The Franklin Hotel is an absolute gem in the heart of Adelaide. From the moment you arrive, the building has so much character, blending its old charm with a modern, stylish vibe. The rooms are comfortable, clean, and thoughtfully set up — you can tell a lot of care goes into making guests feel at home. The bar downstairs is a highlight in itself. Great selection of beers on tap, creative cocktails, and a buzzing atmosphere that makes it a perfect place to unwind. The food was another standout — generous portions, full of flavour, and beautifully presented. It feels more like a local favourite than just a hotel restaurant, which is rare. The staff really make the experience. They’re friendly, welcoming, and go out of their way to help, whether it’s recommending drinks, making sure the room is perfect, or just having a good chat. You get the sense that they genuinely care about their guests. The location couldn’t be better — right in the city, close to everything, but it still manages to feel cosy and relaxed once you’re inside. It’s the kind of place that works for both a weekend stay and a night out. Overall, The Franklin Hotel ticks every box: comfortable rooms, amazing food and drinks, and warm, attentive service. I’d happily stay here again and recommend it to anyone visiting Adelaide.

The price for the service and location cannot be better place than this during a week. Complementary snacks & coffee pods, free drinks in mini fridge. Daily cleaning service in a modern style room. TV screen is bigger than fancy hotel. If you are good fit & small couple or one, bed squeaks but the slight noise or the room size won't be an issue at all! I love the traditional hotel bar and all staff are awesome. We enjoyed staying this hotel and love to be back. <Getting there by car> The Franklin hotel is located in between the market and central restaurants. The free carpark spots on the side of hotel: 6pm to 8am plus 2 hour free 8am to 10am available during our stay Tuesday to Thursday. This can be found on Google 360° street view. We drive off to wineries one day and used Wilson's carpark another day using Pakopedia carpark search. Free spots may not work for holiday seasons but the carparks are everywhere $4.10 ph+ or $14~$19 a day.

I’ll start off with the good things. The staff are amazing. Their hospitality is beyond good. The parking options around the hotel is also very good too. Especially with the voucher, the room was reasonably priced.

Although, the food is ok. It’s nothing above average. The schnitzel was the best choice and the chips were well seasoned. The hard lemonade was a highlight too. But the hot dogs are below average. The room was stayed in was nice and clean, well laid out and easy to access. But, when we booked the superior room the expectation was a bath, which is the sole reason we booked the room in the first place. But our room did not come with a bath, apparently this is not the first time they have encountered this issue. It’s in the process of being rectified so that is positive. They were really nice about it too, they gave us a discount on our dinner as an apology which was greatly appreciated.

Wheelchair accessibility isn’t something I saw as an option and there were two sets of stairs leading up to the rooms. The rooms had a coffee machine, and complimentary mini bar food/drinks. The shower had low pressure and was temperature variable, but it was nice and refreshing. They have made this older hotel into something quite nice and an overall solid experience, nothing spectacular, and I probably wouldn’t go back unless it was under a great state voucher, but it was overall good.

Had a fantastic one night stay in the rooms above the pub. They exceeded my expectations in every way. The design in the room was fun and fresh. The staff were so helpful and friendly. I booked at 3am the morning before I wanted to check in (very last minute trip planning) and they were still happy to put a priority turnover on my room so I was able to check in early as per my booking request. I dropped my bags off early and returned when I got the call that my room was ready only to find that they gave me a free room upgrade just because they had one available! They’d also already taken my bags up for me. Free snacks and mini bar drinks, wifi and lovely evo products in the bathroom. I felt very well taken care of. The only problem I had was with the water temperature in the shower, it fluctuated wildly and was difficult to control. I wouldn’t hold this against them though because I didn’t actually make a complaint and I have complete faith that if I had, they would have either tried to fix it or given me some complimentary something to make up for it. Truly I had a wonderful experience here.

I didn’t spend much time at the pub but I did notice they had a hand pump ale, so had to treat myself to a glass which was such a treat!

I will definitely stay here whenever I need a fun spot in the city and I strongly suggest you...

I stayed there for one night in between travelling back home to NSW from Europe. I wasn't expecting much; a comfortable bed, a clean room, the usual amenities and easy access. ||||Little did I know I was not going to feel well the following morning. I was very weak, needed to pack and wasn't sure how to go about it. I called to inform them I wasn't feeling very well so they could be extra careful when cleaning it at check out. (Covid Neg - turned out to be heat exhaustion).||||The staff were super friendly & genuinely caring. They informed me that housekeeping was still busy with another two rooms and I could take that extra half hour if I needed it. They offered to give me a hand with my bags (no lift available) and although I was travelling light I truly appreciate the gesture.||||It may not seem like much but I feel they went above and beyond. All the staff from the beginning of my stay were courteous, genuine, and seemed to enjoy working there. ||||As I was only there for a short stay I hope I am not wrong but from where I was standing it seemed that the workers there were cared for and enjoyed their work because of it. As a person with a background in hospitality I'd like to commend you for it! Your workers are your #1 asset treat them well and they'll pay it forward to their guests.||||I'll be seeing...
