As a first-time renter in the city I have had a terrific experience with CSM. Especially hearing horror stories from others of difficult/poor property management, I'm very grateful for the excellent service I've received from CSM. They are responsive and on top of maintenance requests and their maintenance folks are always extremely nice, friendly, and easy to work with. In some cases they have personally come in to replace/repair things; they even offered to pay for a plunger once when I hadn't purchased a plunger yet and they couldn't send a plumber for a minor toilet clog.
The resident portal is also easy to navigate and they always follow up. I have autopay set up through the portal - there is a $1 convenience fee each payment, but more than worth it - and haven't had any issues. When I accidentally double-paid rent they promptly flagged it to me and sent me a reimbursement check. Not to mention the insanely generous COVID discount they provided, and although they had to raise the rent when I renewed the lease, it is still a significant savings compared to market value.
While unfortunately I don't think I can afford another rent increase, I completely understand they need to get the unit closer to market value (which is very fair for the location/amenities) and sincerely appreciate everything from them so far. I will be sad to move in August, and worry I will be hard-pressed to find equally great management - I may have to see if they have any more affordable units so I can stay with them :)
Long story short, if you're on the fence at all about renting with them, go with CSM. You will get great service with people who genuinely care about keeping their tenants happy.

We (my brother and I) are rather non-traditional property owners. Our elderly parents lived (Mom still kicking at 96) in the house and we needed someone we could count on to take care of anything that came up in the house while we both lived out of state and even out of the country.
Over the years Jimmy and crew have been indispensable when they needed a new heater, new roof, outdoor painting, install new kitchen appliances (stove, fridge, sink), water heater, dryer, new bathroom fit without tub so they could get in and out, .install and take out ACs, snow removal, gardening, unexpected flooding in basement - everything and anything. Getting in great offers, making sure work is done on time and on budget.
All of this with the most gentle and kind consideration to the 'tenants' who in fact are the 'real' owners of the house, our parents.

Read moreThis is the first time I've used a property manager, and I consider myself extremely lucky to have found Capitol Square Management. I rent out a condo unit and I had to turn to them in the middle of an emergency. A dishwasher leak had caused a ceiling collapse and destroyed half of the kitchen cabinets. Jimmy was tossed into the middle of a metaphorical fire and he immediately took control of the situation, working with the contractors to repair all of the damage and rebuild the kitchen. He also worked with my tenants to figure out an agreement that was fair to all parties. Jimmy was very communicative throughout the situation, and my tenants have been really happy with him as well. He has also been more than fair with his rates, especially considering the amount of work that was required right off the bat.
