Michael Sally (Sally), Carolina One Real Estate Broker, and Sharon Hymer (Hymer), Carolina One Real Estate Agent, sabotaged the sale of my house. Things were peculiar from the very beginning. Hymer came to my house for me to sign the contract with Carolina One Realty (C.One) and she did not bring a market analysis of the recent sales of comparable houses in my area. Instead, she brought an analysis that was a year old that, obviously, was outdated and no longer relevant. I signed the contract to sell my house through C.One on 03-19-2022, when the real estate market was very hot and prices were increasing exponentially. I was unaware of just how much the market had increased. I suggested asking for $220,000 and Hymer gave no input. At one point, she said that it would not be difficult to sell the house because they belonged to an "investment club." I told Hymer that I did not like the idea of selling my house to an investment club. I, added, that if I had wanted to sell my house to an investment club, I wouldn't have to hire C.One and pay it a 6% commission. I told Hymer that I wanted to sell the house "as is." I disclosed the improvements that I had made to my house and that the a/c was not working but that both the condensor unit and the air handler turned on and warm air would come out of the vents. I explained that I was told that it just needed refrigerant. Hymer was not happy that my a/c was not working. Yet, she had no problem with putting my house on sale for tens of thousands of dollars below its market value. I researched the market in my area and realized that I would have been practically giving my house away for the $220,000 that I was planning to ask for it. I called Hymer to tell her that I wanted to ask $260,000 for my house. Hymer was annoyed that I wanted to get fair value for my house. Two days after the house went on the market, Hymer emailed me four offers. They all were for my asking price or slightly higher. I had done more research and learned that my house's value was considerably more than the $260,000. So, I told Hymer that I wanted to increase my asking price to $276,000. Again, Hymer was bothered that I wanted to get market value for my house. AT THIS POINT, SALLY CALLED ME TO LET ME KNOW THAT A MAN HAD GONE TO LOOK AT MY HOUSE WITH HIS REALTOR AND HE HAD CLIMB INTO THE ATTIC AND HAD FALLEN THROUGH. I wanted to know if the man was hurt and Sally said that he was not. I asked why the man had climb on the attic and why the realtor had allowed him to do so. Sally had no answers. I said that if the man had wanted to inspect the attic, he should have hired an inspector who is trained to do that. I was shaken up and upset by this news. I asked for a photo of the damage, but, it was never provided. Eventually, they provided a photo of the, supposedly, repaired drywall in the garage and I could see that it was the original drywall with the yellowish compound. There was no accident. It was just a pretext used by Sally to make me worry. Then, Sally tells me that they were going to increase my asking price to the $276,000 that I wanted and that AT THAT POINT I WOULD SIGN THE CONTRACT TO SELL. (TO...
Read moreI have had two experiences with CarolinaOne. (1) in 2017 with Linda Laird, she helped us sell my mother's estate in Knightsville. She did a great job and we got the property sold at a favorable price. Linda shepherded the process with the buyer and minimal negotiations. (2) January 2025, Denise Salvi (CarolinaOne). I met with Denise late January. She was friendly and helpful in our discussion on selling a remote property in Givhans (Dorchester County). She was familiar with the area. I had tried to sell on my own with little interest from buyers (their offers asked that I give my property away). Denise had a buyer make an offer by the end of the week. I made a counter offer for enough to cover the closing cost and the buyer accepted my counter offer, We went to closing in less than two weeks later. Listing and closing in near three weeks. I received great service with Denise and CarolinaOne. If you are looking for great Realtor, this is the...
Read moreOur experience with Carolina One was something I never expected! We were first time homebuyers starting with one desire: stay within budget in the school district we wanted. Our realtor, Mrs. Crystal Gonzalez from the Summerville office, got us walking those properties quick! Of course our simple desires turned more and more specific with each home we visited. Yet with our criticality ever increasing, Crystal kept the prospective homes coming in. Then a wicket-matching property, in the neighborhood we came to adore, came across her desk. She worked tirelessly and got us in! Her unrelenting efforts got us...
