heritage housing has proven to be an incompetent and unprofessional residential business over the last two months. after an obscure move-in process with no requested direction, my repeated texts and calls about the unfinished nature of my unit were either ignored or met with false promises. the unit was filthy and dysfunctional.
beyond my efforts to clean my personal spaces, every wall, floor, window sill, and other part of the unit remains chipped and smeared with dirt. i was promised over and over that cleaners would take care of this during the first week i was here, but no one has ever come. nothing worked when i arrived—no fridge, a/c, washer, dryer, dishwasher, or usable internet. i was told by staff to text or call with any concerns—even just to receive an internet password—but i was ignored when i did. there was evidence of flooding on the floors that i also requested cleaned, but i ended up needing to take care of it myself. spiders were everywhere and have continued to make the unit home despite my own efforts to take them out by spraying the many cracks and crevices. i took cold showers for over a month because the water heater did not work, and doing any laundry is still a ridiculous inconvenience and expense. i've spoken up day after day to be met with pure negligence.
there are so many things beyond this; there's no reliable way to have things mailed without being stolen. the property is gated, but the code to the smaller gate is written directly on it while the larger one is always left open. maintenance and management is inconsistent in every way. staff openly laughed in my face and tried to argue with me when i respectfully brought up my concerns.
my unit has had to take drastic action to receive even a glimpse of care. midterm season is coming, and i can't even study in my own apartment. don’t be fooled by the social media and fake personas. once the lease is signed, they will ignore and completely disrespect...
Read moreWe were told we would be given a brand new unit full of amenities and as of this review, we are 1/3 done with our fall semester at USC and we are missing our promised amenities. Our wifi can barely load google when we were told “high speed wifi”. We were told we would have a washer and dryer but we don’t have a working laundry making us have to go to another building to do our laundry. We received the place dirty and mold in the dishwasher, having never used it. We had no hot water for weeks which is inhabitable under California law. We have gone to their office plenty of times always in a respectful and patient manner to seek help with our unit. All they do is feed us with lies and misinformation. We have to use additional costs for our living because of their negligence. We are tired of this.

Rent is basically $2,000 for a rundown house with no amenities at all. Most students, myself included, don’t know much about leasing, which makes this feel even more unfair and predatory. On top of that, even if you find someone to sublet, they still charge you a fee.
