The Morgan was a nice place to live when it first opened, but definitely better options in the area. Not worth the constant headaches that come with living there. The building has a lot of issues and the management is truly incompetent.
The elevators are absolutely brutal. If you live above floor 12 it will take you about 15 minutes to get up or down. Be prepared to wait in line in the lobby to get on an elevator and be scrunched in.
The concierge system is unreliable. They lost my packages over 5 times. Turns out someone was stealing packages in the building (for 2 of them). Instead of helping take care of this, management sent out an email telling us to go file police reports and figure it out with them. Definitely something you don’t expect when you’re paying a premium to live in a building that advertises this service.
Pool is nice but need to warn about lack of sun exposure to pool deck. Most of the day the pool area is shaded in. You need to time it correctly to get few hours of sun. It’s even more limited thanks to management’s recent impromptu rule changes, shortening pool hours and restricting pool access for baby’s (albeit previously representing baby’s could use the pool).
It’s convenient to have an (almost) gym in the building, but it doesn’t have much equipment and can’t really hold many people (about 4 people max on weights).
As to the unit, layouts are a little awkward. My kitchen was in the middle of the living room. While it’s nice to have, the washing machine in the unit it is very smallI. Do have to say though, the garbage disposal in the sink is great.
Management is surely the worst thing about this building, they are absolutely incompetent. Surely tarnishes the Toll Brother’s name. It’s tough to narrow it down for this post but I’ll try for brevity’s sake.
Management is just in constant conflict with the tenants and creates an adversarial atmosphere. I had to sue The Morgan to get my security deposit back. Not because there was a dispute or anything, but because Jennifer does not care about residents or answer her emails. The lease provides that after moving out the tenant is entitled to their security deposit back within 30 days. After 30 days passed I emailed Jennifer and called the office and received no response. It was not until I hired an attorney, served a complaint and received a court date that Jennifer respond with a check from the building. Not just during this security deposit interaction, Jennifer has regularly been the absolute worst person to interact with. She literally hasn’t responded to over ten of my emails and If you approach her she is extremely confrontational. Simply ignores tenants’ issues. At the same time she’s the type of person that charges your account a late fee the moment rent is late (even a day). Alicia is not much better. These are just not the type of people that are there to help you, and they are very difficult to deal with. Angel is cool, but seems to be extremely overworked, the place definitely misses Tarique and Jonathan (left for other buildings).
Management also prefers non residents over current tenants. When it was time for me to renew my lease they offered an increase to my year 1 rent while there were two units— one 3 floors down and another 2 floors up (a more desirable unit) available, listed for $300 less a month. They would not budge on the price. When I brought up the absurdity that a more “desirable” unit (identical unit two floors up) was significantly less a month they, told me to move my stuff up 2 floors up or move out.
Also building has Cockroach problem. Saw them many times, even after they were “extinguished.”

Read morePLEASE PLEASE PLEASE listen to all the reviews about this place. I'm not one to write reviews of any kind, but people need to be informed about The Morgan before deciding to live here.
1st the elevators. Wow. They have 3 elevators that service floors 14-40. Only 3! 1 elevator is reserved for floors 2-12. And in the 8 months I have been living here, it is hardly an exaggeration when I say that EVERY single week, at least 1 if not 2, or even all 3 have been out of service at the same time. And to make things worse, the TollBrothers Company (the owners of this building), sent out a tactless mass email to all the residents promising "upgrades" to the elevators starting the summer of 2023 and lasting for 18 months. These "upgrades" will have 1 elevator down at a time for 6 months each, meaning there will only be at maximum, 2 elevators servicing floors 14-40 starting summer 2023 till the end of 2024! Its laughable they would even send this e-mail as if this would appease the residents. Don't they realize the vast majority, if not all the residents, have signed leases less than 15 months? Nobody is happy that The Morgan has "plans" to make their building better in a few years. The residents are suffering the consequences RIGHT NOW and any potential new residents would be wise to pass on The Morgan for just this reason alone.
Second, the construction noise for amenity upgrades on the 8th floor have been incredibly frustrating to say the least. I get they want to improve the amenity space. But they need to communicate to residents about when, where, what time construction will occur. There have been 0 memos or upfront notice about construction so far. It is literally impossible to work from home, taking meeting calls and trying to concentrate when construction is happening 50 ft away. And worst of all, when we call the leasing office to get a schedule of when the construction is happening, nobody knows the answer. Simply infuriating.
This apartment looks like a luxury building at first glance, but having lived here for 8 months, I can say that this is clearly not the case. Here are the list of issues that I have encountered so far:
The pros about living here? The location and the front office concierge. Thats it.
Anyone living in this building can tell you all about these problems and more. The TollBrothers, in order to appease the residents, took away the $60 amenity fee for the past several months, but this is simply a laughable compensation. EVERYTHING I mentioned above are basic things that ANY building should have. An elevator is a NECESSITY in a 40 floor building, not a luxury. Do yourself a favor and don't even bother living here. Update: Elevators service has gotten better as of late, but it still feels like management could do a better job communicating with residents about issues etc. Additionally, they have been working on renovations to some of the shared spaces in the building, but it seems like they are moving at a fraction of the speed that they are building a whole additional building next door.
Update 2: I recently had an issue with my lease, but Sean was very helpful in quickly resolving the problem. After making some changes to management staff it seems like the building has gotten better
Update 3: Elevators continue to be a problem, perhaps worse than ever now. There are 4 elevators in the building (1 only services the bottom 12 floors). There are two seperate sets of buttons to call the Elevators, one for the low floors and one for the rest. For some reason these operate independently, so sometimes people push both buttons, resulting in two Elevators stopping at the same floor, slowing down elevator service. Additionally, one of the 3 Elevators servicing the entire building has been out of operation since September 16th (more than one continuous month at the time of this update).
Update 4 (November 3 2022): it's been two weeks since my last update and there hasn't been not a single update from management on the status of the elevator. One is still out of service. Sean, the building manager I believe his title was, has since resigned, though. I am revising my review back down to 3 stars.
Update 5 (Jan 7 2023): After being out of service for over 100 days, they have restored service to the 4th elevator finally.
Update 6 (Sep 9 2024): Revising back down to 1 star. DO NOT MOVE HERE, especially if one of your friends recommends it, they are just trying to get the referral bonus that the building is offering residents to get others to move in. Somehow the elevator situation has actually gotten worse over the 4 years I've lived here. They have "modernized" 1.5 of the 3.5 elevators, which as far as I can tell means taking them out of service for a number of months to make them smaller. The "modernized" units break down just as frequently as the old ones. They hardly ever notify residents of these issues, probably because they are too embarrassed, and almost never provide updates on the repairs. Also, many of these reviews seem fake or solicited, I mean for one thing there's absolutely no reason a multi year resident would ever write a recent review mentioning new employees in the LEASING OFFICE! I mean come on, that's for new residents! Clearly they are begging people to write good reviews at all costs. Also, they disabled reviews for a while, presumably to stop the bad reviews from coming in. @Management I'm more than happy to discuss further, feel free to reach out.
Update 7 (Sept 28 2024): I think the building management intentionally doesn't communicate to residents when/why elevators are not working because it happens so frequently they do not want people to realize. In reality it would be nice to know when residents should plan on adding an extra 10 minutes to get in or out of the building.
