BEWARE... You've been WARNED...
We moved into the building not long after the world started piecing itself back together from COVIDâhopeful, optimistic, maybe even a little naive. At first, things felt promising. But slowly, things began to unravel.
Letâs talk ELEVATORS. Theyâve become more of a rumor than a reality (thankful we aren't in higher unit).. Two of them are currently downâone has been out of service for nearly three weeks. By evening, the lobby turns into something resembling a theme park queue, minus the charm and cotton candy. And while residents wait, management appears content to kick the can down the hallway.
The APPLIANCES? Beautiful to look at, tragic to live with. The refrigerator handles are fragile and prone to failureâand when they break, the building shrugs and points you to the manufacturer, who voids the warranty due to customization. Several owners share the same story, the same frustration.
Now, letâs talk PLUMBING. The water in Jersey is âhard,â or so Iâve been told. Translation? Corrosion. I learned this the $1,000 way when our washer and dryer lines gave out. Turns out, weâre not aloneâjust part of an unfortunate fraternity of owners with similar repair bills and shrugged shoulders from management.
The POOL? A COLD plunge more days than not. The heater is regularly broken, and the indoor spa was down last summer because chemicals ate through the adhesive. The steam room? You could start it before your morning coffee, head to work, and come home to a tepid 98°F. Iâve seen more humidity in a cheap gym shower.
But maybe the biggest letdown is right outside. The LANDSCAPING is overgrown and neglectedâa jarring welcome mat to anyone arriving. For a building that dares to call itself âluxury,â stepping out of your car feels more like arriving at a halfway house than a high-end residence.
And hereâs the real tragedy: the staff, for the most part, are kind, capable, and genuinely trying. But itâs hard to overlook the reality that the building itself simply doesnât live up to the expectations it sells. The bones donât match the bravado.
Iâm not one to rant. But this placeâon paper, it seduces. In practice, it disappoints. I made the mistake, and Iâve been stuck with it ever since. If youâre still on the fence, take my advice: walk away. Some mirages are best...
   Read moreThe building is excellent, and as residents, my wife & I are very happy with the quality of amenities, staff and support. We have had almost no issues in our first 6 months. For any new construction, there will always be teething issues, but the building management and maintenance staff is more than willing to help and sort them out to the best ability and within their scope of responsibility. The concierge organizes amazing, well-managed events including instructor-led fitness programs and frequent theme-based meet-ups in the common areas. Front-desk staff is very pleasant and always willing to help - we could not ask for more. The amenities are also fantastic â especially the indoor spa area and awesome outdoor pool and grills. If youâre considering buying or renting, come and talk to a few residents and the management - do proper diligence on the âissuesâ before arriving at premature conclusions based on half-truths. Similar to most online reviews, this thread is dominated by haters (and several folks who are not even residents) â and some of the reviews in this thread are excessively harsh and do not portray the true nature of issues with full accuracy. When we approached the management on the various topics - we received a fair response to all issues and fully understood the nature and timelines. Overall â 99 Hudson is among the few premium condos left in downtown Jersey City with gorgeous unobstructed views.    Read moreWhere do I begin. As a former New Yorker who had no idea what jersey city was. I stumbled upon the wtc path train and landed myself in an area called exchange place. The train ride was 1 stop and 5 min ride. Trains were brand new and I felt very safe. As I walked out of the train station I was greeted with view of the entire manhattan sky line. A coffee store on every corner, beautiful new development and a lively downtown neighborhood. I saw a few buildings around down town, 99 hudson is the closest walk from the exchange place path and 2 ferryâs. The location is absolutely stunning, get to know the area and all of its history.
Firstly, The concierge staff at 99 Hudson is spectacular. Sheila, Isaiah, Francis, Jermasia, and so many more names I am missing. They make me truly feel at home and put a smile on my face everyday. The maintenance team is incredible, they work around the clock to keep 99 Hudson as clean and shiny as she is. They are the stars of the building! Luan, the building engineer is extremely professional and is the most reliable person to run 99 Hudson. Celeny is an outstanding property manager and a pleasure to speak to.
The apartments are new, you get a warranty from the day you close on a condo. Every 2 bed gets an assigned parking and one beds over 40. Amenities are gorgeous and the pool is an Olympic size heated pool. My neighbors are so kind, everyone has been so sweet and the building is filling up more and more.
