I loved this building but the frequent AC problems in the past few months has become more and more unbearable. The phrase “AC is down” seem to be easy to say, but the consequence from it impacts people’s life big time.
When the AC goes down all of the sudden, our unit could be heated up to 90F. Sometimes I’m at work, so my poor dog is overheating at home but he couldn’t complain or call anyone. He could have passed out in heat like that. So now I closely monitor my emails and run back home if I see AC is down again, so I can turn on our portable AC unit to cool the unit off.
Then there’s the problem with having window open all day sometimes all night to use portable AC unit. The window design in this building made it doesn’t have a easy way to be sealed with the portable AC tube. Of course it’s possible, but hard to keep up with the install and uninstall when the building AC went down and back up frequently.
With window opened all the time, bugs come in. During this lantern fly season, we had multiple lantern flies in our unit from the open window for having to use the portable AC. So this becomes a bug problem. Who wants to live with a bunch of lantern flies?
There’s also a construction site next door. This building actually has good quality that most of the time we don’t hear the construction noise. But it’s different when the window is open. I can hear the construction loud and clear, disturbing my meetings or sleep.
This entire summer I had to constantly change plans, lose sleep, search for bugs in my unit , instead of relaxing at home. It’s hard to imagine how the AC problem could have such disturbing impacts to my life, if I didn’t experience it first hand.
Other than the AC problem, this building is actually great. All staffs are so lovely, the maintenance orders are always addressed same day or next day, the package system is so organized and efficient, all the building rules are clear and enforced nicely, communication of any problem is always timely and detailed. Read moreI’ve lived in this building since 2013, and unfortunately, it has gone downhill tremendously over the past few years. What used to feel like a well-managed, comfortable place to live has turned into a frustrating and disappointing experience.
Water Shutdowns – Constant and Disruptive: Like many other residents have pointed out, water gets shut off almost every month — sometimes with little to no notice. No showers, no drinking water, can’t brush your teeth or use the bathroom — all while trying to get to work or get your kids ready for school or bed. It’s completely unacceptable.
Repeated AC Failures: The air conditioning has broken down several times — for days at a time — in both May and July. As I write this, it’s 96°F outside, and we’ve been without AC again. The apartments heat up like ovens because of all the glass windows. Management is slow to respond and doesn’t offer real solutions.
Concierge Staff Turnover and Decline in Service: There used to be a friendly and helpful concierge team that made the building feel like a community. Now, there’s constant turnover, and most of the current staff, especially on the day shift, seems disinterested at best and openly rude at worst. You’re lucky if they even look up when you walk by.
Surrounding Construction Noise: As if the internal issues weren’t enough, there's constant construction noise from the surrounding area. It’s loud, disruptive, and makes working from home or relaxing in your own space incredibly difficult. Pointless to have a balcony.

Read moreWe owned at 77 Hudson for 2 years and absolutely loved our apartment. Our unit was very well-kept and we loved our NYC views plus our high-end appliances.
PRO’s: amazing location on the water, close to PATH and Morris Canal park, has a great market and restaurant in the lobby floor, our specific unit was very well-maintained.
CON’s: the management does a horrendous job at accomplishing any task or solving any problem- such as the insane parking garage situation (there are no attendants but it is managed by a third party and shared with 70 Greene - there is ALWAYS a wait bc someone inevitably can’t pay or get out and there is only one entrance/exit. There is also terrible security over the garage and there’s been a lot of car break-ins). The shared pool deck with 70G is also an issue - it is often dirty and very overcrowded since it is shared with the owner (77H) and renter (70G) buildings. The elevators at 77H are an absolute joke - one is always out and the management will just not replace them so there’s lines in the lobby and you’ll be waiting on your floor for 15 mins just to get...
