For a community that leans into being so pet friendly, new leasing staff could be a nicer while touring the property with new prospective residents. Current residents are walking their dogs around. Sometimes, even the most trained pets respectfully say hello, or pull to sniff from a distance when someone is holding a door, please be kind to them and not all about your sale. We are the ones continuing to make up the community. Even while conducting business please be kind to those that live here, I am feeling a little uncomfortable walking my dog today. Note to prospects: there are dogs everywhere here, nearly everyone has them.
Korin, Victoria, and Lindsey are great. They answer questions promptly and seem to really care about the property. I am unsure who is new in the leasing office but have only had pleasant experiences with these three ladies.
Pool is great, needs some attention but they said they are working on it. When it's working properly it is the best in Kyle or Buda. Gym is also the best around, and you could easily cancel a membership with how well equipped it is. The clubhouse and sky lounge are open but seem incomplete with no TV's, again it seems they are working on this, hopefully we will have it completed soon with these touches now that we're fully almost occupied.
The construction around at this time August 2023 is almost unnoticeable. Sometimes you hear a reversing truck beep but it's minimal. When they begin the new phase this may change, but I have been completely unaffected by construction working from home, 8-5, m-f.
Residents are mostly respectful and kind. It is no fault of the community, but some people ruin it for everyone by trashing amenities/donuts in the parking lot/leaving out trash/being obscene. It seems the community does all they can to keep that kind of thing out of here and that's more than I can say for a lot of places I've lived. Perhaps adding cameras near the clubhouse would be my only suggestion.
The restaurant and retail is not ready, and this is also not a fault of the property. I would have liked to have been aware of this as it was a huge selling point at the time of move-in. We were made aware it was under construction and far from completion, we just thought we would be a bit further along at this point of our lease and paying to have these premiums.
My only real qualm about it is there is no grass in the dog parks. I have no idea who signed off on gravel in the dog runs when we have record breaking heat. 107 degree gravel not acceptable in any way, please rethink this choice. Come time when the park is open, I am afraid people will be relieving their pets in the green spaces by the park to avoid the scorching gravel for their pets.
Overall would recommend and have enjoyed the unit itself. The finishes are nice, I rarely hear my neighbors, and besides a few weirdos and one-offs it has been a...
Read moreI had a deeply disappointing experience with The Brick and Mortar District Apartments, particularly due to misleading communication and a complete lack of follow-up once issues arose.
I helped my mother apply for a unit here in May 2025, after receiving verbal confirmation from multiple leasing staff that a two-months-free promotion applied to the unit she was interested in. That promotion was a key factor in our decision to move forward with the application and pay a $150 security deposit and $50 application fee.
However, immediately after receiving the lease, we were contacted and told the promotion no longer applied. This change was never previously communicated. When I brought up the inconsistency, the manager repeatedly told me I was "confused," despite my clear explanation and timeline. It was frustrating, dismissive, and felt like an attempt to deflect responsibility rather than address the concern professionally.
We chose not to sign the lease, and on June 10th, the leasing office confirmed in writing that the $150 deposit would be refunded within 2–3 weeks. As of July 23 (over 6 weeks later), we still have not received the refund, and no one has responded to multiple follow-up emails. They also acknowledged my request for reconsideration of the $50 application fee due to the misleading promotion, but no one ever followed up.
This entire experience reflects poor communication, unprofessional conduct, and a lack of accountability. I would strongly caution others to get everything in writing and to think twice before trusting verbal agreements from this management team. The unit may be nice, but the way business is handled here raises serious red flags.
Update (August 2025): We eventually received the $150 deposit refund that had been promised, but the $50 application fee remains unresolved. I provided documentation showing that the two-months-free promotion was actively advertised, and nowhere on the official rent quote did it state that the unit was excluded. I applied based on both the written materials and verbal confirmation that the promotion applied. Only after I paid the $50 fee did management claim that the promotion did not apply, and they have since refused to reconsider their stance.
While the deposit was ultimately returned, the handling of the $50 fee, combined with the dismissive communication throughout the process, reinforces my concerns about transparency and accountability at The Brick and Mortar...
Read moreWe moved in just over a month ago, and it has been nothing but a nightmare.
The TLDR: This apartment does not provide or have access to provide wired ethernet internet. If you need a wired connection for work, or have older hardware, avoid at all costs. Yes, there are ethernet ports in the apartment. No, they do not work. Spectrum didn't install a ground wire. This will not be communicated, even if you ask. They will tell you that there are ethernet ports in the apartment, but never thought to clarify that they don't work.
Upon entering our brand new "cleaned" apartment, we found a scorpion that died weeks ago clearly visible on our floor. Additionally, a large 2x4 piece of wood was left near our door, and it took a week for anyone to pick it up. These are minor inconveniences, but show a string of mishandling of issues by property management. It is also unacceptable to call this place a "luxury" apartment if they cant be bothered to clean the place between residents. The walls are paper thin, and you can hear every activity from all sides. As someone who has lived in multiple apartments, this is not normal noise. I can hear my neighbors phone vibrate. I can hear every movement my upstairs neighbors make. It is simply bad construction.
The internet issue has consisted of hours of phone calls with Spectrum and weeks of email chains. It has taken a whole month, misleading, and deception to reach the simple conclusion: there is no wired internet. Apparently, the property management are working on remedying this issue. But if you know anything about internet installations, it will not be fast. Who knows if I will ever have wired internet?
As seen in other reviews, the communication to residents who are experiencing issues is very lacking. A whole week will go by before any communication happens, which only happens after a follow-up email has been sent by us. It is beyond frustrating, and I have never had an experience this bad with an apartment before. Now we know: when leasing an apartment, have them prove to you that the ethernet ports are in working condition before signing any paperwork if it is a requirement. Do not rely on verbal...
