There are virtually no tenant rights in Iowa for mobile homes, and the law will not be on your side. This is the most expensive and oldest trailer court in the area. Zero amenities. I moved here because it was the only one which would allow a large dog, and I thought it would be a better place to plan a retirement because of the small yard and 1-story home I found. Here’s what you have to look forward to: If you’re late with rent here (5th of the month) you will be immediately served with an eviction notice the following day. Many people who don’t know their rights simply leave their homes, which are then sold or torn down by the court. Mobile home courts will assume ownership of your mobile home after 60 days if it has not been removed after an eviction. (If you pass by the HWY 151 side you’ll notice there’s often a heap of someone’s belongings there, and that’s why.)This is a very old trailer court, mostly consisting of the elderly, families with young kids, or disabled, making evictions terribly sad. Lately they’ve begun hauling off cars if the plates are expired - because, unlike a private home, the court is private property and has the right to remove whatever they like. Think twice before putting roots here!!! Moving a mobile home is very expensive and there are better, cleaner courts to choose from. Lot rental fees are now about as much as a mortgage. Look elsewhere! Attaching pics of the court’s main office to show untrimmed and uncut grass, yet they charge $120 for f they deem your yard unkept.

Honestly, super disappointed in this place.

They keep having issues with their system and my payments keep getting returned though there is plenty in my bank account and my bank has clearly said that it was an issue with them.

I submitted my ESA Paperwork to them before we moved in. I was called and told we were approved. Go in to sign the lease and I’m told I just need to submit the animal stuff to their fair housing department, so I do it. They come back and tell me it’s not approved and that I need to submit paperwork telling them why, what I’ve been diagnosed with, etc. That is illegal! I am in contact with a lawyer regarding this because now they decided to tack me on a pet fee that I shouldn’t be forced to pay!

Since moving in, I have complained about my back door leaking (flooding really) anytime it rains. They have come to look at it multiple times, but it hasn’t been fixed. It’s going to start causing damage and then guess what? They will charge me some ridiculous fee when I move because they failed to fix it but somehow it’s my fault.

Here’s the real kicker, this place made it seem like they care about you, but they don’t. To call when you need anything, but don’t. This month I am struggling bad. I had to take an emergency trip to Arizona, to bury my brother after he was gunned down. He was only 21 years old. I paid my 899 rent that they asked for. I have a total of 226.05 left. I just got back from this whole ordeal and I’m being ambushed about the rest when earlier this month, they requested the 899.00 for past due rent. They should have put the full amount instead of just the 899.00 in their request. Either way, I don’t have the 226.05, at least not until the end of the week. And then I’m turning around and giving them an extra $1,025 on the first. They can chill for the $226.05. Also they have the check for the 899.00 but somehow can’t apply it to my account without the full balance. Yea right, that’s what they would have to do when I get the second check anyways! Deposit them separately.

This place is a joke, they lie, they have no compassion, they implement stupid fees that make no sense or don’t have a reasoning behind them, they will turn off your online access for returned payments that you have clear communication from your bank saying it’s the parks problem, they will do thing very illegal (like with my esa, asking for medical diagnosis, etc.), and they don’t fix the trailers properly! My home should not be flooding every time it rains!

I can’t wait until my lease is up. This place is horrible. It wouldn’t be bad, if people would show some heart instead of just being money hungry here. They hook you in with promises of creating a home, having freedom, and low rent, just to charge you a little over $1,000 to $1,300, you aren’t allowed to to have AC units (only central air and you have to pay for it. A lot of people here can’t afford that), you can’t display any flag outside, unless it’s the American flag and they have to approve it (sorry hawks fans, or state fans). It’s...

Bought a brand new home here 4 years ago. Have had 4 rent increases since then. Started at $420/month for lot rent. I am now at $480/month. Lot rent just gets randomly raised and there is nothing you can do about it since they only do 1 year leases. They are absolutely awful at letting you know your lease is up for renewal. Most residents find out their lease is expired when they have a surprise charge on their bill for being "month to month". The park does NOT refund this charge either-- even if you sign a lease.

The park manager, Deb, is not customer service oriented at all. Rather, she is argumentative and frequently spends her time sending out passive-aggressive emails to the community about following their over-abundance of trivial rules. (For example: being required to have blinds in your windows instead of curtains). I pay WAY too much to live here to deal with all the headache that comes along with owning a home here.

When I first moved in, the old manager (Richard Barrone) told me that because I was a homeowner Lawn Care was included. After one year they randomly stopped mowing my grass. When I confronted them about it, they said that the offer was only for one year and that I could pay them to continue to do it. This was completely contrary to what I was told when I bought my home. I also brought a list of minor issues I wanted them to repair when I moved in. They agreed to it in email but never got it done despite repeat requests.

30 days after the Derecho destroyed many homes here and significantly damaged the park in 2020, the entire Community received a letter from management saying that it was time for us to clean up our properties. They gave us two weeks to do so and threatened us with "fines" if we didn't comply. Can you imagine? One of the worst storms in Iowa history just devastated the region and all management cared about was threatening its residents. They offered no assistance other than they would provide a large dumpster for the community to use.

Between my mortgage and my lot rent, I pay $1,100/month. The community does not have a pool, has a mediocre playground, and offers no other amenities. If I had to do it all over again, I wouldn't. I initially liked the idea of having a simple lifestyle and a tiny home. I now wish I would have just gone the conventional route and bought a normal home. I lived there for exactly a year as per my lease agreement. First issue came from the initial rental agreement. The rent for our trailer was $875 a month, however, the rent due ranged from $900 to $1200 each month because the water, sewer and various other charges that were added each month. So we never knew what to expect. The next issue came shortly after we moved in, and the person responsible for the landscaping came and sprayed herbicide all along the trailer not only killing the grass but a bunch of my plants i had in flower pots. Nothing was done about this. There were a couple times I brought up certain malfunctioning issues to Jerry, the maintenance man, like the hole in the siding that was deteriorating the interior wall causing it to cave in a bit but nothing was ever done about the wall or anything else. We had electric problems, a gas leak, and overly high electric bills due to a surge somewhere in trailer. Almost two months to the end of our lease, our central air unit went kaput, unfortunately it was the end of June. Being an amenity as to why we took the trailer in the first place, I was under the impression that they would have to replace it and as time went on and July being one of the hottest months, nothing was done. We were miserable, my roommate ended up staying elsewhere and I was fortunate enough to get a window air unit to try and get the humidity under control. The place eventually started to smell of mold. Of course this is also the last month of our lease so I got to pack and move in the heat of July. It was awful. On top of all this, they didn't mow my yard for almost a month and half. All this, all the while I'm calling and leaving voicemails trying to get this all resolved. No answer from them. I ended up mowing the ft and half long grass and sweating like mad even inside my home after the fact with no circulating air. They created an unsafe, unsanitary living situation and I for one would not recommend this place for...
