Shortly after, they rolled out a new automated parking system (Metropolis) that scans your license plate and fines you if you don’t register. No heads-up, no grace period, no consent. It wasn’t in the lease, and there’s no way to opt out. I was told I wouldn’t get towed—but I would be fined. So now I park outside my own building just to avoid enrolling in something I never agreed to. âž» 🔒 Key Fobs & Surveillance Vibes The key fobs randomly stop working. I’ve had to go into the office multiple times just to get mine reprogrammed. One time, I was told the issue was “probably because you accessed the pool gate”—which made me realize: they’re tracking your movement around the building. It’s positioned as convenience, but it honestly feels invasive. Worst part? When things break, you’re treated like the problem. âž» 🐕 The Dog Problem Is Real — And Management Knows It A lot of people have written reviews about their dogs being attacked or rushed here—and they’re telling the truth. My small dog has been run up on more times than I can count. I’ve had to personally step in and tell owners to leash their dogs, just to keep mine safe. I’ve brought it up to the office multiple times, and every time I’m told, “Get a video.” So I did. This happened literally outside my unit. A dog, off-leash, poops right near my door. The owner doesn’t pick it up. She just walks away. It’s gross. It’s disrespectful. And it’s not the first time. âž» đŸ’© The Trash Situation (Literal & Figurative) Every night around 9 PM, the building smells like trash. Valet trash involves a guy wheeling a huge open bin through each floor. The smell lingers long after. I don’t even use the service—out of respect for my neighbors—but that doesn’t stop the entire building from reeking every night. âž» 🎣 And Then There’s the Bait-and-Switch
 When I toured, I was referred by a friend who already lived here. I also had the apartment locator with me during the tour—the entire process. I was told I’d receive $1,000 as part of the referral bonus, which I could split with my friend. But when I showed up to sign my lease, the guy at the desk casually told me, “Oh yeah, you actually don’t get the $1,000 anymore—because you used a locator.” No explanation. No heads-up. Just gone. It was a classic bait-and-switch. And honestly? I wish I had listened to the feeling I had in my gut at that moment and walked away. âž» 🧭 Final Thoughts This building has potential—but it’s buried under bad systems, lazy management, and a total lack of accountability. Between the parking chaos, invasive tech, safety issues, constant dog problems, and trash-filled air—it’s just not worth it. If you’re wondering whether or not to sign a lease here, here’s your answer: Don’t. I’m writing this so you don’t end up wishing you’d known what I know now. Trust your gut. I didn’t—and I regret it. In a few words: not a luxury residence. Allow me to explain — this place is overhyped while delivering a very underwhelming living experience. Building 1 and 2 have no place to dispose of garbage outside of valet trash hours, Sunday - Thursday from 6-8pm. And there are lots of rules about what kind of garbage, how many boxes, etc. I spoke to Tara, the regional manager from greystar a month ago about this issue and she said they were looking at 7 day trash pickup. Not only do we still not have 7 day pickup, but we are expected to walk to building 3 and find a trash shoot to dispose of trash. Live on the 4th floor? yep, that means you’re taking garbage on the elevator, down to the first floor, out of your building, across the courtyard, through the mailroom and hopefully you’ll find it. The dog parks are turf and mulch, which produces a bunch of grass, mushrooms and other unsightly plants. I was told there would be three when I moved in but there is only the primary dog park near the leasing office and something the size of a closet adjacent to the garage. The “third” is just turf with a few picnic tables, because that’s exactl Where people want to eat their food— a place where dogs are meant to pee. Oh, and by the way, there’s a $100 fee if your dog is found off leash. The water bill is mysterious. One day we all just started receiving charges. No way to know if we’re being charged accurately or not as we have no visibility into the bill. Like yoga and Pilates? great. It’s promoted as a weekly offering but hasn’t taken place since the gym opened in January. When asked about about the registration link that doesn’t exist, the response back was, “ha? Idk. Did you find it?” I would summarize this by saying Queens consistently over promises and under delivers in a disappointing fashion. If you pay attention to the reviews, the good ones are from people who don’t even live here or are employed by the building in some capacity - like a construction worker, social activity coordinator John miller, and friends who have come to stay with residents. Actual resident reviews are only positive if they JUST moved in! Because queens is lovely when they’re selling the place. They appear to care very little about the actual living experience. Renters beware. If I didn’t already live here, I certainly would choose another place.

Man oh man, I originally rated it 5 stars but I feel like people need to know what they are getting into. This has nothing to do with the office staff, but the parking situation is absolutely awful. Had I known that when I moved into the first building what the parking situation was going to be I probably wouldn't have even moved in. My building doesn't connect to the parking garage its across the street. Originally when I moved in you could park on the first floor of the garage. A few months in they split the bottom floor so half of it is paid parking for the restaurant and the other half is still for residents but you have to pay extra monthly for a special pass to park there... so if you're in the first two buildings you are basically screwed and have to either street park or go to the top of the parking deck till you find a spot. Have a big grocery haul? Have fun making multiple trips 2-3 floors up and not even in your own building. It's just a mess. I still love the giant windows, but they literally open up into someone's back yard, I mean literally right in their yard, and the person recently bought a flood light that lights my entire apartment at all hours of the night even with the blinds drawn. Keep in mind I leased this unit without knowing it's exact view point because the building wasn't open yet. Soooo no privacy at all. It's so sad. One of my best friends wants to move to this neighborhood but literally said she'd never live in my building because of the parking and chaos of it.

Man oh man, I originally rated it 5 stars but I feel like people need to know what they are getting into. This has nothing to do with the office staff, but the parking situation is absolutely awful. That alone should tell you everything you need to know.

That said, it’s contradictory to previously deny any responsibility while also claiming to be taking steps to “deter” a condition that has caused actual harm.

Regarding the assistant property manager, my concern was addressed internally at the time, but the issue has become significantly more uncomfortable as he has moved directly across the hall from my unit. To dismiss this legitimate boundary violation as “lacking context” is not only unprofessional — it reflects a broader unwillingness to protect residents’ comfort and privacy.

I’ve attempted to resolve these concerns directly and through appropriate channels. The lack of responsiveness and accountability has left me with no choice but to pursue early lease termination on legal grounds due to material breach. I hope future residents receive the consideration and respect that were unfortunately absent in my experience. I’m a current resident at Queens Wedgewood Houston, and I’ve experienced a series of serious and disappointing issues with this property and its management.

On June 29, 2025, I was involved in a vehicle accident while exiting the parking garage due to congestion caused by cars parked illegally in a clearly marked “No Parking” zone. This hazard is ongoing and well known to management. Staff have even placed cones there themselves — proving they’re aware of the issue — yet nothing is done to enforce it or protect residents.

After the incident, I reached out to management to request the property’s general liability insurance contact so I could file a proper report. Instead, Greystar’s leadership denied all responsibility and refused to provide the insurance information (even though legally required to do so), even after multiple follow-ups. As of now, I have been completely ignored, despite providing documentation and giving them every opportunity to address the matter professionally.

Compounding the issue, an assistant property manager named Aqua contacted me via private social media messages on multiple occasions. These messages were completely unsolicited, crossed professional boundaries, and made it extremely uncomfortable to then have to engage with the management staff regarding incidents involving my safety and property damage. It was wildly inappropriate and made me question the integrity of the management team.

I have since filed formal complaints with Tennessee Consumer Affairs, Metro Nashville, and BBB due to the persistent safety issues, lack of cooperation, and unprofessional conduct by staff.

If you’re considering moving here, I strongly recommend thinking twice. The building looks nice, but when something serious happens, management disappears — or worse, behaves inappropriately. There are far better-run properties...

In a few words: not a luxury residence. Allow me to explain — this place is overhyped while delivering a very underwhelming living experience. Building 1 and 2 have no place to dispose of garbage outside of valet trash hours, Sunday - Thursday from 6-8pm. And there are lots of rules about what kind of garbage, how many boxes, etc. I spoke to Tara, the regional manager from greystar a month ago about this issue and she said they were looking at 7 day trash pickup. Not only do we still not have 7 day pickup, but we are expected to walk to building 3 and find a trash shoot to dispose of trash. Live on the 4th floor? yep, that means you’re taking garbage on the elevator, down to the first floor, out of your building, across the courtyard, through the mailroom and hopefully you’ll find it.

The dog parks are turf and mulch, which produces a bunch of grass, mushrooms and other unsightly plants. I was told there would be three when I moved in but there is only the primary dog park near the leasing office and something the size of a closet adjacent to the garage. The “third” is just turf with a few picnic tables, because that’s exactl Where people want to eat their food— a place where dogs are meant to pee. Oh, and by the way, there’s a $100 fee if your dog is found off leash.

The water bill is mysterious. One day we all just started receiving charges. No way to know if we’re being charged accurately or not as we have no visibility into the bill.

Like yoga and Pilates? great. It’s promoted as a weekly offering but hasn’t taken place since the gym opened in January. When asked about about the registration link that doesn’t exist, the response back was, “ha? Idk. Did you find it?”

I would summarize this by saying Queens consistently over promises and under delivers in a disappointing fashion. If you pay attention to the reviews, the good ones are from people who don’t even live here or are employed by the building in some capacity - like a construction worker, social activity coordinator John miller, and friends who have come to stay with residents. Actual resident reviews are only positive if they JUST moved in! Because queens is lovely when they’re selling the place. They appear to care very little about the actual living experience.

Renters beware. If I didn’t already live here, I certainly would choose...
