Would not live here again. Apartments are spacious and fairly nice, however, the building itself could use a revamp. The only "luxury" part about the whole building is the lobby. The elevators are slow, small (could barely fit my mattress), and have spray painted plywood for walls. The hallways are unfinished; open pipes/wires running along the ceiling and very dim lighting. Very few outlets within the room and the ones that are present are in very inconvenient places. The living room does not have any overhead lighting which makes the room very dark once the sun goes down.
MANY unexpected charges: The first time I took a shower at my apartment the towel rack fell off the wall from just the weight of my towel. Even though it wasn't our fault that the towel rack broke they charged me $20 for maintenance to reattach it to the wall. They did a shotty job reattaching, covered the old holes with putty (very noticeable) and didn't clean up any of the drywall leaving a bunch of white dust all over the floor and walls. Their complementary coffee bar is NOT complimentary. I was charge another $20 dollars because I took the Keurig pods up to my apartment to make the coffee (apparently it is against the terms of the lease) but, when I questioned the management they didn't show me anything saying that the coffee has to be used in the lobby. Plus parking is a joke. I've had people come to my room for 15-20 minutes and when they go back to their cars they're towed. The Visitor parking is only applicable Mon-Fri until 6pm other than that its basically just a spot you park in to get your car towed.
Cheap appliances: The kitchen comes with the bare minimum (stove, oven, microwave, fridge, and dishwasher) but everything is cheap and barely works. We have resulted to washing all of our dishes by hand because the dish washer works 5% of the time. When it does work we are lucky if it can make it through the whole cycle without it tripping the fuse resulting in even dirtier dishes. I refuse to believe that the vent on the microwave does anything, meaning when you cook the room will fill with smoke. The AC/Heating units in each room is a nice idea, but once again they don't work well. If you put the unit on "Auto" it doesn't keep the room at a constant temperature it just blows cold air out constantly. There have been many mornings where I wake up and my room is below 60 degrees. The thermostat says 68 when I first look at it, ill change the setting from "auto" to "heat" in which the temperature updates to say 60 degrees.
Kitchen/Bathroom: The bathroom has maybe 12 inches of counter space barely enough room for our toiletries. If you are a girl I wish you luck. The bathtub/shower is quite gross (cracks in the acrylic, rusty soap holder, hard water). Just like the bathroom, the kitchen has very minimal counter space. Next to the sink there is about 3 feet of counter space which we use for our drying rack since the dish washer doesn't work. Next to the stove there is about 5 feet of counter space but if you have a toaster, pressure cooker, utensil holder or bring any additional appliances then most of the room is taken up. Sink doesn't have a detachable head or a garbage disposal (they don't let you add one even if you offer to pay) which makes doing dishes a lot harder. We also had a problem with the plumbing under the sink, the tubing that drains the sink came undone which resulted in water spilling all over the cabinet underneath and covering the floor of our entire kitchen.
I get that the location is really nice and if you are a college student looking to live near the university it can be easy to overlook some of these small inconveniences, however, with the rent being over $1700 (yes, they raised it again) for a 2 bed 1 bath I would expect a lot more from them, especially since they have basically no amenities compared to every other apartment complex in the area.
There is a reason that this place has below a 3 star...
Read moreIf I could give negative stars, I would. This is a terrible place to live. I only lived here for six months because I was taking over a lease but wow was that more than enough to make me displeased. They tried to charge me for damages that I didn’t do when I moved out. I documented everything so I was able to counter it, but I was even told verbally (before moving out) that I didn’t have to worry about the damages until I got the bill after I moved out that said otherwise.
they tried to charge me for a 42 cent bill that was overdue. Mind you, I got notice of this SIX MONTHS after I moved out. So there was no way for me to know until I got warning that it would got to collections. When I tried to pay for it through the portal, my account login had been deactivated. By this point, I’ve emailed with no responses back and I’ve called multiple times during office hours with no response. When I finally got in touch days later, Parker let me know that everyone gets this notification and that no one needs to pay it. That was a relief. Until a few weeks later when I get another email telling me that my bill was going to collections. I called a second time, this time another girl picked up and she said I actually had to pay the bill. For 42 cents. She said it had to be a money order which costs 3x the cost of the bill, or a check. I’m offered to just pay in cash and they said it had to be a check or a money order. So I had to have my father(my guarantor) pay for postage (which also costs more than the bill) to send the 42 cent bill.
A month later we find out that the bill had gone to collections because they never cashed the check. So now it impacts our credit score. For their wrongdoing. Now I have to also have the check mailed from my father to me, and then I have to hand them the check in person for 42 cents. Because he is the guarantor, my father spent 45 minutes dealing with it, writing emails to the district manager and also opening a case with the collection agency. If only Yugo SLC landing had recorded phone calls it would be easier, so now we have no proof that we were told wrong and now we have to pay the price. We also don’t have any email proof because they never respond to emails.
If you want to have your credit score messed up and be screwed over right out of college, this is the perfect...
Read moreLived here from the end of August 2020 to the end of May 2021. It was bearable as a college freshman, exciting at first as it was my first time moving out of my parent's place. But so many things kept adding up and towards the end I absolutely hated living here. I would only recommend The Landing as a backup plan. If you take the time to look at places available for rent around the area, you can find much better places for a little more money. Pros: Close to U campus Great public transportation access Beautiful view of valley from upper floors Layout of rooms is generally nice Lots of various closet spaces Utilities are inexpensive Landscape design that has different flowers blooming throughout spring and summer Cons: Walls are thin- noise from neighbors and cars on the street are not blocked at all Furniture is very cheap but you aren't allowed to get rid of it The lease is ridiculous and completely not renter-friendly, the more you read it, the more stupid rules you find (Anything that goes wrong is your fault and they will look for any way to get extra money from you) The hallways are very "murder-scene from a horror movie" and don't look clean even when they are The laundry room is not well-maintained Gym is convenient but bare-minimum availability of equipment, with the lowest free-weight starting at 10 pounds The management team doesn't deal with complaints regarding neighbors The towing is over-the-top and another example of the company looking for any way to get extra money Staff rarely answers the phones Elevators are slow and constantly require repairs Prices seem reasonable but not for sharing a room Rather than having each resident pay their own rent, the billing is done for the unit itself which means that if one of your roommates doesn't pay their share, it's suddenly your responsibility to do management's job According to the lease you can only have a guest over for three nights in a month (Management likes to conveniently forget this rule only when its convenient for them) Because of how billing is set up, one has to pay a full month's rent when moving out halfway through July Lease transferring is a hassle for everyone involved Frequent notices of the building owner's right to enter rooms without...
