoke the day I moved in and I still haven’t been able to get rid of the smell). I’ve opened two tickets by now asking for it to get cleaned and it hasn’t been done a year later today. We’ve had several instances of losing hot water, ac being broken for weeks, toilets clogging and now our bedroom’s windows are leaking while it’s 30 degrees outside.
When I moved in I had a 5 month old baby. I had felt safe and at ease as a single mom around the community and in my apartment. Unfortunately that’s not the case anymore. With all of the theft, strangers sneaking (tailgating) into the residents garage constantly, silence from the leasing office when incidents happen, etc., I don’t feel it’s safe for my baby and I here anymore. In the middle of the summer heat when it’s been 100+ degrees and when it’s been extremely cold recently in 20-30 degrees, the elevators have been down. Every time we have to take out our dog, unfortunately we have to walk down the garage ramps which has been EXTREMELY dangerous considering so many cars drive way above the speed limit and take unsafe turns. We’ve tried going across the garage to the next building to use their elevator just so also find it broken down.
We pay way too much money to live in a community with issues like this. I wouldn’t even call it a community anymore, it’s just a place for us to sleep and get through the day hoping nothing breaks or someone steals or breaks into our car. I am now debating on not renewing my lease and moving elsewhere which is a shame considering how amazing the location was for my son’s daycare and my job.
I hope the new management team that just took over will turn things around, this is getting out of hand for a place that was once what many of us considered “home”.

I’ve lived here for almost a year and I can’t see myself leaving this property anytime soon! The community management has always been very hospitable and accommodating. I truly trust the staff to be there when an emergency comes up or when I need a quick question answered. Maintenance has ALWAYS been outstanding with maintaining my apartment and are always on top of the service requests that I enter.
I’d also like to especially call out Natalie and Demond. They’re genuinely amazing, attentive and incredibly kind when I’ve needed help with anything.
I’m due this July and I truly trust this property to be safe for me and my little one. I’m glad I decided to renew and I’m looking forward to another great year!
Update March 2024: My son and I recently attended their Valentine's resident event and it was a lot of fun! The flower wall was a beautiful backdrop for my son and I's first Valentine's photos. Thank you to the leasing team for putting this event together and we can't wait for more like...

I wanted to add a couple more issues in this update. I forgot to mention in my list of issues that both Greystar and now Cushman & Wakefield have made erroneous charges to my account. Very frustrating. Also, notice the reply from management on my 3/21/25 review; it is reactive and not proactive. Why do I need to reach out (which I have already by the way)? Shouldn't they be doing their jobs and surveying all of the property regularly to ensure it lives up to luxury standards?
Also, I had to pay by check last month as they had issues paying online. Very inconvenient.
3/21/25 - The Forum on San Felipe is a dump. It is not a luxury apartment as advertised. Any reviews giving it 4 or 5 stars must be from people high on their weed.
I moved in with my wife in the fall of 2024 when Greystar managed the property. Cushman & Wakefield took over suddenly (due to all the complaints) on 2/20/25. Time will tell if they are any better than Greystar, but don't hold your breath.
Many people have already expressed the issues, but I've listed a few below. Some floors are better than others and it's possible that people from units closer to the front office might have a more favorable review due to the obvious reason of management needing to deceive prospective residents.
Trash mountains - recurring issue Marijuana smoking - recurring issue Trashy stairwells/trashy carpets - recurring issue Dog urine in elevators - recurring issue, though I haven't seen that in a couple months now Gates not working properly - recurring issue, resolved before, then broken again, goes back and forth it seems Light fixture in garage falling - huge safety issue obviously, but I only saw that once so far Elevator not accessible from garage for SEVERAL MONTHS - resolved as of this writing, but that was super annoying When we first moved here we had to get a different unit because there was a GHASTLY dog urine smell that permeated the 4th floor hallway --- it took months to resolve --- odor problems are a consistent thing at the Forum --- they should get rid of the carpet hallways ---- and no, Greystar at the time did not notify me or ask to delay my move-in date --- they're just like "hey, here's your home...don't mind the smell" Maintenance issues -- good luck getting those resolved, sometimes it takes weeks or months Roaches --- we first moved in and literally had NO food, yet there were roaches --- we came to accept a couple roaches every month --- as of this writing and after many exterminations, I cautiously say "resolved" --- but I literally just killed a spider today Safety issues -- 1st floor guest garage door is always open --- we don't feel safe going to the gym at night Management is unresponsive to emails/calls, especially emails -- recurring issue Freight elevator doesn't work - recurring issue, super annoying when I had to fit our King mattress in the regular elevator
Again, Cushman & Wakefield recently took over, so time will tell if this place improves but there are still lots of issues here.
This place is a dump. It's nasty. It's unclean. It smells like dog. Smells like pot.
In short, I highly do NOT recommend the Forum on San Felipe. I can't wait...
