Not a great experience. We pay a crazy amount for my daughter's one bedroom and the window right above her bed leaked all over her bed/floor literally every time it rained. Come to find out, it wasn't just her window, its the whole building or side! They hired a crane to try to fix it, but it still leaks. Our maintenance requests are below for your review. We have auto pay directly from our checking account and every month they've deducted the rent and utilities. Now suddenly yesterday the 505 put a late notice on literally every door in the building and gave us a late fee. I called to complain and asked how we could possibility be late when they deduct the money, and again it fell on deaf ears. Apparently "higher up" told them to do that. Lastly, they make the leases go to the end of July even though school ends in May so you are basically stuck paying another 1.5 month's of rent for no reason. It's basically very expensive storage. I asked if we could have one extra day to move out - August 1 instead of July 31 - as we will be out of the country and my daughter will be working in New York. Of course they said NO.

Read moreAfter a year of our daughter living at the 505, we had to update our review with details....if you are sending a student off to college and want a safe, incredibly well-managed, pristine, super-close to campus, inviting living community for your student, look no further than The 505! I am sure that our daughter will not find a nicer place to live for quite a while. The management team is exceptional, the resident events are exciting, fun and planned with a lot of detail and thought as to what the residents will enjoy, and the 505 complex is well maintained and small enough to actually make friends and feel like it's a second "home" rather than like a city which is how some of the other apartments near campus that we've experienced feel like for the students. Our daughter is going to be in LA at SC for a few more years doing graduate work, and I am certain she will return to 505 after living a year in her sorority house. I cannot say enough about this place and it's team.
Last fall's review: By far the nicest, most upscale and professionally run apartment community near USC!!! Last year's living experience across the street can't hold a candle to how incredible The 505 is! From leasing office personnel, their timely and meticulous communication, willingness to try to connect with and accommodate residents in every way, to the overall facilities and amenities, 24-hour security who is always visible, friendly and professional, and the top-of-the-line apartment features, it's everything we wanted for our child. Read moreI lived there for 1.5 years and have very mixed emotions. The building is among the nicest, and most expensive near USC, but the staff is unprofessional and unreachable. The facilities, communal areas, and apartments are extremely nice, but the leasing staff completely ruins the experience of living there. The cleaning staff, security (especially Carlos and Ahmed), and maintenance team are all professional and friendly, but it is the office staff that truly ruined my experience there. Rents go for upwards of $3000 per room, and for a price like that, you would expect amazing service and professionalism, but that is not what you get. The leasing Staff, especially the Property Manager Monica, do not answer emails and are not available by phone. The only way I was able to reach anyone in the office was by going directly to the office, which was also usually empty during normal business hours.
I assumed my headache with this building would end once I moved out, but getting the security deposit back from the building has unsurprisingly been a hassle of its own. Once again, my emails and phone calls went unanswered, and when I finally showed up there and explained my frustration, I was told I would be contacted by their finance department, which I wasn’t for nearly an additional 2 weeks.
