Iâll preface by saying I moved here sight unseen, as I relocated to Surprise from 1000+ miles away. I was unable to tour but needed to secure a place before I arrived to start a new position. So while many of the issues I have with this property could have been identified before signing a lease, I do think some of these problems are the fault of the owner/developer, etc.
As I write this, I can hear my neighbors plain as day having a discussion about misplacing their wallet. The walls are EXTREMELY thin. I can hear regular conversations, whistling, even just general rustling around from my neighborâs unit.
The property is nowhere near being finished (to the point of there not being onsite trash or even a usable mailbox). No one made mention of this prior to my signing a lease. When I arrived and inquired about mail, they suggested I pay for a PO Box. Excuse me? This is not acceptable.
Within a week and a half of living here, I had something stolen off my back patio. I notified the manager via email and asked when they planned to have the gated access ready. 4 days later, I have still not received a response.
Perhaps Iâm naive, but when a property listing says âconstruction complete in 2023â, I expect the property to be livable by the time I move in. I was floored when I pulled into the complex and there was still SO MUCH that was unfinished. Rent is far from cheap, and with this I definitely expected more. Donât get me wrong, everything is brand new and the finishes are nice, they are just very minimal. So minimal, in fact, that there arenât even drawers in the bathrooms (there is a drawer facade, but they donât actually pull out). Needless to say, Iâm pretty disappointed.
UPDATE AUGUST 2024: I was thrilled when a new management company took over a couple months back, but it seems they are as ill-equipped as the original. Mailboxes have still not been set up (residents have been encouraged to âcomplain to the post officeâ about this), amenities are still not available (although the pool seems incredibly small for the size of the community, so I donât know how often Iâd be using it anyway), and now I have an added water allocation fee charged to my account each month, which was never a part of my original lease agreement. This is a courtesy warning and granted my situation may not be yours but it should be known.
First I applied for a unit June 9th and did not get my final word of my denial till June 21st. That is 17 days if my math is correct and 10 business days even though they say it takes up to 5 business days for verification.
The property goes through a 3rd party to verify if you are capable of paying a lease. This is funny because this company does not look at your past rental history; so know that would not be of any factor in your verification process.
Also the application fee is $300 non refundable which more than most but hey let them justify it.
So to dive into more of my experience all seemed grand, nice, what I was looking for and for the price how can you not turn down applying. I was told they had a special too of two months rent free.
But yes why did I get denied...I am a contract worker who is on maternity leave that worked in a school district and given my part time contract employment in the summer justified my inability to pay a lease. I smirk at this because even after you provide paystubs, proof of employment contract, documentation of maternity leave, oh and wait bank statements so they can see your money as well; I still was denied.
I told myself wow all the information needed is very invasive and for whatever I still applied.
Thus beware and read the other reviews as well some people had similar things come up in their experiences.
I do want to say that this review is not a reflection of the front office and ladies that I was in communication. They really can only do so much so don't believe they can do more than that.
Please know I was always going to write a review upon denial or approval because I believe if you are planning to move within short span of time you may want to consider the process.

After an intrusive credit, background and rental check, I mean checking banking statements, getting paystubs, I wouldnât be surprised if they also had asked for my blood type. Also when I originally called they told me it was only 2.5x the rent, that was also false. It takes about a week to get even get an approval so if youâre in a rush donât even bother. We however are in a rush so we paid an extra $100 knowing we werenât gonna get it back but even paying the $100 it took me 5 days to get a response, although it was only supposed to take 3 days MAX. Anyhow because of the constant misinformation by this management, we got declined. So I called to see how and when I would get my $200 back. Was told they donât do refundable administration fees, when I originally called I did my diligence in asking since most places do refundable fees. Crazy part is they donât even have an office itâs ALL ONLINE so god forbids I have a situation like I did. Long story short DONT APPLY HERE.
