Modicum looks unassuming from the outside - it is a small cafe, so easy to miss. But do yourself a favour and go there for lunch. They have the best coffee in the area, friendly service and though small, has a great selection of cabinet food - both sweet and savoury. I've been a few times to have lunch or a coffee and snack, and the food never disappoints.
