8/28/25- UPDATE- as of this date AMC management has taken over.
Steadily going downhill, when I first moved in it was very nice and fully maintained, but itâs worsening. Frequent change of management.
Cons: While the outside nicely maintained, and workers do their best to manage inside unfortunately there are still issues.
Elevators are always down a lot. There was a period where one was down for at least 6 months.
The building has carpet in the hallways and some halls are FILLED with dog urine. Even after management made some effort to have it cleaned, residents just keep letting it happen. So now itâs hit or miss if youâll have a floor that consistently smells like piss. I have family planning to visit soon, so I get to pay high rent to be embarrassed by that upon their arrival⌠Management has put out some reminders to residence but are not active enough about the issue. Mind you someone did a firework show and management threatened to use cameras to track down whoever did it, but wonât try and check and see whoâs consistently letting their pet urinate or spray in the hall or at least charge a cleaning fee to pet owning residents of the floor to have the REPEATED issue quickly rectified. As itâs so bad it could be deemed destruction of property at this point.
Some residents will also bring their trash to the trash room and just leave it there instead of putting it down the chute. The maintenance will come by and correct this, but as a resident you should be embarrassed that you are making more work for others when you are literally already in the trash room, use it appropriately. Luckily no issues with bugs so far. But some residents are really wanting them it seems
More care for the upcoming store fronts than the property currently. With multiple water shut offs for hours on end and fire alarm testing. First water shut off was 18 hours it was supposed to be from 8am-5pm but nope. Then a week later another water shut off that was within said timeframe. I had a feeling something would go wrong due to past events and luckily called out of work for the first water shut off. This is because there was a incident with a carbon monoxide leak due to the store fronts, I was literally so tired and missed 3 days of work before calling the fire department and they found that the construction was working without properly ventilating leading to apartments getting fumes mind you the fire alarms didnât go off for this until after I called the fire department.
Every few months they are requesting to enter the units for something. Itâs too frequent and they could put more effort into bundling what they are entering for to reduce the need.
Noise, if you have a noisy upstairs neighbor good luck. I was told if they are stomping past 10pm to call security and security doesnât do anything. This was with first management team. Iâm not sure what actions the new management takes.
There has been issue recently with nonresidents entering the apartments for parking by following behind cars and then also via walk in by gate and loitering and some package theft. They do have paid parking for guests. But due to a gate issue a secondary gate is mostly open and frequently breaks. Iâm unsure if there is still a security team or not at this time. But there used to be security around at night. I feel they need to up security again.
Pros: Has a great gym with enough equipment you could forgo a gym membership and they offer some free classes and paid personal training
When properly maintained by management and residents it can be a nice place to live. Itâs decently walkable to downtown and plenty of things to do nearby. There are some storefronts being built at this time, unsure what theyâll end up being though or their overall effect on the community just yet.
Good package room organization. There is option for delivery to your unit.
While parking isnât perfect, I havenât had any issues at minimum finding a place to park in the garage. Even with odd work hours when itâs max capacity.

   Read moreNewest Update 8/2/25: I've been here for about a year and there is already a NEWER management company running this place. This is their THIRD since I have been here.
It seems like people who live here do whatever they want. Dogs pee and crap in the hallways, the common areas. People let their dogs off their leashes.
Parking is still not resolved. Tons of vehicles parking in the residential parking without permits and in the visitor parking throughout the day and night without moving for days.
They also recently had a situation in the mail room and had to send an email blast letting us know they got the authorities involved.
I think the new management has a lot of issues to address then fix. If they just read these reviews then they will know what are high priority items.
Newer Update 07/10/25: water has been off for over 15 hours. They said they were fixing something from 8am till 4pm. It's now 11pm and the water is still off. What an absolute joke. I cannot wait to move from here. Is it possible for anything to function here correctly?
Previous Update: the garage gate has been down for a very long time now. The Elevator in Building A is always down as well. There are kids running around without their parents which I find kinda awkward. The experience here should be much better for what we are paying each month.

We have lived at the Waymark for a few months now and would like to give our honest review.
Pros: Close to freeway and downtown Walnut Creek; Great Amenities (gym, etc); People who live here are mostly working professionals who are respectful; maintenance team has been great and addresses issues quickly; leasing team is great as well and answers any questions you have in an appropriate timeframe.
Of course there will be a few cons so I will attempt to just write down a few that bother me.
Cons:
Mailroom: We pay for the storage lockers and sometimes the packages wont be in there (not Waymarks fault). The mailroom is sometimes a huge mess and you really need to dig into the packages to find your own.
The Pool: I have not seen the pool cleaned routinely. People do use the jacuzzi and Pool past the closing time which is frustrating when they are loud.
Elevators: Elevators are unusable more than you'd like to see. I am talking about 2-4 weeks long.
Animals: I have seen dog crap in the hallways and stairs. Dogs like to pee anywhere and can def smell it. Animal hair is also an issue.
Garbage rooms: People think they can dump anything in the garbage room. Its quite embarrassing to see people not be able to put their trash down the chute.
Lastly....
Parking: The Waymark has parking for its tenants (monthly fee per car). But apparently they do not check who parks there. I have seen tons of vehicles without parking permits who park right up front (near the leasing elevator). It kinda defeats the purpose of paying for parking and then having to park in the very far back meanwhile individuals who do not pay get better parking. I understand you cannot audit the garage every minute but this has become a huge issue. You will also notice vehicles waiting for someone to open the gate and then follow you in (when its working of course, it has been inoperable at the moment for a couple of weeks). If the Waymark is not auditing the parking garage or handing out warnings to individuals without permits then why would anyone want to pay for the monthly permit?

   Read moreIn concept, The Waymark was a great architectural vision. Yet in reality, the modern aesthetics are distraction to several construction defects, poor maintenance and leadership. The poorly built floors force upon you to experience the EVERY FOOT STEP of your upstairs neighbor! After complaining management will attempt to make you out to be unreasonable in expecting peaceful enjoyment of your unit. Instead of initiating a mutually agreed upon plan to alleviate your complaints about defective FLOORS, you will be insulted by their counsel (to yours) to avoid accepting the real problem, the poorly constructed floors. Then asked to call security through the night to document the stomping and spend your time at The Waymark in a state of sleep deprivation and exhaustion. You will have no communication from management to guarantee the stomping will end, because this is fully unattainable. How does management control a tenants heavy footsteps on poorly built floors? Of course, this becomes absurd to all parties involved. To the opposing side, if you are heavy footed be prepared to have ongoing complaints about your stomping and live in buildings where ballerina style tiptoeing is required. The builder took short cuts on flooring and tenants will only discover when they move in!
As noted in prior reviews, many of the elevators have not worked for months at a time. Theft has occurred in different areas of buildings due to zero security cameras with no follow up from management. An archaic package delivery system leaves you to hunt down your packages all over the property. The Waymark app they ask you to download doesnât allow for maintenance requests, much luck needed in getting understaffed maintenance to your matter. The oversized hot tub is covered in a growing brown stain we still know nothing about. The two ADA chairs at the pool do not work and management seems fully unaware. The resident hallways look like inebriated gladiators went ballistic with battle axes trashing walls, doors and carpets. The rooftop bbqâs donât work, along with the large tv and audio control tablet recently stolen. Community smokers happily smoke away in their apartments without general and ongoing notices to keep the buildings smoke free as per CA state law. If you have visitors each vehicle will pay in guest/retail lots while residents were never notified, parking fee signs just appeared one day. Several prior staff were let go or left without replacements and the community is suffering from their absence as well as a continued lack of communication about all matters to residents.
Think twice before you sign your lease if you desire regular sleep, peaceful enjoyment of your space, and a fully functional and tidy upscale community! Beware, management will respond to complaints about their building with unconvincing lip service, retaliatory statements or non-action. Their inability to address complaints and constructive criticism is unprofessional and steadily increasing frustration in existing residents. As evident by a recent thirty resident demand letter and an increase of reported negative experiences in reviews. It is shocking to hear this is managed by global Greystar Management Corp., their objective is far from tenant satisfaction, they just want units filled and residents paying rent on time, yet do not fulfill their obligations.
