UPDATE 10/2024 long story short, they finally turned things around. Although Iâve never had an issue with maintenance I did have an issue with the leasing office because it WAS full of incompetent people. Things seem to have improved because in the last few months Iâve reached out for info and to get things done and Iâm surprised to see that my calls get answered and I get quick replies when I email. I think they might have changed management and Iâm thankful. Kaitlyn Farley has been very prompt and helpful. Concierge has also been a lot better about disappearing.
The main reason why I have not moved out of my apartment is because I absolutely am in love with the layout, the view, and itâs close to my job. My neighbors are also great ă ¤âĄĚ
UPDATE 11/1/22 I have been living at 360 for one year. I am giving it 1 star solely because my apartment is beautiful and the location is ideal, HOWEVER, the leasing office is a complete mess and gets -5 stars.
I believe that a leasing agent is suppose to HELP you throughout your leasing process or your search for your new apartment, not complicate it which is what they seem to do. Not only do they tell you that you should reach out to them in a timely manner because they will take 24 to 48 hours to respond back to you but when they reach out to you they tell you that all the information youâre asking about is on the website. If you get Blanca as your agent please take some Advil for the headache youâre about to endure. I am aware that there have been changes in the offices but for the love of god please fix it 360, please get it together..
As far as the operations in the building, the maintenance staff is always on point and are always quick to resolve your issue (I personally have not had any major issues with my apartment but anything that needed to get fixed or replaced was done so immediately.
The concierge service is not always on point. Many times when Iâve had Uber eats or Instacart deliveries I would have to go downstairs because they wouldnât allow the delivery person to my door or they are just not at the front desk. If a building offers 24 hour concierge service is for that reason, 24 HOUR service. I can understand that sometimes they may need to take a moment to go to the restroom but that wasnât the case when they are missing from the front desk, they are typically delivering packages which is an issue because if you have somebody coming in you have to then take the time to go downstairs.**
ORIGINAL REVIEW I toured 360 residences and even though I fell in love with the apartment I was a bit skeptical based on all the bad reviews I had read. I decided to move in anyways because the team was very thorough and would go above and beyond to always assist me because I toured different apartments (they have many different floor plans which I think is cool and it was hard to choose one). All I can say is that Iâm so glad I chose 360! Any requests or issues that I have had in the short time living here have been resolved. Rest assured that if they canât find a solution for you they will go above and beyond to help you in any other way they can.

Like another review said: ⢠The day we moved in, which was two or three days after our lease started, they delivered the unit with the master bedroom and bathroom flooded. Nobody informed us about this. We arrived to find maintenance workers fixing a water leak from the unit above. We had to sleep all week with our mattress in the living room, with large, noisy fans running all day to dry out the carpet.
That same day, our moving truck was delayed, and we called the building to let them know. Yet, when we arrived, they told us no one could open the moving door and that we had to come back on Monday. It was Saturday, and all our furniture was in the truck, parked on the street. They even called to ask us to move our car without offering any assistance. We had to carry all our furniture through a small door. ⢠Now that weâve moved out, they not only refused to return our deposit but are trying to charge us $4,100 (more than the rent) for cleaning, carpet replacement, painting, and replacing curtainsâsomething that was their responsibility when we moved in. The curtains were in poor condition, and they only replaced one improperly. I reported this to maintenance, and it was documented. Itâs shameful that a building calling itself âluxuryâ would attempt these charges ($3,400 for curtains?). ⢠Daily water service interruptions: The building regularly sent apology messages, but they know they have a major leak affecting all residents. ⢠Elevators constantly broken: In a building with over 20 floors, the elevators were constantly malfunctioning. One of the elevators was out of service for an entire year. This is unacceptable for a building of this size. ⢠Pool and jacuzzi unusable for months: During the spring, they performed âmaintenanceâ on the pool and jacuzzi, leaving them non-functional for almost two months. During that time, the jacuzzi had dirty water that produced a foul smell noticeable from the units.
By summer, the pool and jacuzzi were still not functioning properly. They had no hot water or lights and were left that way for months. To make matters worse, in the middle of summer, they closed the pool for an entire weekend without prior notice because a neighbor had thrown a party the week before. Instead of handling the situation, management decided to âpunishâ all residents. When I complained, they asked me for information about those responsible, as if that were my job and not theirs. ⢠Itâs normal for no one to be at reception, and packages frequently get lost. ⢠When we tried to renew our lease (a bad decision in hindsight), it was impossible to get someone to respond. They wanted to increase our rent by $300 a month even though the identical unit upstairs was listed at a lower price than our original lease. We spent three weeks trying to get them to answer us. They have no on-site management, and communication is impossible. ⢠If you need parking, good luck. For two and a half years, we requested an extra parking space and never received a response. After constant follow-ups, they said they had no availability and would let us know if one opened upâwhich never happened. -left without heat for 6+ months -neighbors threw up on our front door -parking garage is broken every other week, you are paying $175 a month to park with no protection; management would say an attendant was monitoring the parking garage 24/7 to avoid break-ins. Not the case. Multiple occasions no one was watching and at one point someone entered the garage and attempted to pull our registration sticker off -FREQUENT broken appliances -under sink flooded multiple times -washer and dryers stink -gas leak never was addressed after telling them via phone 3 times -offensive and rude concierge -no airflow; our window was broken at the bottom the entire lease and increased street noise -noise noise noise, we left upwards of 7 complaints to concierge about our neighbors that would have parties late at night, walls would be thumping until 3 in the morning (this is what forced us out, and we still were required to pay additional fees) -caught management lying about apartment prices; advertised lower price for our same apartment that was 7 floors higher but weâre still trying to increase our rent as much as they possibly could -street noise is awful CONSTANT road closures -smells like pee outside, frequent glass broken, garbage, homeless people -concierge is never at the desk -stolen packages -during our move out the concierge was no where to be found leaving our movers stranded, costing us an extra hour of moving fees -neighbors began terrorizing us; ringing the doorbell at all hours of the night then running away very frequent water shut offs A/C tech admitted our air conditioning was not functioning properly and was working harder to cool house (costing us more in utilities) but never fixed tenants smoke cigarettes underneath windows and it blows into units -unclear towing procedures maintenance would show up hours later/earlier than agreed upon times maintenance would show up at door without calling (after requesting 10+ times in writing and via phone that they call us first because we have a dog) uneven foundation/cracked sinks/cracked floors that tilted
