I'm going to preface this, the star review is the quality of the overall site as it's current condition, rather than on any service or tenant within.
There are empty lots that seem infilled with seasonal / temporary landscape fixtures. Looks potentially like a hazard or just a vacancy and they haven't found anything to do with it.
The overall buildings and infrastructure are aging significantly. With the only upbeat street appeal are when tenants renovate their storefront or build out on the site (such as PF Changs, Olive Garden, etc.). It's clear with the pylon off of the intersection that this definitely had some styles at one point.
There is an absolutely beautiful central lawn, landscaping, with older trees, as well as throughout the site.
Entrance to the site is awkward off of 21st & Wheeling. I've seen so many near collisions at this intersection because drivers assume that both road accesses to the site from 21st are two-way... when in reality one is one-way into the site and the other is one-way exiting the site.
Since I work in A/E, I would say the site would benefit greatly from some new visioning. 21st is a bit built up. I could totally see keeping most of the overall layout, but replacing each building over time with multi-use mult-story buildings to try to really capture the potential of the site.
It already is a site with a ton of "must-see/visit" shops and restaurants.
Usually a few times a week my wife and I grab coffee here at Starbucks before we head off to go design other people's buildings. This Starbucks and the other breakfast venues are generally completely slammed because the location is so popular...
Read moreUtica Square offers a pleasant shopping and dining experience, but falls short in some areas, earning it three stars from me. The outdoor ambiance is charming, with well-maintained landscaping and a variety of shops and restaurants to explore.
While there is a decent selection of stores, I found that many of them catered to higher-end clientele, making it less accessible for those on a budget. Additionally, the layout of the square can be a bit confusing to navigate, especially for first-time visitors.
In terms of dining options, there are several restaurants to choose from, but the variety could be improved. Some of the eateries seemed a bit dated and in need of renovation, detracting from the overall dining experience.
Overall, Utica Square has potential as a shopping and dining destination, but could benefit from more diverse offerings and better navigation for visitors. With some updates and improvements, it could easily earn a higher rating...
Read moreIt thinks of itself as "upscale" and maintains this image with such classy establishments as Bath and Body Works and the Olive Garden. Very posh indeed! However, if you ever have an issue, say with security because somebody let those fools think they're real cops and those yokels WILL harass anybody they think they can get away with harassing, you're never going to get through to anybody to file a complaint. Very poorly run, exceptionally rude, and laughably elitist with not a scrap of worth to back it up. Tulsa has many great areas, several of them nearby and away from the cigarette smoke that permeates much of the environment. If you're trying to be bougie, try Cherry Street or Brookside which are blocks away, or maybe explore Jenks. Like several of its former anchors, this place will be history in my lifetime. Good riddance...
