I initially loved my apartment because of the location and affordability, but unfortunately things went downhill quickly. The first red flag was shortly after move-in day, when I cleaned under the sink and found broken glass and a used latex gloveāclear evidence that the unit had not been properly cleaned or inspected.
Later, I discovered I had been placed in a unit with black mold. Managementās initial āsolutionā was to simply spray something into the air duct. Months later, my two-year-old continued to suffer with persistent thick mucus, and me with headachesāwhich was alarming. I eventually discovered the mold was in her room the entire time. I was then relocated to a hotel for over a month.
When I requested rent compensation for this ordeal, they declined, and only later offered one month free. However, they demanded I sign a document waiving my right to hold them legally accountable, and even threatened to reverse the credit if I refused. I did not sign. During this time, I also learned that several other tenants were experiencing mold problems, and a remediation company was on-site from June until I moved out in September.
This company does the bare minimum and Iāve since learned they allegedly have multiple lawsuits against them. To make matters worse, during my move-out walk-through, the property manager told me Iād be charged for scuffs on the flat paintānormal wear and tearāeven though units are supposed to be repainted before a new tenant moves in. Her response was that they āonly spot paint.ā
I would strongly caution anyone considering living here. The lack of proper maintenance, accountability, and care for tenantsā health and safety...

The location, the loft feel, the exposed AC, and real hardwood floors are all great 'selling points', but what has really changed the way I look at apartment living is the staff at the property. Lyn and her team in the office here do such an unbelievable job making sure that we are all taken care of. She always gives us a heads up if inspections are happening, has kept up with all security ensuring that the pedestrian gates lock and parking gates close behind each car. These may sound like small things, but to most other apartment communities, these are things that are looked at as "normal issues". There are no issues at Germantown Place. I have been here for 18 months now, and I have no intention to ever move, unless I am relocating out of Nashville. Thank you Lyn, thank you Germantown Place Team, thank you maintenance for always being so quick to fix anything that may be broken. Thank you all! I feel cared for, protected, and catered to in all of the best ways. There are a lot of tweeks that upper mgmt needs to get a handle on which is why I didn't give it 5 stars, but Jeci gives it that push to 4. She is serious about making sure her tenants are happy and their concerns are taken care of and would give you the shirt off her back to make it right. Ppl like her are rare. We LOVE her! The units are nice, some fixtures need upgrades but nothing major. Washer and dryer machines are on site and they definitely need an upgrade so hopefully we'll be seeing that soon. Pet-free property but it seems like EVERY tenant owns a pet so you are constantly having to watch where you step due to the property not having any pet-friendly areas (bc it's supposed to be pet-free) and this is an ongoing issue. Parking is not good. Spaces are very tight in a gravel lot so if one tenant parks bad, there goes your assigned spot. Other than those areas, pretty quiet community, no excessively loud neighbors, gated community with 2 entrances. I love the Germantown area and atmosphere and shopping and restaurants are all walking distance. It's definitely a hot spot with the Sounds stadium across the street and nightly...
