I have to update my review to yet again express my dissatisfaction. However, I honestly cannot rate the property any lower than 3 stars simply because I do enjoy the location and my apartment. I am simply confused by some of the recent decisions made by the management team. Just this past week a valet waste service was introduced. Now, while it may appeal to some for door to door garbage collection, it does not appeal to me. This service simply means that I must add another task to my already growing list of 'to-dos'. Such as, arranging to make sure I bundle my trash and have it inside the 13 gallon container outside my door between the hours of 6:00 and 8:00 pm. Then, I must remember to bring it back inside after 8:00 pm. Now I have learned that when my lease is up for renewal I will face a $25.00 fee for trash service. That's a 150% increase from the $7.00 I currently pay. This is like throwing $18.00 away with my garbage for a service I simply do not need, nor will I use. It is not a convenience, and I do not appreciate it being called that for a service I will be billed for, which I did not ask for. If this sounds like a service you would be interested in, I am pretty sure there will be a vacancy for a 1 bedroom flat in the next few months. All-in-all, I have enjoyed my stay. The living conditions and noise level from other residents pars better than other apartments in the area. The buildings are well isolated, meaning utility bills are reasonable while remaining comfortable all year round. ***************************************** UPDATE: 1/28/19 The call boxes have worked well since late summer 2018. This is an added convenience. Great job, La Frontera, you earned yourselves another star! Although I have enjoyed my stay at La Frontera Square, I have to be honest of a few things. Experience will vary based on the building you live in, for instance, in my building the call box has not worked since I have lived here. I cannot buzz friends or family in like my neighbors in other buildings, and I continue to get the same response from the office, 'we're working with management to find another company to install new boxes'. Instead, for now I have to meet people downstairs to let them in. I have also noticed the interior corridors in other buildings are climate controlled, but not in others. Concerning maintenance requests, I have to say that the maintenance team is one of the best I have encountered. ***************************************** I would like to publicly recognize something I observed from one of the leasing agents the other day. The property is not only very nice and in a conveienent location, it is also very nicely maintained. Property management company and staff are constantly making improvements where needed and strive to make the property attractive aesthetically. Now to my original intent for this review. The other day I witnessed an act of compassion and a move of hospitality. There was a resident with mobility restrictions and was not able to make it inside so Ashley met them at their vehicle. Now, this property is extremely accessible to those with impaired mobility, but this person had a special case whatever the reason, it doesn't really matter. So this kudos goes out to Ashley Rose of La Frontera Square. Thank you for going out of your way to make all residents feel welcome and served well. The rest of the staff is also very friendly and there are a few new faces I have seen in the front office who appear to be a great addition to the property management team. Thank you La Frontera Square and Tonti Properties for hiring the best of the best. Ashley Rose, you made La Frontera shine today. Keep up the good work. God bless you all.

--1 bedroom, 880 sqft luxury apartment @1387-- I've been here for 13 months and received a lease renewal for 1521. I'm moving out. Fake reviews are being used to keep this location at a 4 star rating, simply investigate the users. This tricked me since they were at a 4.5 when I was looking for apartments. The apartment is spacious and planned out nicely except for a massive window above the sliding glass door, it's obnoxious and impossible to cover up. The water (I'm guessing all of Austin has issues??) is extremely harsh and there isn't a water softener on the premises. Every plate, cup, utensil and pan will have hard water stains. The water pressure in the bathrooms are dismal, I'm unable to put a custom shower head because there's not enough pressue to fill it out. It takes nearly a full minute for the water to heat to a little above warm in the entire apartment. The appliances (fridge, washer, dryer, dishwasher, stove) are all old models. The garbage disposal hardly works and it has to be run to drain water. The laundry room has no ventilation so moisture covers the ground if you wash or dry clothes with the door shut. The A/C unit in the apartment doesn't allow for setting a schedule. You have to manually adjust the A/C everyday. I'm surprised it's even digital. The gym in my building has a Bowflex (out of order), Cybex functional trainer (only one useable side at a time), treadmill, Elliptical, dumbbell set, and a bench press set. It's typically in disarray. Half of the items aren't useable with very little weight available. There is no sanitation of any kind. The parking garage does not have any form of security except speed bumps. It is covered if you're not on the top most floor. Key fobs are required to get into the hallways but nothing stops someone from walking through the first floor sliding glass door. The apartment does utilize Amazon hub, so that's good. The walls are thin, I work from home occasionally and the neighbors can hear my music, movies, or if I start singing. I get various flavors of roaches and silverfish in the bathroom. Catipillars, junebugs, stink bugs, love bugs and a weird bulbous red bug in the rest of the living area through the slideing door or front door. I wouldn't call these luxury apartments at all and I'm paying far too much. They raised prices because of demand, but it's like a slap in the face. We pay for trash service, our payments our mandatory (and pricey) but the service is optional. They might pick it up, they might not. Experienced my first "storm". Rained for 20 minutes, water has seaped through the sliding glass door, along the wall and to the carpet. There is a service fee for every payment transaction. If there is an issue with their billing (There was an issue with water billing) I have to pay another service fee to resolve the $14 balance. I am on an outside apartment facing a road. I hear every car, see every headlight, and know when there's a fire or wreck which seem to be common because I hear every siren. This occurs at all hours.

A month after I moved in, the apt above us flooded which caused my apt to flood as well. My kitchen island was completely unusable due to water damage, mold, and warped drawers. They told me they’d resolve this issue and order the parts to fix this but it would take about 8 weeks…8 weeks later I asked for an update and to a big surprise, they ā€œforgotā€ to order the new island. It would be another 8 weeks. After 8-12 weeks of a non usable kitchen the new island came in and guess what…wrong counter color..another 8 weeks with no kitchen. Way over 18 weeks of paying for apt with no kitchen space . No discount off the place. No compensation. No effort to give us a similar place with a kitchen. Just a lease we were told we couldn’t break. Then comes the icing on the cake, we got a new tenant above us in the apt upstairs whose dishwasher breaks and my kitchen floods again. We had to turn off the lights as there was smoking coming from the ceiling fixtures. When I told them this was unacceptable at the front office, the response from Jessica in the front was ā€œsir, if you calm down, maybe we can try to help youā€. Again no compensation of having a kitchen we couldn’t use I was calm for almost half a year and was exhausted, with no action being taken. They let me of my lease after me stating I would be taking them to court. Me and my wife still cringe at this place many months later. Edit: In response to the fake review claim , I’ve since added photos of the water pouring from the ceiling fixtures and mold…the concrete floors should look very familiar :D

I lived here for two years, and while the apartments themselves are gorgeous. The complex has way too many issues that take away from the beauty of the apartments.

Pros: Like I said the apartments are gorgeous, my friends and family constantly talked about how nice the inside looked and it is one thing I will miss. The location is a pro/con - you can get to 35 and Mopac quickly because the location is right in between, the domain is only 10 minutes away. Con - you’re surrounded by hotels, where people are in and out so thief and car jackings are common. Maintenance is pretty quick and responsive, they are always nice and quick when they fix repairs.

Cons: The staff is extremely rude - outside of the property manager - who is a very sweet person and the maintenance. The office staff is rude, asking them to do anything within their jobs, is impossible is usually met with rudeness and incompetence (Chaz and Ryan being the worse). They seriously act as if you are bothering them. I have no clue why they are working in customer service, if they can’t even pretend to be nice. Even when people are nice to them, they are still rude. So as long as you don’t need the staff for ANYTHING, your stay will be pleasant.

The staff is largely why I left honestly. I paid my rent on time, every month with zero issues and the few times, I had to talk to them, was always a bigger hassle than it had to be.

Outside of the gates and having to buzzed in, the parking garage is a free to all, which means break-ins. I even had a car broken into and when I talked to the staff, if anything was going to done to prevent this from happening again to anyone else’s car?! They told me ā€œcrime has No zip codeā€ —- okay so ya’ll suck. So don’t expect them to do anything when your car get’s broken into.

Another time, I walked away from my car for 20 minutes, and in the 20 minutes, I was gone someone had went through my car. So yeah, keep your car clean and LOCKED at all times. Even if you’re just walking away for a moment. Yes the thieves are that bold and the apartment complex refuses to do anything about it.

The garage. The garage is awful at even given time, there are random people walking around, sometimes smoking weed, sometimes just standing around doing god knows what, it smells so bad, there is glass everywhere- due to car break ins and people speed through the garage, like there is race track. People blast music from their cars at all hours of the night, fights have been broken out in the park and parking garage and it is all around noisy and gross. The amount of times, I had someone ride my butt for no reason at all is ridiculous. Some people will allow their friends to park in your parking spot and dare you to say something. The new influx of people who moved in, are inconsiderate and awful. One lady even let her dog just poop in the hallway and walked off as if no one saw a thing.

The cops are constantly at the complex for some matter.

Thief. The first year and I half I was there, I really didn’t have any problem ( besides my car being broken into) until the last 6 months, when an influx of people moved in, suddenly things turned for the worse, packages started getting stolen and at one point Amazon left a package on my doorstep and someone sliced the box open and looked through my stuff. Luckily for me, it was just a smart scale but had it been something of value and expensive I would have been SOL.

Moving out: It a hassle, per usual I turned in my required written notice, when I called up to follow up on it, the staff claimed they did not receive the email and tried to make stay an extra month - I did anyways for another reason but once again it showed their incompetence and re-enforced that I did make a good decision to move. While other people were charged ridiculous fee’s when moving out (read the reviews) I expected the same and braced myself for a fight, even though they did find some excuse to most of the deposit, I did get some of the back. It’s better than nothing I suppose.

Then, I must remember to bring it back inside after 8:00 pm. Now I have learned that when my lease is up for renewal I will face a $25.00 fee for trash service. That's a 150% increase from the $7.00 I currently pay. This is like throwing $18.00 away with my garbage for a service I simply do not need, nor will I use. It is not a convenience, and I do not appreciate it being called that for a service I will be billed for, which I did not ask for. If this sounds like a service you would be interested in, I am pretty sure there will be a vacancy for a 1 bedroom flat in the next few months.

All-in-all, I have enjoyed my stay. The living conditions and noise level from other residents pars better than other apartments in the area. The buildings are well isolated, meaning utility bills are reasonable while remaining comfortable all year round.

UPDATE: 1/28/19 The call boxes have worked well since late summer 2018. This is an added convenience. Great job, La Frontera, you earned yourselves another star!

Although I have enjoyed my stay at La Frontera Square, I have to be honest of a few things. Experience will vary based on the building you live in, for instance, in my building the call box has not worked since I have lived here. I cannot buzz friends or family in like my neighbors in other buildings, and I continue to get the same response from the office, 'we're working with management to find another company to install new boxes'. Instead, for now I have to meet people downstairs to let them in. I have also noticed the interior corridors in other buildings are climate controlled, but not in others. Concerning maintenance requests, I have to say that the maintenance team is one of the best I have encountered.

I would like to publicly recognize something I observed from one of the leasing agents the other day. The property is not only very nice and in a conveienent location, it is also very nicely maintained. Property management company and staff are constantly making improvements where needed and strive to make the property attractive aesthetically. Now to my original intent for this review. The other day I witnessed an act of compassion and a move of hospitality. There was a resident with mobility restrictions and was not able to make it inside so Ashley met them at their vehicle. Now, this property is extremely accessible to those with impaired mobility, but this person had a special case whatever the reason, it doesn't really matter. So this kudos goes out to Ashley Rose of La Frontera Square. Thank you for going out of your way to make all residents feel welcome and served well. The rest of the staff is also very friendly and there are a few new faces I have seen in the front office who appear to be a great addition to the property management team. Thank you La Frontera Square and Tonti Properties for hiring the best of the best. Ashley Rose, you made La Frontera shine today. Keep up the good work. God...

--1 bedroom, 880 sqft luxury apartment @1387--

I've been here for 13 months and received a lease renewal for 1521. I'm moving out.

Fake reviews are being used to keep this location at a 4 star rating, simply investigate the users. This tricked me since they were at a 4.5 when I was looking for apartments.

The apartment is spacious and planned out nicely except for a massive window above the sliding glass door, it's obnoxious and impossible to cover up. The water (I'm guessing all of Austin has issues??) is extremely harsh and there isn't a water softener on the premises. Every plate, cup, utensil and pan will have hard water stains. The water pressure in the bathrooms are dismal, I'm unable to put a custom shower head because there's not enough pressue to fill it out. It takes nearly a full minute for the water to heat to a little above warm in the entire apartment. The appliances (fridge, washer, dryer, dishwasher, stove) are all old models. The garbage disposal hardly works and it has to be run to drain water. The laundry room has no ventilation so moisture covers the ground if you wash or dry clothes with the door shut.

The A/C unit in the apartment doesn't allow for setting a schedule. You have to manually adjust the A/C everyday. I'm surprised it's even digital.

The gym in my building has a Bowflex (out of order), Cybex functional trainer (only one useable side at a time), treadmill, Elliptical, dumbbell set, and a bench press set. It's typically in disarray. Half of the items aren't useable with very little weight available. There is no sanitation of any kind.

The parking garage does not have any form of security except speed bumps. It is covered if you're not on the top most floor. Key fobs are required to get into the hallways but nothing stops someone from walking through the first floor sliding glass door.

The apartment does utilize Amazon hub, so that's good.

The walls are thin, I work from home occasionally and the neighbors can hear my music, movies, or if I start singing.

I get various flavors of roaches and silverfish in the bathroom. Catipillars, junebugs, stink bugs, love bugs and a weird bulbous red bug in the rest of the living area through the slideing door or front door.

I wouldn't call these luxury apartments at all and I'm paying far too much. They raised prices because of demand, but it's like a slap in the face.

We pay for trash service, our payments our mandatory (and pricey) but the service is optional. They might pick it up, they might not.

Experienced my first "storm". Rained for 20 minutes, water has seaped through the sliding glass door, along the wall and to the carpet.

There is a service fee for every payment transaction. If there is an issue with their billing (There was an issue with water billing) I have to pay another service fee to resolve the $14 balance.

I am on an outside apartment facing a road. I hear every car, see every headlight, and know when there's a fire or wreck which seem to be common because I hear every siren. This occurs...
