Very nice property. I have a relative who lives here. The hallways are always clean. I wished to move here before xmas. I've have decided not to do so. This property has a parking issue and I have adult children who would visit.. My sister gives me a parking pass that is issued to her providing that the office is open and she knows when I am coming. I have three daughters and I have been here at night. If you cannot find parking on the street you have to park a distance from the property. All of which is due to this property having strict tow guidelines for visitors and tenants. I have read that the office staff have a contract with the tow company to combat a parking problem. Which is odd because for over twelve years no such towing threats or parking issues existed. My sister's floor or hallways were very hot at the beginning of the summer now they have repaired the a/c units and the property is very comfortable. If you ride the bus or uber this property is for you.
after mgr. response) Enforcing parking is always an issue and all should understand that. What looks bad or tacky for such a nice address is you are using a third party to enforce it. Don't call the police on your neighbor for loud music~ask and you may receive. Don't go to cooperate every time your request or not answered properly. Go to the office and try to speak to someone first. That is the biggest issue with having a outside company regulate your resident's parking issue. Any property should have towing contracts the day the open or never! Never! If your resident's do not abide by the parking rules that simply means that they are not following the rules set up by the management and or respecting their neighbors. So would it not be better to remove those neighbors for breaking a parking contract or $$$ penalize them vs having and outside agency do it for you. Why would it matter? Simple; if you have stupid disrespectful neighbors who would not do their very best to park properly and to ensure their {n}eighbor has parking. What else would this type of person do?? It's a question to ponder. Issue parking passes to every resident with a car. If they have a guest you must have designated guest parking. You must also email the office with the description and number of days your guest will be on property. After three days guest must buy a parking permit. The management should discover or create new methods of ensuring that all resident's can and will work together without the need of an outside third party. Read moreUpon arrival at Residences 2727 I thought I had found a diamond in the rough. The office staff was very friendly, worked well to get everything taken care of and I got a rent special that allowed me to have a very spacious 2 bedroom 2 bath at a great price. I just wish I could have enjoyed it longer than 6 months. My first night there I started seeing roaches. I reported it to the complex immediately and had guys come out and spray my unit. It never got better, it actually got WAYYY worse. It was a nightmare. I would wake up in the morning with 3/4 roaches on my bathroom wall. I would see them in my closet, room on the carpet, in my blinds, even in the kitchen and living area. I reported this problem quite frequently after it hadn't gotten better in a couple weeks. The apt scheduled I do what they call a "Viper" and detailed and thorough treatment because I knew I had an infestation. As much of a pain as it was I removed all of my things and let them do what they needed to do. Just to find out it didn't work. I lived in a roach nest for 3 MONTHS! I had to shake out my towels and bathrobe before I could put them on after a shower, they would creep into my shower. It was absolutely disgusting and I felt like the office staff didn't take my request as serious as it should've been taken. It literally took for me to write a letter to the CEO of the company to finally get relief. They ended up having to do another Viper to my unit and all surrounding units, above and below me on my floor. After that they change bug companies which significantly reduced the bug problem but NEVER alleviated it completely. The office generously offered me an opportunity to leave my apartment in 2 weeks with no penalty. like really??! who in Houston can find and apartment, go through every inch of there belongings to make sure there are no ROACHES, and get it repacked and moved in 2 short weeks. I suffered through the last month of my lease because by this time it had been 4 1/2 months before I saw a difference. I wouldn't recommend anyone live here. Read moreI have lived in this apartment for several years. I have never had a problem of noise from the upstairs neighbor... until now. A few months ago, REEP Management removed the carpet in the upstairs apartment and installed hardwood floors. I constantly hear the neighbor upstairs!! Much of the noise is between 11:30pm to 1am. From the clacking of his shoes to what sounds like dragging furniture all over his apartment. I can only assume that the hardwood floors were installed so REEP Management can charge a few extra dollars for rent. This is a testament to how well REEP Management considers their tenants. I have submitted a written complaint twice. However, there would not be an issue if they did not install hardwood floors in upper levels in the first place.
Typical low class community! Loud music from apartments and cars in the parking garage. Flooded apartments from broken pipes (well before the winter freeze.) Drug deals. Pool and Jacuzzi are closed most of the time for repairs or maintenance. Many doors to the property do not lock because they do not close properly or residents wedge the doors open to let their friends in. Trash everywhere. Overflowing trash dumpsters which smell very bad. Roaches. Lights outside do not work well, especially in the driveway and courtyard. Piercing fire alarm goes off at random times of the day and night. Many times as late as midnight.
About a year ago, REEP Management acquired "Residences 2727" and renamed it "Rise at Elmside". REEP is supposedly a company that buys properties and improves those properties. I have seen very little improvement to the property by REEP management. However, the property has noticeably declined. Also, almost all maintenance requests for anything outside of my apartment are marked "completed" even though NOTHING is done to resolve the issue. Many of these requests are a safety concern.
