Let me start off by saying the tenants and staff who work here are wonderful. Truly the best building staff. Unfortunately, management is horrendous. I moved into an apartment that had not been cleaned. The previous tenant left a fridge filled with old moldy food, the bathroom was disgusting and drawers were filled with the previous tenant's belongings. There have been major leaks in the building for almost a year. Management will reduce access to amenities without a reduction in the monthly amenities fee. Management does not communicate to the tenants when there is major disrepair, nor do they give an accurate timeline on when amenities will be fully functional again. The courtyard and rooftop, which are typically wonderful amenities that tenants use mostly in the warm months, have been in complete disarray and there is zero indication of if or when they will be fixed. There have been broken pavers in the courtyard that tenants have continuously fallen over, and the most management does is put a traffic cone on top of them. The rooftop recently had glass panels missing from the railing so that anyone could have *quite literally* walked off the roof. If management communicated effectively and repaired issues in a timely manner, I would have given this place five stars. But to continue to raise rent when the quality of the building is going downhill and force tenants to pay amenities fees when amenities are in complete disarray is absurd.

This results in our shared space being unsightly and mostly unusable, especially for dog owners. The roof is also a shared space that has been partially shutdown as they apparently work on the leaks with dangerous amounts of debris and inadequate signage. A much smaller complaint, but still something to note for prospective tenants, the construction of new buildings on atlantic has also blocked most of the view of manhattan we used to have. I truly hope management finally takes these leaks seriously and expedited fixing everything permanently but until then I would not recommend this building.

First….. cockroaches. The sudden influx of “positive” reviews is interesting.

This building is disgustingly filthy. From the dirty carpets in the halls to the dirty walls to the dirty windows, dirty elevators, dirty gym and the extremely dirty laundry units on each floor.

They advertise it like it’s a nice building but there are so many issues because management is cheap.

They mask the stinky trash smell of the building with fragrance when you first enter so don’t be fooled here.

Smokers on every floor of every kind.

They make you pay amenities for amenities that have been out of commission for some time. The roof has been under construction for ever and can barely be used. It’s a mess up there. The view is poor because it’s now blocked by other buildings so the least they can do is have the roof open fully for tenant use.

If you work from home good luck, the construction noise is loud and comes into your apartment

When I moved in I had to ask them to clean the apartments out multiple times and they claimed to do it but it was filthy.

The ventilation is extremely poor which is the scariest part. They claim the bathrooms ventilate but if you take a cold-warm shower it gets so sticky and humid and walls are dripping even thought it “ventilates”.

The circulation in the apartment is concerning. Since I’ve moved in, I purchased multiple humidifiers and purifiers and there is just so much dust. Context: I wipe down my stove at night (it’s a black stove). In the morning you could swipe your finger and have a full finger of dust and debris. Seems mildly okay for New York standards till you realize that it’s not even an old building.

I question if the air is safe as some tenants report mold as well.

Many tenants have leaks in their apartments and the rent is fairly over priced considering all of the above. There are many similar buildings with more appropriate market rate (on presidents street) and newer buildings coming (in the area)

Another note: Energy conservation is very low. I will have my heating on for only 1 hr a day and my con edison bill is upwards of 400 dollars for a small one bed

Don’t live here, it will be a nightmare and you...
