This building sadly has some serious issues that you won’t know until you move in and see for yourself. The walls are paper thin. You can hear your neighbors speaking. I am not talking about loud music or noises, I am saying if someone is talking in their room, you can hear it. So by default, you can hear “other” stuff, if you know what I mean. This place has NO assigned parking so if you arrive anytime after 4 pm, good luck finding a parking spot. They allow you to park on “8,” which is technically valet, but even that has been a mission too. Imagine coming home, driving the entire length of a parking garage, every single floor up to 8, only to have to come back downstairs to valet to park. Then they lost my keys the other day and couldn’t find my car. They don’t tow those who don’t have sticker fobs. They started to put the warning stickers, but I see cars with 2/3 stickers already; those people don’t care. Then if you have visitors, they have to valet which is located inside the parking garage, and guess where they enter the actual building? By the trash. There are 8 different large smelly trash bins and that’s where people coming to visit you have to enter from because there is no other door from valet/ garage into the building. OR they have to exit the building entirely and walk-through the garage exit gate (where cars come out of) just to walk around bushes to the front door. The building doesn’t even have a sign-up with the building name. There was a huge common space on the 38th floor that they said would be converted into more amenities for the owners/ renters, guess what, the building developer turned it into personal offices for the development company. Lastly, the building has cheap flooring throughout. It’s a matte black coal flooring and it always looks dingy and dirty. You see the Maintainence team always trying to mop it, but no matter what they do, the building always looks like an active construction site. This flooring is of course in the main lobby, on the entire 9th floor, and all common spaces on every floor by the elevators, with very few exceptions. Even the general carpet on every floor in floor is the worst of the worst.
The location is great, I mean, being in walking distance to everything is very convenient. The amenities are good compared to that of other buildings. The management team, valet and miscellaneous other team members are polite and helpful. Read moreI moved into this place April 14, so I've been here long enough to have a solid opinion. First, the front desk is super nice, the cleaning people super nice, the groundskeeper super nice. The new security isn't bilingual and was an issue for some friends who had a question. The management team is responsive when you reach out to them. It took a little bit of time, but valet is up and running. There is still no system in place, so guest still park in residential parking. I've had 4 occasions where I couldn't even park in residential parking. I notified the front desk, they told me the volume of people is higher than normal. (I didn't know that more residents appear out of normal.) Parking garage needs to have stop signs added as non residents speed racer around every corner, once even causing me to avoid a crash and damage my vehicle. (Thankful to have auto insurance). Parking here isn't there yet in terms of safety. I live in the northeast corner of the building, so I don't have issues with construction noises like other guests/residents. I will say though, you are located in a city center, noise shouldn't be an issue. You signed up for it. This building is super new and there is a 95% chance you saw the construction when you tour the facility. I have the larger of apartments in the building and it works great for my girlfriend and I. I have two dogs, but I haven't taken them to the 9th floor. They don't recognize the fake grass as real. I've heard many complaints about other tenants being negligent about taking care of their dogs. Letting them run free, peeing wherever.
This is a new building, and it will take time to fix somethings. The reason I gave it a 3 out of 5 is because I'm out a decent amount of money to repair my car. Read moreBuilding and amenities are great. Staff is really good and much better than other buildings in Miami area. (Beach Club, Moda, Panorama, etc) Balcony is very nice sized. Great to walk anywhere in the area and will only continue getting better as more buildings go up. This area needs a "pet free" building so bad. It is not about "not liking animals" it is about not liking the lazy, ignorant, Miami type who can't clean up after their animals properly. A dog free building would be perfect for this area so people can go outside without the smell of feces everywhere. It amazes me how bad it gets but when you put this many lazy people next to one another, it amplifies quickly. My three star review is to caution those who are wanting to purchase a unit to live in or rent out thinking they may be able to turn a profit. The materials used in the construction are the cheapest and worst on the market. It looks good on the surface but they will not wear well. Counter tops will show stains, discolorations, and imperfections. Tile floors will always appear dirty no matter how much you clean them. The AC unit is the nosiest and cheapest on the market making the electric bills much higher than necessary. The faucets and doors are cheap. The bedroom doors are peeling apart. Lighting is poor and causes lots of shadows in the unit. The electric sockets are so cheap that when you push a plug in, some break or sound like they are breaking. Very very cheap materials used to build "expensive" units. If you rent a unit out, it will show horrible wear and tear without the tenants fault making your turns of tenants a headache each and every time.
