The Good: The property is kept very clean and well maintained. Some apartment complexes that allow pets can have the issue of residents not picking up after their dogs - Didn't have that issue here.

The Bad: The leasing manager is unprofessional, rude, and dishonest. Be very careful upon move in AND move out. I have never had issues at previous rental units like I have had here. There was an attempt made to charge me for carpet cleaning when the carpets were shampooed and left in excellent condition upon move out. I lived there only 1 year, no pets, and they tried to tell me that I would be charged for carpet cleaning because I "didn't provide a receipt". I had to contest this and point out that the lease does not state anything about that. It states the carpets must be shampooed upon move out. I borrowed an industrial carpet cleaner from a friend and there were not any stains or damages left to the carpet. This was later resolved and the charge was rightfully removed, but I don't appreciate even having to take the time out of my day to dispute this and go over their own guidelines within the lease, when it was evident the carpets were shampooed.

I was charged a "Unit Cleaning Fee" even though the unit was left in a very clean and presentable condition. I have always received my full deposit upon moving out and I felt that this place tried to bill me for things that couldn't be proven. When I asked for an itemized breakdown of the cleaning charges, I was sent a generic list straight from the lease. The pictures that were provided did not support the claims that the "toilets, sinks, shower, cabinets, floors, base boards, etc" being left dirty. I was completely shocked by these accusations. This unit was deep cleaned and left in emaculate condition. I emailed the leasing manager and asked how we can respectfully resolve this dispute and I received the following response, "There is not a way to respectfully dispute the cleaning fee. You can pay what you think is fair and you'll be sent to collections for the rest. Your choice".

The floors/ceiling are not well (or at all) sound proofed. I was in a lower level unit and had the expectation of some noise to be dealt with, considering it was a lower level apartment. You can hear ALL foot traffic, and common household noises carried through the ceiling. When the upstairs tenants had company over, the light fixtures would flicker and we had to suffer through loud pounding for hours throughout the day and night. If you make a formal noise complaint to the leasing manager you'll be accused of being "sensitive to noise" even though the lease clearly states when the quiet time hours are. I was miserable dealing with the noise throughout my residence here.

You are required to pay a " Mandatory Entertainment Package" every month of $115, yet you are left with no help and barely enough information to set the internet up despite multiple emails requesting information about the router and set up. My neighbor that works from home was out of work for over a week because she too, was unable to get any sort of assistance about this complicated set up.

I am so relieved my lease at Avalon has ended and I don't have to deal with their tactless leasing manager, or our inconsiderate upstairs neighbors, and unwarranted extra fees at this place anymore.

And please don't bother replying to my review with your generic, saving face response. Take note of the issues that have been repeatedly mentioned in other reviews, and make the honest attempt to correct those problems for...

It is a nice area but do not move here unless you are tech savvy and know how to wire up your own modem/router and figure out technical details. They require a mandatory fee included in the rent which we were told is for the entertainment package (cable and internet) so naturally we assumed there would be working internet when we moved in. After weeks of stressfully trying to figure it out we luckily ran into a next door neighbor who told us her son came over and figured it out for her. You have to go out and buy a specific model number of router and wire it up and set up the connection on your own. Management offered no assistance and acted like it was too much of a burden to answer our questions. Also do not sign the lease without carefully reading it. The lady is very misleading and ommits information about mandatory extra fees that there seems to be quite a lot of. Mandatory parking fee. Mandatory trash valet fee. Fees for not setting up utilities on the same day the lease was signed. We were charged some of these multiple times, months after moving in. I find myself wondering how many more extra fees they can come up with. We felt very mislead. Also there is hardly any room for parking and you may find yourself having to park a car out on state street somewhere if you have more than one vehicle, or have...

It is a nice place to live but the management there ,specifically Kelsey is a disaster. Right from the beginning She omitted telling us important information,like the fact that the storage areas we thought were free cost $45 a month and the covered parking was $45 extra and not "first come first serve "like she originally said . She failed to tell us correct information , like how to set up our internet so it will work ! She told us weeks later about a splitter we needed. The ethernet cable outlets in all the rooms don"t work without a splitter. She gave us unnecessary extra fees and even stopped my mail by telling to postman I had moved and had left no forwarding address !.This lost us income for 2 months I finally just recovered. She hasn't taken responsibility for doing this much less apologized and now just sent sent us a cleaning and painting bill when we left our apartment perfect. We now own a new house in St George and are very happy to have her out of our life ! One other point is we are older but we haven't stopped living ! She treats the people there like they are feeble minded and ready to die.Like ads on our door to buy funeral arrangements and charging us $15 a month to empty our garbage when we are perfectly capable of taking it to the dumpster...
