Caution Rented from Vacasa in West Yosemite. 7299 Yosemite ParkwayYosemite West, CA This is NOT a private home — misleading listing!
If I could give this property and Vacasa zero stars, I would. I paid nearly $1,000 per night expecting a private home for a peaceful family vacation near Yosemite. What I got was a shared property with full-time tenants living directly below us, just a few feet away.
The listing vaguely says there’s a “lower apartment that the owner’s friend occupies.” This is extremely misleading. Upon arrival, I met the person living downstairs—he told me he doesn’t know the owner, is not a friend or family member, and just rents the unit as a local worker. Throughout our stay, he and different guests came and went each day. There was no privacy—we could hear every word they said, and they could easily hear us from below the deck.
One of the biggest reasons I booked this home was for the outdoor sauna, which looked like a great amenity. Unfortunately, we never used it. The tenant and his guests were often just five feet away, hanging around the area or walking up to the sauna, making it uncomfortable and impossible to enjoy. That amenity was a major selling point, and it was essentially useless.
I reported this issue to Vacasa right away and received no help—just a dismissive reference to the listing’s vague language.
This was a bait-and-switch experience. If you’re expecting a private home, look elsewhere. I would never have booked this property had I known the truth. Don’t be fooled by the listing. Vacasa also failed to post the negative review of the property on their platform. See pics of random vehicles coming and going at the property, lower level of the home rented to local workers, and the access they have to the rest of the home from inside where we stayed.
UPDATE More lies and intentional misleading in Vacasa’s response: Let’s be clear—this is not about something being “overlooked.” I read the listing carefully. The line about the “owner’s friend occupying a lower apartment” was intentionally vague and misleading.
Upon arrival, I personally spoke with the man living below us. He told me directly that he does not know the owner, is not his friend, and simply rents the space as a local area worker. There were multiple guests coming and going throughout our stay. This was not a private home—it was a shared building with full-time tenants beneath us just feet away, completely destroying any sense of privacy.
I contacted Vacasa on the day we arrived. Their support team did nothing to help. Now, their public response tries to downplay what happened and pretend this was just a misunderstanding. That’s dishonest.

As expected and despite claims by Matt to the contrary, booking.com were not in the process of paying the deposit refund. Thankfully my bank / credit card company have now reversed the transaction and credited my account. This 8 month saga of Matt doing everything possible to avoid his obligation to pay the refund has finally been RESOLVED IN MY FAVOUR WITH A DEBIT FOR THE OUTSTANDING AMOUNT TO HIS ACCOUNT. —————————————— Update as at 2nd Oct 2020: Matt the property manager claiming the deposit paid for the now cancelled booking (at no cost) will be refunded by Booking.Com and they are saying they are trying to get the property to refund the deposit. The property debited my credit card so why would Booking.Com pay the refund? Unbelievable 6 month saga with Matt doing everything he can to avoid his obligation to pay the refund. ——————————————— Update as at 29th Sept 2020: I have been advised by booking.com:
We have contacted the property regarding a refund. They informed us that the payment has been disputed by your bank, so no refund will be issued. We apologise for the inconvenience caused. ——————————————— This response is totally unacceptable.
Only the second debit charge to my credit card for US $793.82 was blocked by my Bank because I advised that it was an Unauthorised transaction. The first debit charge to my credit card of US $340.21 is not in dispute with my bank but is in dispute with the Yesomite Vacation Homes and booking.com.
AGAIN I request you please rectify this customer service debacle that now has a history of being in dispute for some 6 months. —————————————
Matt, I am reaching out to you via this website because I am unable to get a reply to my latest query sent to you via email. The details as follows: Your confirmation #: 4269 for Cabin In The Pines - In 20th Oct, Out 23 Oct 2020. No Cancellation Fee booking made via booking.com was cancelled on 15th March 2020. Numerous requests to you to refund the deposit of US$ 340.21 debited to my credit card on 11th November 2019 to which you responded on 12th May 2020 telling me to wait my turn given the corona virus issues. Further requests to you via email on 13th June and 3rd August to confirm timing of refund - no reply. Now I find that an additional US$ 793.82 has been debited to my credit card on 21st September. I have not yet received a reply to my request to credit my credit card with a total of US$ 1134.03 now owed to me. PLEASE SORT OUT THIS CUSTOMER SERVICE...

The main purpose of posting this review is to warn other home owners who are considering Vacasa for management of their home.
General warning to Vacasa Vacation Rental customers you will find more comfortable, cleaner and well stocked vacation homes from other websites.
Please ignore earlier reviews from prior to 2022. Will explain …. We agree 100% with Christopher B’s review. They will make many promises but be ready for theft from your home, weak rentals, unreliable local management and their unreachable “Vacasa Home Office Black Hole” based in Portland.
If you’re considering them, ask for proof of what the sales people claim. Our advice would be to get away as fast you can and absolutely dont hire them.
The Vacasa house keepers slept overnight in our house. We have a private “Owners Unit” with a security camera and captured video of her rummaging through our cabinets. She had no reason to be in our private unit.
We always kept our supplies well stocked and provided premium level supplies as we would for our own family.
Once we hired Vacasa most of our supplies were taken despite having no vacation renters.
The supplies provided by Vacasa are the cheapest possible quality and sparse in amounts. We are talking thin TP such as a public rest area quality.
They rearranged the kitchen and bathrooms & supply cabinets, many items were never seen again.
Their accounting office is in Portland, it’s a complete shambles and totally unreachable.
A so called business unable to add and subtract or post payments should not be in business at all. The “Vacasa Home Office Black Hole” is unreachable. They have email which they may or may not answer many days later with only vague language. When calling for help, they have “Vacasa Owners Services” and a live person will start a “ticket”. The ticket is passed on into the black hole of the Vacasaa Home Office. The live agent script will say a “supervisor needs to call you back — which is just to get you off the phone”. They NEVER call back. Be warned.
Interesting that they quickly respond online to reviews with their pre written scripts but if you need to contact them they are unresponsive.
