Fantastic small spot! Kim and Peng-Loing are extremely friendly and welcoming. If you're a vegetarian, they'll prepare a bagel for you with avocado, jalapeno peppers, cheese, mustard, lettuce and tomato which is not on the menu but simply delicious and with 5.45 USD fairly priced, considering the location in the middle of UN Plaza/Civic Center and that the bagel is an entire dinner. Nothing fancy. This is a large part of what makes it wonderful. The folks who run the shop are super friendly, and they get to know their customers.

They will gladly build a custom breakfast sandwhichfor me, and remember my preference for cream cheese egg and sausage. They also will put tomato and avocado on it for me. I can get out of there with Sandwhich, ice coffer, and donut for less than $15. You can't beat that...
