I have been at the Village for two months now and have already decided I will not be renewing next year. On top of all the negative things I am about to go into detail on, they actually lie straight to your face about the rates. They have already sent around leases to the residents for next year and they told me that the spots fill up quickly and I might not get a room if I wait, but if I sign now I'll be getting the best rate: $529. But yet I signed the lease a week before move in and we almost got another roommate in September so they definitely did not fill up, and the "best rate" is $30 more than I currently pay, which was the second best rate that I saw. There are also plenty of other reasons not to live here aside from them lying to you to get you to stay here the following year.
No one here knows how to clean up after their dogs as there is poop everywhere: grass, sidewalk, and parking garages. The gates are supposed to require a key to enter, but at least two that I've seen are broken so they open without it, one doesn't shut all the way, and people leave them cracked half the time anyways; sure there is a police officer or two that walk around, but with two broken entrances, one that stays open, and who knows how many others that aren't shut properly what is even the point?
In my two months here I have also experienced one huge overage charge (will probably be getting the second one any day now), my car getting towed when it shouldn't have, a broken shower, and roaches.
For the overage charge it was somehow $171 for the apartment, so about $57 a piece. I asked the office for a breakdown of usages or basically anything with usage numbers so I could see why it was so high, and they said that they couldn't give me that, but they could give me something else (I think they called it a ledger or something like that), which was basically just another copy of the bill that said the apartment owed $171 so each resident owed $57. So for all I know they could be making numbers up and screwing over college students, which does not seem that far fetched given the other reviews.
As for my car getting towed, we can keep them down in the visitor parking for up to three days before they'll be towed. The parking garage is on the other side of the complex so if I have a lot to carry like groceries or something I'll leave my car there for a night or two. In this instance, I left my car there Monday night and went to move it Wednesday afternoon to find that it wasn't there. When I finally did get my car back i found out it had been towed on Tuesday, one day after it had been left in the visitor parking, so it should not have been towed at all.
When I first moved in and documented damages I put that water leaked through the bath faucet when the shower is on. Two months later the leak has gotten worse so now there is crappy water pressure and the leak causes the hot water to drain in just a few minutes so I'm going to have to submit ANOTHER work order for it.
Lastly, for now, is the roaches. The most recent one I found about an hour ago, which is what prompted me to write this review, but I reported the first three last Monday or Tuesday and they put in a work order and said pest control would come that Thursday morning. I don't have class Thursdays so I was in the apartment all day and no one came. I was going to go to the office again Monday when I know I'll have time, but now tonight with me finding another one, one of my first stops in the morning will be back to the office because that is just disgusting and they need to actually do something about it.
Don't pay around $500 to get screwed by overages out the ass, dog poop everywhere, lacking security, a towed car, endless work orders, and roaches. And definitely make sure to read reviews and take them seriously! I figured most of the negative reviews were people who were bitter about something so they just wanted to bash the place, but now I know that they're not and I will take personal reviews a lot more seriously next year when I find somewhere...

At first I really loved this place. Top of the top for everything. Under the management of Gary, I want to say his last name was Head, everything was great. Staff that was always knowledgeable, so helpful and above sweet. They were the type of people that felt more like friends than just people that worked there. Great times. Now though, I have feelings that are drastically and rapidly changing about living here. Unfortunately I signed to live here for another year while I was still enthralled with this place.
Pros: Close to campus/stadium Easy access to food and near by gas station Nice looking amenities (it's all cosmetic)
Cons (that are controllable): New GM... she wasn't helpful with most the question I asked her about. In the beginning I was understanding because it was a new job and it can be stressful to take on all these kids in their place of living. It didn't really get better with time though. Some of the new hires. A few, JUST A FEW, are utter rubbish and don't help at all. It's more like pulling teeth till someone who knows what they are doing or the GM becomes free. Poorly advises people of things, besides bills that they have to pay. Like if they are going to go in and inspect your rooms, they do a poor job of giving a heads up. Which they are supposed too. They have started locking the pool at night, this is summer '13, so even if you just want to take the shorter route to your apartment, doesn't matter. Locked pool is locked. New security I always on people's butts. I understand that they might have a family with them, but this is college living, cut us some slack. They haven't fixed elevators they have been broken during early November. Maybe earlier, I can't remember that far back to be honest. Don't listen to it's residents. Took forever to put speed bumps into the death trap that is known as the garage. This came finally second semester a few accidents happened. Great.
This place used to be a really great place to live. People would want to come over here to see how amazing everything is. Now its just meh, on a good day. The only way I can see things going up for this place is new management. Until then I can only give this place poor - fair to be generous.
Side note also: the people here do get rowdy. That's gonna be at any college living area. Some of the people that live here can be a little to much though. Try and come in with roommates you like or it might be hard to enjoy also. The residents need to understand that just because you can do something, like breaking signs or messing up or gorgeous pool and it'll get fixed in a heartbeat, doesn't mean that you should.
Sorry for the rant, I just want who ever lives here to have an idea of what they are getting...

I barely know where to start, so I just listed all of the gripes my roommates and I have mentioned throughout our year of being stuck in a lease here: It may look nice at first glance, but absolutely NOTHING works. The utensils in the kitchen are all low quality, our oven takes years to heat up, the dishwasher never cleans the dishes, and the sink is constantly backing up and clogging. Don't assume you'll be paying the amount you signed your lease forâŚWe got overages EVERY month, even on months we weren't in the apartment (i.e. Christmas break). The walls are paper thin: it literally is never quiet in this place, I understand it is a college complex, but even when we filed noise complaints, nothing was done. The maintenance takes an outrageously long time to come fix any requests you submit; and believe me when I say, everything breaks. Lights are CONSTANTLY going out, the AC/Heating units breaking, etc. The bookkeeper (who is responsible for all of the finances and rent) is impossible to reach, never in her office, and believe me when I say you'll need to speak with her every month regarding the overages you will receive. The staff will take any opportunity they can get to fine you, even if it isn't your responsibility/fault. This complex is NOT well taken care of. The hot tub has been broken for months, tiles are falling off of the roofs, exit signs and lights are constantly being busted by drunk people, the ground around the complex is covered in who knows whatâŚliterally. It's never clean. Someone threw up on the stairs outside of our room and it stayed there for weeks before they attempted to do anything about it. Love the students who work the front desk, but they are not trained with the knowledge necessary to give someone an accurate picture of what living here will be like. About the only good thing about the parking garage is that it keeps your car from getting snowed on during the winter months. The gates are ALWAYS broken, people always park in each other's spots, which means Lubbock Wreckers is there 24/7 which blocks garage traffic flow, and it's super dangerous coming around the corner every time, I've legitimately almost gotten into an accident multiple times. I'm not sure I would call the "amenities" here thatâŚthe water is never hot, the internet stops working every other minute, and the pool is hardly ever taken care of. I really just want to give everyone looking into living here an honest picture of what it was likeâŚif it weren't so expensive to break a lease, I would have been out of here within the first month.
