Ok where shall I start! Me and my boyfriend were new to the Westchase area last year when we singed our lease at Sunset Shadows. Compared to the other apartments in the area they seemed to look a little better, so we decide to give them a try. We had the pleasure of having the leasing agent Naomi help us with the process. She was very nice and welcoming and answered all of our questions. The model apartment she showed us was decent and at the time they had a deal going on where the first month of rent was âfreeâ. Guys itâs not actually free btw. You will actually be paying another months wroth of rent before you move out. Without any hesitation, we decided to make sunset shadows our home. Yâall, we had problems with rude neighbors the very first day we moved in. We were also greeted with the police as our neighbors had some domestic issues going on. We reported everything to the leasing office and they said they would look into it. Not sure if they did, but yeah, not a great first impression. The apartment unit we had was a partial upgrade. It was really nothing special about it. I am very good at documenting things and noticed issues off back. So I photographed everything and even emailed the damages we came came across during our move in process so they wonât hold nothing against us when we move out tomorrow. They were minor, but definitely things they should have fixed or even patched up before we moved in. For the most part, we had some cool neighbors but we also had some that would argue all night, Iâm talking about 2am in the morning like people donât have to go to work in a few hours. It was horrible! This went one for at least 4 months of us being here. Very often there would be people being loud at all times of the day. Iâm in school full time and work full time as well, so if you are looking for a quit community, this is not the place for you. As far as pest, we really didnât have issues with roaches until the last few months of our lease and they have gotten horrible. We actually had to deal more with gnats. We requested pest control often but the gnats would not go away. It was very embarrassing having guest over and seeing them swap the gnats away. Definitely feel like it is an infestation going on. I am a very clean person and always kept my apartment neat and tidy. No matter how clean you are, they will not go away. This was a major issue for us. The final straw was drinking my water and seeing a gnat just floating in there. Just nasty! Oh and there is no security! And donât let them tell you itâs a security Officer because there is none! They told us there was some security man that was supposed to be over looking the property, not one time did we see any security man. So if you are looking for security, once again this is not the place for you. I also had so many things break down in my unit. Some of the burners on my stovetop went out only leaving me two to use which I didnât even bother to complain about. I donât feel like naming everything but a lot of stuff broke down frequently. Oh yes and my apartment flooded due to the pipeline being backed up so I had poop water all in my apartment and had some things ruined. It took forever for the maintenance team to come to my unit but they did eventually. They ripped some of my carpeting up in the bedroom because some of the carpet got messed up but they never came back to replace it. Itâs cats everywhere in the complex and the smell outside due to them peeing and pooping everywhere is unbearable at times. We even had someone in our building actually feeding the cats so they were always lingering around and messing up peoples cars. Itâs so much other stuff but I am tired of writing now lol. Overall, it was just ok. We move out tomorrow so Iâm happy about that. What I can say is that itâs definitely better than the apartments across from us. Just read reviews and do your research before moving here....
   Read moreI lived at Sunset Shadows from September 2023 to September 2025. I originally chose this property because I needed something under $1,000, and this was one of the few options available at the time. I did a blind lease, and when I arrived on move-in day, I was very disappointed. The unit I received was filthyâthere were dead roaches inside kitchen drawers and under the sinks, the bathtub and walls were dirty, and the carpet was stretched out and stained. I had to request that the unit be re-cleaned, which still took days to address.
The apartment itself (I lived in unit 232, a âclassicâ style) was small and outdatedâpopcorn ceilings, mismatched appliances, and overall in poor condition. From the very beginning, pest control was a major problem. Roaches were constant, and the only way I could minimize them was by keeping the air very cold. This is clearly an ongoing infestation issue, not just an isolated case.
When I first moved in, the one upside was that the property was relatively quiet and seemed safe enough for kids to play outside. Unfortunately, that changed drastically over time. By the end of my lease, the complex was loud, disruptive, and felt unsafe. There were frequent parties, loud music in the parking lot at all hours, and outdoor lighting in parts of the property was not working, making it uncomfortable to walk around at night.
The grounds were âsomewhat maintainedââlandscaping was done weekly, but the dumpsters were constantly overflowing with trash piled around them, leaving the property smelling bad. The laundry facilities worked inconsistently; some machines were often broken.
Management and leasing office staff were consistently rude and dismissive throughout my stay. Maintenance response times variedâsometimes same day, sometimes notâbut even when issues were addressed, it was usually a temporary band-aid fix rather than a thorough repair. One positive is that when my A/C went out in the summer, it was restored by the end of the day, but that was an exception, not the rule.
Rent did not increase for me after the first year (because I negotiated), and while I technically âgot what I paid forâ with a two-bedroom under $1,000, the experience was not worth the headaches. My move-out process was the worst part: after giving notice, maintenance tried to enter my unit without notice or authorization while I was working from home. I had to threaten legal action to stop it from happening again.
Overall, I would not recommend Sunset Shadows unless you are truly in a desperate situation and just need a roof over your head. If you can do better, do better. The low rent might seem attractive, but the trade-offs in safety, cleanliness, and professionalism are simply...
   Read moreI moved in these apartments on March 7th. I have literally HAD IT with these apartments. Anything that could go wrong literally has GONE WRONG from the day I got the keys. For one I never got to see the apartment I moved into until after I signed a lease and received the keys. They pressure you into signing a lease the minute you inquire about an apartment, either you sign that day or you donât get a âmove in specialâ. In the mist of me trying to move my stuff in I couldnât even open the front door, maintenance had to come out and change the locks because it was jammed, next thing is the apartment was NOT READY at all!!!!!! After calling several times to make sure my apartment will be ready by my move in date and I still ended up with an unfinished apartment. It was terribly ragged ( I signed a lease for a partial upgrade), it was as if someone just cleaned the apartment from the prior residence and did nothing more! The flooring had gaps near the wall, cabinets wouldnât close, you could see right into the bedroom bc the door has a huge gap in it. The countertops had a chunk missing and scratches. Seems like Iâm gonna have to deal with maintenance and outside contractors coming in and out my apartment for the next couple of months just so that the place will be up to par, which shouldâve been done before I even moved in. Which is very frustrating having to move my stuff around after Iâve already moved in! Not to mention the place is INFESTED WITH ROACHES!!!!! VERY DISGUSTING, the roaches are so bad, they crawl on the walls, in the tub, all over the kitchen, IN THE BED!!!! I literally found my 11 month old son with a roach in his mouth, there is NO excuse we should have to live like this!!! Also on the 3rd day of me being here my car was towed on my expense, when the sign was NOT visible, and it was at night, very dark and no lighting! Not to mention, my Comcast Cord was cut by maintenance after I was told it was going to be taped down until a tech from Comcast comes to bury the line. Iâm very angry, I use my internet for work, which makes things very inconvenient. The people in the office lack communication, you talk to one person then itâs completely different when you talk to someone else. If you are looking to lease from these apartments do not even bother!!! All they want to do is rush you in an unfinished, roach infested apartment, then wanna come at their own pace to catch the apartment up to its âready stateâ once youâve...
