I have been living here for about four years on a high-view floor flooded with many light days of the year. If you have issues with grey skies and seasonal light disorder, this can be a cure. The building has a minor common area update with new art on each floor. Garage doors are closed throughout the day for added security, but there are no easy ways to avoid the life of downtown living (addicts and mental health crisis aside.) Building reserves are incredibly healthy for a MUD built almost 20 years ago. Very well maintained. HOA is okay, but no rent cap occasionally brings in some particulars. It has beautiful views and can walk anywhere in downtown. However, there have been car break-ins - the condo shares parking space with commercial building next door so most of the time parking garage is open. Resident storages located in the garage have been robbed several times. Random people tried to sneak into the building. Over a year there have been more tents set up across the street at the public library and the street started smell. Because it is all glass building it gets noisy...
