Oak Forest Apartments and Townhomes — Local services in Monroe

This is the worst place to live. I have been here since February of 2023. We have ran on emergency heat for two winter (which is not efficient and cost me nearly $500 a month with electric) I have also not had AC. Because our entire system was rewired incorrectly and is now disconnected completely. It was a fire hazard. In the summer of 2023 we made numerous request to have it repaired had superior heating and cooling come out stating it needed a FULL replacement. Office staff stated it needed corporate approval and it was never processed before the end of the year. We were then told they couldn’t provide any window units instead due to the heat. I work midnights and sleep during the hottest parts of the day making the summer miserable. Fast forward to winter we had numerous issues with water damage, mice, and plumbing issues. Most of our roof leaked. There is mold in two of our closets and all over our bathroom ceiling. With the promise to have it fixed with no luck until January of this year when finally someone came and “patched” the roof. The mold was never taken care of. We had mice running all throughout the unit tearing up food and papers and healthcare products with feces everywhere threw $100s of items away due to it. Then were told it was due to the cleanliness of the house, I have attached a photo of our bathroom the day I found mice running through the vanity. After a letter to the attorney general we finally had someone come out and patch the holes and take care of the mouse issue after months of dealing with it. But everything else remained unresolved. Our dishwasher sat full of water for 3 months before finally my dad came to fix it for us since the work orders on it have been pending since February of 2024. I put several in for the same issue and nothing was done. As well as our shower that wouldn’t drain properly for months when finally my husband discovered the issue and repairs it himself. & our stove that was broken for 4 months!! Before it was finally replaced after I contacted the attorney general with our complaints. Including 3 maintenance request and dozens of calls to the office left unanswered. These are just some of the issues. We also can’t use our sliding door to allow airflow to help with heating due to the screen being torn apart since we have lived here. Now today’s date, After 3 weeks of attempting to contact the staff I finally got in contact with Sharonda at the office in which I was given another run around about our AC. Now another person has to be scheduled to come out (with no anticipated date) and seem the system is faulty before corporate will then have to process and approve the replacement. This time we were offered window units pending they are ordered and arrive before winter this time. As far as I’m concerned they have not held up their end of our lease agreement and I’m ready to escrow my rent until everything is within agreement. I made a second complaint to corporate only to be met with attitude from Sharonda instead of a solution to the complaint.

Sharonda is extremely rude, disrespectful and careless. She is not helpful and has frequently yelled at me or gotten shitty when attempting to discuss issues here on the property.

(UPDATES BELOW)Getting in this place was so quick and easy, and I am so thankful for the kindness and patience I received through the whole process, Sharonda is amazing, and this place is so lucky to have her in office. I can't wait to start my life here at oak forest, and I definitely recommend it to others looking for a home, the building is old, but the comfort is endless.(They make you post a good review after signing the lease to boost reviews)

Update: Can't get ahold of anyone when you need to on the phone, Trash is piling up because they took our trash cans and gave us dumpsters, and people continue to throw furniture in and around them, despite getting emails saying not to, Maintenence never comes when they're supposed to, they breach contract and promise a washer and dryer when you sign up, but we have been here since April of 2023 and still have not recieved a washer and dryer, we had to buy our own, we are now moving out and can't get ahold of anyone to tell them we're leaving. Even though most places require 30 day notice. My last attempt will be through email and I will ask to have my account credited for the washer and dryer I had to buy out of pocket because the ones they promised never came. Also there is mold under my sink and my paint is peeling on my bathroom ceiling. My asthma has never been worse until I moved into this place. Would not recommend despite the kind office employees, this place is nowhere near worth the $1030 you pay, and the additional $300 you will pay for electricity every month because they don't use gas.

Update#2: I put in my 30 day notice, I only recieved a call AFTER I sent them my 30 day notice to terminate early(Only one month early) via Certified Mail, I also emailed them 2 times, with the same notice, I DID get a call back saying someone would come check out the townhouse the next day, to see if I would have to pay my rent for May when I will be gone April 22nd 2024, to my surprise they never showed up for the 1pm appointment they made with me on the phone. They still haven't credited my account for the washer and dryer promised in the lease, that I had to buy out of pocket. I have all my failed calls documented as well as trying to go into the office only to see the sign say "Closed" hours before they're supposed to. How are we even supposed to leave if no one wants to fix anything, or even call us back, or even work at that point? Don't move in here, you will be met with nothing but disappointment. I had a good experience living here. The rent is a little high, and I can't really see why. They mow the lawn really early in the morning, which is annoying. There are several pet stations throughout the complex which make picking up after your dog extremely convenient (and you don't have to take it with you since there is a trash). There is a pool, which is small and filled with children. If you live by the office, then the spare parking will be full of people using the pool during the summer. I have had few problems with parking, but others have complained to me in different areas. Some of the residents are a little shady, but I've not had any problems with safety or break-ins, nor have I really heard anyone else having issues. I felt perfectly safe taking my dog for a walk at all hours of the night. Occasionally my neighbors are noisy, but nothing worth mentioning to them. People need to keep in mind that they don't live in their own home, so they should expect to hear noise sometimes. Maintenance is really good here. The longest I had to wait to have something repaired was just under 24 hours (they were short staffed because one guy was on vacation). The blinds in this place are cheap and will break right away, so I asked them to take mine down and put up my own curtains. Haven't really had too many things in need of repair. You can paint the walls however you'd like. The apartments are kind of small, with little storage space. But they all have washer and dryer hookup (and you can rent from them [not worth the price]), which is one of the reasons i was out so much space. The cabinets are short, which left my pots on top of the frig. The outside landscaping is up to you, which means it looks pretty crappy. The office staff is.. alright.
