It’s… Ehhhh…
They charge way too much for how poorly and cheap the place was built. The walls are paper thin, the windows don’t keep any sound out, our power bill is always high cause there is no help from the structure it’s self to help keep heat in or out. There’s no shade anywhere to help either.
They charge for a bunch of stuff they don’t do… pest control that we pay all year for but they only come once or twice each season and only LIGHTLY dust. I have to clean and spray the outside of my house myself to keep spiders, beetles, and June bugs out. For internet and valet trash you pay $135, there is cheaper internet out there, but then you can’t use the “smart” devices they have installed, and the trash valet is not reliable. We pay a “utility set up fee” every month. Not sure why, I’ve lived here for over a year and have had my utilities set up the whole time. The water and sewer is split between the whole community, which isn’t actually to bad.
They are priced anywhere from $200-$400 higher than other townhome communities in the area.
The lawn and property is terribly taken care of. The lawn is over watered (has been all spring and summer) it’s just a swamp covered in wasps. They had little trees, all but a couple have died from the over watering, and they just leave the big holes in the ground and fill them with rocks instead of replacing (which if you do, get more mature trees). They have “dog stations” around the property that are not emptied enough, there’s always a poo smell in the air (no it’s not the vet next door).
They claim to have a “dog park” but it’s just a small run, no grass or anything, hardly room for any type of bigger dog to run, but you can’t let your dogs (even well trained and behaved dogs) off leash to get some exercise.
The parking is very stressful, I quite often have to park at smiths cause they don’t enforce the “3 car limit” or the “no comercial vehicles” on all residents. The garages are not big enough to hold everything garages usually hold (tools, bbq, anything else that can’t fit in the smaller than normal 3 bedroom) (they also don’t want kids bikes or anything left outside by the porch), gotta put those in the small garage, and 2 cars. It’s also not big enough for trucks to park in, so we very frequently have to park in the smiths parking lot and pray we don’t get towed. They also have a “72 hour” rule, a car cannot sit for more than 72 hours without threats of it being towed… when my husband goes out of town for a week to work (which is a couple times a month), I stress and worry about his car the whole time, when we go camping or on vacation I always wonder if we will come back to our car still here or not.
Management has been a little easier to get a response from lately, Latoya came in and it has been smoother.
Our lease was about up, didn’t want to sign another, but the 60 day notice kinda forced us into it, no other properties I looked at could see that far into the future and we had no way of knowing what was available 2 months from the end of our lease. So we either risked finding something (we have 4 kids, and my mom is a quadriplegic so we had to make sure we were close) or signed a new lease. Chose to sign a new lease and our “thank you for being loyal” was a rent increase.
The vet next door isn’t to bad, not any worse than some of the residents animals and some of the residents themself.

Read moreWe’ve lived at Fossil Cove for about a year, and while our experience has improved in recent months, we do not plan to stay longer than our current lease. Here’s a breakdown of our experience:
-Community: The neighborhood is friendly and safe, with lots of families and dogs. We’ve really enjoyed the sense of community. That said, noise can sometimes be an issue. Kids screaming outside has been a recurring problem, though management recently addressed this via email, and it seems to have improved. If you live on the west side, be aware that you’re directly next to a vet clinic, and the dog barking can be loud and persistent (not Fossil Cove’s fault, but something to consider).
-Management: Our first impression was rough. Communication was very poor. We often couldn’t get anyone on the phone or receive timely email responses. The leasing process was especially frustrating: we agreed to a 14-month lease, but were sent an 18-month lease instead. Unfortunately, we didn’t catch the error until after signing and have been stuck ever since. We were also misled about utility costs; we were told to expect $35–45/month, but pay closer to $100–150, in line with what our neighbors report.
The good news: management has changed (or at least improved), and communication is much better now. The current staff is responsive and helpful. We’ve had a far better experience with them recently.
-Maintenance: This has been hit or miss. We had a severe sewage smell in our downstairs bathroom for seven months, which made the entire lower floor nearly unusable. Despite repeated requests, we were consistently dismissed by management, gaslit into living with it, and only recently was the issue resolved. We weren’t the only unit affected as our neighbors reported the same. We were NEVER compensated for those seven months that we were only able to use half of our townhome.
Our washing machine has also needed multiple repairs and still occasionally makes loud noises. If you request maintenance, I recommend being present to ensure things are actually fixed. Lately, follow-up and consistency have improved, which is encouraging.
-Pricing: We’ve paid premium prices for a subpar experience. It’s frustrating to pay for a “luxury” unit when we couldn’t use an entire bedroom and bathroom due to unresolved maintenance issues. Despite repeated requests, we received no compensation.
We were also surprised by fees we weren’t made aware of prior to signing. Shared utility bills have increased, and the “optional” package (trash pickup, smart home features, internet) is overpriced. Our smart home features didn’t even work for the first three months—yet we still paid full price with no refund offered.
-Amenities: The amenities are a highlight. The pool and hot tub are great, and the small gym, while basic, is functional. The valet trash service (Monday–Friday) is convenient. The kids’ playground is adorable and well-used, and the mountain views from the west side are absolutely stunning year-round.
-Final Thoughts: Fossil Cove has potential, and we appreciate the recent improvements in management and maintenance. However, our overall experience, especially early on, was disappointing. For the price, we expected better consistency, transparency, and...
Read moreJust leaving a helpful tip for those looking to live here, the "refundable" security deposit is mostly non-refundable. Management will run you around in circles if you try to get back any charges (even if they literally tell you that you left the place clean). So, no matter how you leave the place, just know that they charge everyone a cleaning fee ($210) and carpet cleaning (179).
Also, rent prices are so high here. At least the home itself is nice, but the amount of unavoidable fees each month, and the insane $500/month to rent month to month is awful. We moved out and saw the place sit vacant for over a month, but heaven forbid they extend a lease for a couple months at a fair price. At least karma comes around a little bit, since last I checked there are almost a dozen units they're still trying to rent out and their attempted solution is a $250 gift card.
I can only hope Greystar continues to get taken to court and losing like they have recently :)

Edit in response to your clarification: You responded to this faster than any of the times I tried to contact you, interesting. I also found it interesting that the odor reason was only mentioned after multiple calls with management where I was repeatedly told we left the home in a clean condition. I also find it convenient that an odor is probably the only thing I couldn't prove doesn't exist after we moved out, since we have video evidence of the condition we left the entire place when we moved out.
Just because you "require" the professional cleaning yourself, doesn't mean that's spelled out in the contract or even legal.
