Do not move here if you value transparency, peace, and accountability. Due to ongoing mismanagement, lack of communication, and inconsistent policies that have made living here frustrating and unnecessarily difficult, I cannot recommend this property or any Washington Property Management residence to anyone.

When I first moved in, I experienced the noise of the doggy daycare next door that the staff was aware of. Unbeknownst to me, this is the reason the previous tenant moved out(I found this out after my first complaint). Despite multiple comments and reports, management delayed action, provided vague responses, and ultimately forcing me to relocate to a downgraded unit rather than properly resolving the issue. I remained patient and understanding throughout that time. On top of that, I was required to extend my lease instead of being allowed to complete my original lease term.

Beyond the noise issue mishandling, the property has multiple operational failures, including: • Ongoing mail delivery issues—I and other tenants haven’t received regular mail since October, and there has been no clear resolution. • Predatory towing practices—My car was towed without notice, despite the lease requiring a 24-hour warning, and the leasing office itself admitted this was predatory towing. • Access issues—Key fobs frequently malfunction, making it difficult to enter the building or access amenities. • Concierge unresponsiveness—The staff are difficult to find and not as helpful as expected, making simple requests more frustrating than they should be. Jawan is the only highlight in concierge with his responsiveness, kind manner, and general helpfulness. Benjamin has also been helpful although he's joined the staff more recently. I'd be curious to see what would happen if he was the PM instead of the APM. Would it be completely different? I'm not sure but he's clear on his capabilities and communicates. That'll be a sure change from what is currently happening.

Most recently, management has been inconsistent in how they classify leases and withheld key information about lease concessions. Initially, they told us this was a new lease, but are now trying to classify it as a transfer lease—conveniently after we asked for the same lease concessions that are typically offered to new tenants. If it were truly a transfer lease, then we should be allowed to exit in May when our original lease was set to end. This shifting explanation feels deceptive and designed to trap tenants into longer commitments.

Additionally, after waiting over a month for corporate to approve a standard concession, the property manager, Nicole, responded not with a resolution, but with a threat to begin court filings. This is unacceptable and unprofessional, especially considering that management—not the tenants—have been responsible for the delays.

While the apartment complex looks beautiful and is in a walkable area, the issues significantly outweigh the benefits.

If you’re considering moving here, be prepared to advocate for yourself constantly, deal with a lack of transparency, and risk having policies changed at management’s convenience. It’s madness!!!! Truthfully it’s cute and the residents are lit but the building itself and management make it almost not worth it. Close to $3k for a 800sqft one bedroom is crazy when you include all the admin/amenity fees. The amenities weren’t even accessible when I moved in and after a few months opened to 24hours. However, with numerous events there without management getting a rental fee they’ve changed the hours to close at 10pm and the rule is you can’t be there with more than 4 people. I’ve been here since December 2022 and have been without hot water multiple times. All the elevators have been out of service at the same time which has caused major delays. The stairwells don’t allow you to re-enter on any floor so once you make it to the stairs, you have to go down to the first floor and it’s a building of 26 floors. The parking garage is really cramped and has no mirrors so if you have a big body car/truck beware and make sure to see what parking spot they assign you in person before you agree. There are no cameras or safety devices at the back of the building even though there’s been obscene remarks spray painted that would make any woman question their safety. (Don’t walk there at night). The garbage disposal wasn’t working for months. They don’t allow for additional key fobs and give you the run around for months when you inquire. My water bill went from $40 my first month to now $200 a month. When I contacted the water company they stated my meter is reading 138 gallons of water per hour and that the leasing/management would have to contact them to make the adjustment which they have refused. You can tell there’s been bad engineering because the showers leak as if the contractors did not properly secure the shower pan. Depending on your model the doors to the walk in closets can’t open and close properly with clothes because they clearly didn’t account for the dimensions of hangers. The afternoon concierge from 3pm-11pm Dequan is very misleading because he seems very courteous, however refuses to assist residents. I have had to file numerous complaints against him. He denies use of the trolly and loading dock if he doesn’t like you and refuses to give you your packages unless you contact management. I’m baffled as to how he still works here. If you live here and try to get buzzed to another floor he refuses. They leave eviction notices on your door the 2nd of every month EVEN if you’ve paid it on the 1st not taking into account that ACH/digital check payments can take 2 days to post. They don’t even wait to the 5th. So you would really have to pay the 28th of the prior month to avoid this. I’m hoping with the new management things change. I’m not saying don’t move in. I’m just saying, have low expectations and go with the flow. It’s a young crowd of working professionals so there’s lots of opportunities to network. It is aesthetically pleasing, and the location is unbeatable. But the constant dog piss in the elevators and trash left in the trash room can be...

I am completely disappointed with this property. They should not have begun accepting tenants because they were not at all move in ready. The leasing team and property manager only care about taking your money. This property was originally scheduled to open August 2022 yet due to construction they did not open until after September 20, 2022. I moved into this property early October 2022 and yet, they still were not prepared for tenants.

Our issues began prior to move in. Monique (leasing manager) scheduled us to tour our apartment a few days before our lease began. However upon our arrival, she was no where to be found and the only person on site was Kairen (then sales and marketing associate who’s since been fired). He was completely unaware of our appointment thanks to Monique’s lack of communication. His master fob did not allow him to gain access into our unit. Though he was patient and tried all he could to help, it took over an hour to get access into the unit. Once he was able to open the door, Kairen pointed out the finish/sealant used on the balcony was not dry. However, he assured us that it would be dry by time of move in. All other appliances/utilities in the unit ā€œappearedā€ to be in working order. We then arranged with the Monique to reserve the loading dock and elevator for our move in day. However, once we arrived at the agreed time, the loading dock was was preoccupied and inaccessible. As a result, we were left with to moving our items through the lobby.

It doesn’t end there. Despite paying a $250 amenity fee in advance, we were not notified that any the amenities as advertised (aside from the concierge package room & luxer lockers) were incomplete at time of move in. The clubhouse was not complete until mid-November. The sky lounge and gym were not complete until Dec 30 but the elevators locked residential access until Jan 5. Sameer, the property manager, decided to inform us TWO MONTHS into our lease that residents were permitted to use amenities of their sister property 1150 while 8200 amenities were under construction. This fee I paid is for amenities at my own residence not, Solaire 1150. Additionally, the property was not registered with the United States Postal Service. This prevented us from submitting a change of address and receiving mail. Mailroom keys were not available until after a month into our lease in early Nov.

Remember that balcony issue? Well, turns out, the sealant never dried! Maintenance did not resolve the issue until TWO MONTHS LATER!! Additionally, our HVAC system was not functioning and therefore we were without heating and cooling for the ENTIRE FIRST MONTH of our lease until it was resolved. There has also been an electrical load output issue also noted since October that was not resolved until the end of December. Not to mention the various accounting errors.

We have yet been compensated or received accommodation for these issues despite filing a complaint with the 8200 Dixon...
