Update after moving out early and terminating my lease: Charged me $150 for carpet cleaning from my deposit because they said the carpet was beyond “normal wear and tear” and sent the attached photos as proof. I don’t know what they are seeing, but literally you can’t make this up — THIS PLACE IS A SCAM!!
Update: Management was no help. Even with the number of issues I’ve faced, I wasn’t given any grace.
I paid the early termination fee of 2x rent and am breaking my lease to get out of this place.
Even spoke to upper-manager Tiffany Roland who was very inconsiderate of the number of physical and health related issues I’ve faced between the dust and air quality AND my vehicle being stolen. She felt they have done enough to provide comfortable living arrangement after I’ve expressed her numerous problems. Wouldn’t let me break my lease w/o penalty even after expressing said concerns.
Can’t wait to leave this place! Gables management is in dire need of a complete overhaul! ———————
My rating is in respect to the number of pros (2) and cons (3) I've encountered while living here for the last 6 months.
Pros: I enjoy the interior infrastructure of my apartment. While I do wish it had a patio, I am grateful to the original builders for their consideration of accessibility. It's the little things, like this, that a neurodivergent resident like myself truly values when looking for a place to live.
My neighbors are considerate and friendly, with little-to-no noise and no excessive trash piling up.
Cons:
As a neurodivergent resident, I've encountered a few situations since moving in that have caused considerable anxiety for me:
My car got stolen from the garage within the first two months, despite being parked securely and under surveillance. Although the complex couldn't be blamed entirely, it's worrying that such incidents occur in what I thought was a safe area. The only reassurance I had following the incident was the presence of an on-property courtesy officer, which, despite being a pre-existing security measure, did not prevent my car from being stolen.
The gate of the parking garage is sometimes broken and has to remain open/propped due to inefficiencies when opening or maintenance issues, which is troubling and very concerning given my previous experience with car theft. Every time this happens, I'm checking my car every few hours or so out of paranoia each night.
When I first moved in, the apartment was covered in dust from floor to ceiling, which was particularly difficult for me as I have a highly sensitive immune system. My girlfriend and I have both suffered allergic reactions to the dust, leading to two trips to the doctor collectively. When I first moved in, I borrowed a ladder from the office to take care of some of the cleaning, even after requesting the dust be removed prior to me moving in. However, when I needed the ladder again, it wasn't available for liability concerns, which, I agree, is a totally fair decision. The apartment manager did, however, offer to have someone clean, yet the decision took nearly three weeks after my initial maintenance request, which is why I just went and purchased my own ladder. Given the associated health risks, waiting another night just wasn't feasible for me anymore.

Read moreI was one of the lucky few at 6464 to get a unit with a private yard. Unfortunately, it’s been a nightmare. The previous tenants had a large trampoline in the yard, and all that was left under it was dirt and weeds (with app 20 percent grass on the perimeter, to be fair). You’d think they would have done something before I moved in, but they did nothing. I soon noticed I was the only yard with zero landscaping as well. I had myself a huge sandbox. When it rained, I had a whole lot of mud that took a really long time to dry out. While I don’t live in the taj mahal, I pay nearly $2,000/mo for what is touted as a luxurious complex in the Galleria area. Call me demanding, but I think I should have grass in my yard. I now have two dogs that both love their yard. When I’m home, I leave the back door open when I can so they can get some exercise. They’re both young, so they’re in and out constantly. All that dirt/mud comes with them. SEVEN months ago (long overdue since I’d moved in eight months prior to that), I finally first complained. They quickly responded with a promise but not a thing would happen. Over the course of the following 202 days, up to today, I’ve sent many emails and photos that leave me in total disbelief that they could actually never get this handled. They’d apologize, say they’d “spruce” my yard up (as if I were asking for a new shrub), and I’d wait…and wait…and finally contact them again. Three different times they promised me mulch. Three different times I told them I have ZERO landscaping and need grass, not mulch. As time passed, I tried to stress the severity of what was going on and would send another photo. I told them many of the sprinkler lines were now exposed. I told them their carpet was getting soiled and the floors are getting scratched, that my furniture was getting ruined, that I’ve thrown rugs out, ruined bedding and that I don’t even have comforters on my beds anymore. I even told them I literally vacuum my sheets at night before I can go to bed. Lovely. I have throws over all my chairs/couch. I told them I can hardly stand it any longer, the constant vacuuming, cleaning, washing paws, washing clothes after the dogs jump on US. Six weeks ago, I even told them if they didn’t put some sod down soon, that I’d start reviewing them online and it wouldn’t be pretty. I procrastinated because a lot has gone on since May and I didn’t know how to condense what’s happened. I could write a lot more. I honestly am in disbelief. This affects me every single day and has me beyond upset. No telling how many extra loads of laundry because of all this. Rugs, sheets, towels... The funniest thing happened on 12/4/16 . I was in the office and the manager brought my yard up, said she hasn’t forgotten about me (HA.HA.) and pulls up an email she just happened to receive that day about my yard and paraphrases that the reason for the delay is the is all the soggy weather. My guess is that, since I finally broke down and spent my hard-earned money on some bright green AstroTurf for the upcoming storm, she got complaints from the neighbors above me. It had just rained that past weekend for the first time in a very long time, so just for fun, I decided to check statistics. November, Houston got 2.53” of rain, 1.79” less than average. Perhaps she meant the prior month, so I checked that too. October, .98”, 5.01” less than average. This is an everyday source of frustration, stress and anger and should not be happening. This all stems from management’s poor communication and lack of operational leadership.

This is my SECOND review and the SECOND time my AC has gone out this summer, and it’s over 90 degrees outside. The emergency hotline clearly states that if it’s over 80 degrees outside, it’s considered an emergency. This is THEIR definition of emergency yet they aren’t even respecting it:

I called Mari the apartment manager at 2:52 pm telling her my AC was out while I was at work (girlfriend was home). She said someone would be on the way to check it out. She also shared she would put in a maintenance request (which never happened). After an hour and 30 mins passed and my girlfriend informed me no one had come, I put in my own maintenance request at 4pm and then called Mari AGAIN while I was at working let her know the AC wasnt cooling the apartment down and it was getting hot! I was assured by Mari that my issue would be resolved by the end of the work day 6pm. She literally said verbatim “He will fix it before leaving today.” By 6pm when the office closed, there was no solution or explanation. Ghost town!!!
My girlfriend was at the apartment all day and reported that maintenance showed up once at 4:30pm to check out the issue.
I got home from work at 7pm to find the AC still not working. I went out to get food and called the emergency maintenance hotline, which promised a callback. Again, THEIR own promise yet now 8:40pm, 91 degrees outside, and still no working AC, no phone call, nothing!
But wait there’s more….
Instead of contacting me as they were supposed to or even responding to my emails or phone calls, Mari or someone on her staff decided to mark my maintenance request as “completed” and ignored the email and phone call I left for what THEY define as an emergency. I had to submit a SECOND maintenance request for the SAME ISSUE since my initial request was ignored and closed without explanation.
I called again 10-15 minutes ago and still no response. The temperature continues to rise, yet someone decided to close my initial request without cause. This is unacceptable and infuriating.
