I lived at MST from 6/ 2018-9/2022 My review has changed from 5 stars to 1 star.I used to love where I lived. During my time there the best manager was Rob Bridges. The building felt like a very holistic community. Management and leasing staff where very approachable even after normal business hours. The building was clean. Everything changed when new management took over. The building started going downhill fast. Residential housekeepers were fired, and commercial housekeepers were brought in. The building went from being clean and smelling good to smelling like dirty mop water and visible dirt. If you go to MST (2nd floor) and look at the panel area to press for an elevator there is still an unidentifiable substance on one of the panels (over 4 months now). The elevators are still filthy. The emails sent by new management were condescending. The email tones were like we were in college with a dorm attendant. BEWARE IF YOU PLAN TO MOVE FOR BASKETBALL COURT. MST plans to close the basketball court a popular draw for many residents.The rumor is they want to attract a different crowd and plan to put in racquet ball and rock climbing. Hopefully with the multiple complaints, petition that was signed, phone calls and emails to upper management, and a protest in the lobby the court has been saved. THE POOL: MST was one of the only pools to stay open until midnight. This was so great with the heat wave Houston had. It was also great for people who worked long hours and still had othe responsibilities before they could enjoy the pool. New management came in and closed the pool at 10pm. The reasoning we were told was they had to clean it for the people who want to swim early. It is kind of hard to believe that story when THE HEALTH DEPARTMENT CLOSED THE SKY POOL. New management fired concierge. The new concierge was letting people up to apartments without calling residents which creates a huge safety issue. The new mail room concierge kept losing packages. I hear this continues to happen. My packages lost for over a week were found by the leasing manager. Main reason for moving: AN EVACUATION OF THE BUILDING was called one morning. Only one announcement was given overhead (I found this out later). I work nights so I sleep during the day. When I woke up later that day I had multiple text messages: Where was I? , the building was evacuated for a gas leak, no one saw me.If this was a serious situation and only one announcement was given this could have been catastrophic situation. I no longer slept good in MST.. Previously during an evacuation, we got overhead pages, text messages and emails. This was not acceptable. There was a gas leak and it happened again after I moved out. REASON I GOT TO MOVE QUICKLY: There was a glitch with leases not being signed. New management said we did not sign our leases. I know I signed mine and I spoke to other residents who said they know they signed. This put me month to month. New management would not honor a concession given by previous management because I had an owner who let their dog poop and urinate on my balcony. I ended up paying over $4000 dollars to leave. The apartment I was in is was not worth over $4000. Upper management would not honor my concession even though I had proof of the incident and not able to use my balcony for months. The whole upper management team went down. I paid the outrageous price and got out. 8.In conclusion: I used to love MST. I thought I would never leave until I decided to buy a place. I forgot to address the increased car theft, doors leading in and out garage do not close on some floors. We were sent an email to make sure we locked our doors. There is no transparency with the crime in the building compared to other luxury high-rises. I have heard at least one of the new managers brought in was already fired. Ā Ā Ā Read moreThis is my first year at Market Square Tower and I couldn't be more happy. I traveled to Houston for a week and during that time toured every noteworthy high rise and many mid-rises inside the loop. To me there was no competition, MST is famous for its extensive amenities and yes, the buildings unique placement down down gives it some of the best views in the city; but what is spoken about less is the wonderful community that lives here. Management hosts several events a month, (weekly Champagne & Yoga, fitness boot camps paired with onsite smoothie vendors, pop up surprise breakfasts & lunches and usually at least 1-2 large parties a month) this coupled with the resident only Sky Lounge has really fostered a community that cares about the property. I visited other very nice high rises with very nice amenities, but they all felt like empty hotels, with very little pride of ownership from the residents. That is not the case at MST, the whole place feels like a home. As a new resident to Houston this has really made my transition to the area seamless. Maintenance, Valet, the Concierge, everyone feels like family while still maintaining the appropriate distance and professionalism.
I remember once making a joke to the concierge in passing that the'"Skee Ball" machine wasn't lighting up. MST has a full arcade, and it's kept in great shape, I meant the comment as a light hearted joke. The attendant looked with complete seriousness, apologized and had someone onsite making the required repairs immediately. It is with this sense of urgency that even the most trivial request is met with. When I host guests I am never concerned that an amenity will be broken or that I will open a door to an unkept common room, it is a building I am always proud to share with my loved ones.
I always feel listened to, and that my concerns as a resident are heard, addressed and taken in a serious manner. The management staff here truly does their best to find a way to answer every request with a "yes" and on the rare occasions where a request cannot be accommodated it is answered with an honest explanation and breakdown of everything they did to try to make it work. I have never been brushed off or left in the dark by the management team here.
Finally if you're new to high rise living, my polite advice is this; do not make your decision solely on the building itself but also pay attention to the management team and leasing agent. These are the people you are going to be interfacing with when you have a problem or need a favor and should you find yourself in that situation there is no better team than Leo, Victor, and Kelly.

Ā Ā Ā Read moreI have been living at Market Square Tower (MST) for a year and enjoyed my stay on this property until I had a recent issue that was handled poorly by management. My dog (whose picture is attached) was attacked by an aggressive pitbull in the lobby on New Year's day. He is a small, 12 pound, white/fluffy, malti-poo. My dog approached the other dog to say "hello" (as all friendly dog's do) and the pitbull immediately bit down on my dog's neck, which is a kill move for that breed. If I did not react as quickly as I did, my dog would have been badly injured or killed. My dog is highly trained and I walk him without a leash from time to time (which a large amount of residents with small/friendly dogs do). Jennifer, the manager of the property, sent an email stating she would talk to "upper management" to find a solution to the issue. A few days went by, I heard nothing. About 9 days later, I receive an email from a law firm representing MST stating my animal will be violated and must be removed from the premises. I failed to mention my animal has never disturbed any residents and had no previous altercations with anyone or animal. What kind of justice or sense does this make? He is known to be the friendliest dog in the building, as the staff says. I, myself, have never disturbed residents or had a violation. I have heard of many complaints by residents about management but have not experienced the full affect of it until now. Instead of feeling a sense of security and safety from this traumatic experience, I get a confusing email from a lawyer's office. Still to this day, I do not know what actions were taken against the other resident's animal and Jennifer has failed to update me on the situation and is never in the office to go speak in person. I cannot describe my sense of disappointment for the lack of sympathy or justice for the issue, especially since I have been with MST since they have opened their doors. Due to this incident, I have decided to move out of the building and don't believe I will return (unless management is different). Many residents complain of Jennifer's rude behavior towards them and (as I call it) her bully tactics when resolving an issue. Myself and many residents find this behavior to be unprofessional and a bad look for the Greystar company. I just hope I can be a voice for residents who still reside at Market Square Tower that are still struggling with management. Despite the beauty of the building and its nice amenities, I do not recommend this building to anyone who values the life of their pet and requires comfort, security, and worthy...
