I am writing this letter because my wife and I were impressed by the skills and efforts of our realtors at the Jones Group of Sunriver Realty. We had no prior connection to anyone at the Jones Group. We interviewed 3 realtors when we decided to sell our Sunriver property. We selected The Jones as one of the 3 candidates because they are a prolific sales group according to our research on Zillow. My wife and I met with Bryce Jones, Nola Horton-Jones, and Caileigh Cole. They stood out from the other two realtors because: • They listened to our needs. • They had done their homework with a thorough Competitive Market Analysis (CMA) with data about 8 other properties that were recently closed, pending, or actively listed. The CMA contained color photos and important facts about the other properties. • They were confident with their abilities to obtain the highest possible selling price for our property. • There were 3 individual realtors on the Jones team (Nola, Bryce, Caileigh) who would each contribute their strengths to help us sell.
We agreed to list the property with Jones group despite their higher commission rate because of the above factors. We are glad that we did (see below). The Jones Group advised us on an asking price for the home. Due to a recent sale of a similar property, everyone hoped the property would sell quickly.
Our sale was made more complex because we had tenants in the property on a long-term lease that would not expire for 4 months. Further, our property was a separate house but on land jointly owned by 39 owners in the homeowners’ association.
Preparing the house for listing required photos and a pre-listing inspection (both paid by the Jones Group). There were difficulties getting admittance to the property because the tenants lived there. However, the Jones group worked closely with the tenants to make the inspection and photos happen quickly. The photos were beautiful. The colors looked warm and inviting. The photographer even placed a virtual fire in the fireplace! Due to the tenants in residence, scheduling and coordinating a showing for the buyer was tedious. Nevertheless, we were delighted to receive an offer on the property for the full asking price only 2 days after listing. Closing the transaction was difficult due to issues on the buyer’s side. Despite this, Nola overcame these issues though her determination and attention to detail. For instance, buyer requests for money to improve the property were reduced due to her negotiating skill. Overall, the closing involved almost daily calls and sometimes multiple calls per day. Yet the Jones Group knocked down all issues to our benefit. She helped us thru the process and gave us pointers to consider and always had our interest in mind. Real estate in Central Oregon is in high demand, inventory is very low, and properties sell with multiple offers. Tia was able to find a number properties before they went on the market and give us an early heads up, this really gave us an advantage in having more time to analyse the properties and decide how we were going to bid. We actually ended up buying one of these houses. Buying remotely is a bit of a challenge as we live about 4 hours away. Tia really went the extra mile to take large number of pictures and detailed videos of the properties to give us good feel for them, found info on the properties and gave us other considerations to take into account as we evaluated these properties. Tia is very knowledgeable about real estate in the area and has connections to multiple resources, seemingly for anything related to owning and living in a house in the area. If we ever sell our property or buy something different in Central Oregon, we will certainly work with Tia again. And we would not hesitate to recommend her to our closest friends and family.
