Colleen Carr of Coldwell Banker Heritage (Centerville, Ohio) is a fantastic real estate agent. I knew her as a friend for years and saw her work. I only recently had a need to change residences and there was no doubt whom I would choose as my agent. She recommended what needed to be done at my home to make it most appealing, she connected me with her contractor (Luke at Apex), and she reassessed after changes were made. She did research and referred me to an excellent Coldwell Banker agent Debbie Platts in Pittsburgh where I needed to buy a home. Colleen advised me on utilizing a "Bridge Loan" from Union Savings Bank so that I was able to make non-contingent offers on homes in Pittsburgh. I'm sure I would not have been able to buy the home I did or as quickly as I did without this loan structure in place. She pre-wrote contract updates so any potential buyers knew when I needed to close and that I required occupancy in Dayton until September 22nd due to job change logistics. Colleen did an excellent written description of my Dayton home, had a super capable photographer (Jessica) from Dayton Home Photo do video and detailed exterior/interior photographs, and put together a top-notch listing with a price $38,500 higher than I thought I would receive initially and even $23,500 over her minimum expectation. My home's listing went live ~3:30pm on Thursday August 3, 2023 and we had an offer by Sunday August 6, 2023 in the afternoon. We had a contract by 8:00pm that evening that netted me $500 over our asking price. She assisted in having a couple of minor inspection issues addressed. We closed a month later with all paperwork complete and funds wire transferred to my Pittsburgh closing on September 8, 2023 which allowed me to convert to a 30 year Conventional Loan there instead of the Bridge. All of my goals were met or exceeded in this very complicated process of getting a new job, prepping and selling a home in Dayton, and finding and buying a house in Pittsburgh such that I could close in the correct order and have all of my possessions moved directly from my Dayton home to my Pittsburgh home. I was also able to stay in my Dayton home until my last day of work there. That would not have been possible without Colleen's knowledge, actions, experience, work ethic and professionalism.    Read moreI had Coldwell Banker manage my property for several years while I had to move away for work. Right from the beginning there were problems. My property was listed as having 1000sqft less than it actually had. I ended up having to write the listing myself and forward a draft. I should have found another company then and there. There would be annual maintenance items that I would request and often times it would take 2-3 months for a request to be fulfilled. Once I demanded to see an invoice of the company sent to service my property and I couldn't even find them on google. Eventually I was able to call the service company and asked why the invoice had a different company name than the one printed on the invoice. I was told that the maintenance company used a different name for property management due to their own company's low rating on google.
Problems with tenants were handled poorly and I was treated like I was being a hassle. A dog that was not allowed on the lease was continually allowed and not noticed by Brett even when I did a walk through with him in person. Several unauthorized modifications were made to my home and they were not noticed. My yard had turned into a dandelion factory. Eventually towards the end even my monthly owner invoices were not correct. I would get an invoice stating that I would receive one amount and then receive a deposit for another amount. This happened several times before I eventually gave up on Coldwell Banker and transferred management to another company.
This company from what I understand used to have a great reputation for property management. I am sad to say my experience was anything but great. It appears that they are managing far too many properties with not enough staff. They are routinely disorganized and did not have the attention to detail that I expected out of a property...
