❗️ A FAKE 5 ⭐️ serviced apartment ⚠️
I am renting an unit for almost a year. The reason for this review its due to overhyped news about this apartment. I hope this will be help potential tenants/buyers aware of the real situation.
Indoor Even though the build seems ok, but material used to build the apartment seems average only. Doesn’t look luxury at all and already have built in defect a lot. Too expensive for a serviced apartment. The telco line very poor in this area. You may need to use whatsapp call for uninterrupted calls. Only Wifi provider is TIME and minimum it’s cost around RM100++ including service tax. The noise from outside especially traffic still considerably high even though I’m at highest floor and with fully closed doors. The material used for sound proofing is really bad. There wont be much sun light to dry the clothes, so dryer is recommended. The door access card readers always faulty and when asked the management said it's common for this access card reader to get faulty sooner or later. Then, why provide such low quality products to customers?
Outdoor/Mall Overall, the surroundings are dirty and not maintained properly. Most shops closed due to Covid and only few shops open for now. Choice for food is not limited but most shops are expensive. There is one budget Mamak shop that ruined the image of whole place. The mamak shop always untidy and kept dirty. The food also below average. Escalator that connect walking bridge to Malaysia immigration not running 24/7. Many still need to manually climb up/down when commute to Singapore. When rain, the whole mall not sheltered properly for ppl to walk around especially when ppl want to cross to Singapore using the linked bridge. Lift: Aircon inside lift won’t be working on and off.
Management No clear instructions whenever there is power maintenance or power disruption. Recent 3 days power failure without any back-up power is totally unacceptable. Cleanliness and maintenance poor day by day.
Security This is the only thing made me stay here for some time. The access to every floor is not restricted and anyone can access your floors from any other floors. All emergency doors were damaged, and you can’t lock it for security. Security is here ok but they do not understand the local language/English. It makes hard to communicate with them sometimes especially if auto park gate malfunction. Yes, the auto park gate usually will have issues either for residents or mall visitors. So, if your car stuck inside mall parking, you may need to wait at-least an hour. This is based on my recent experience. They don’t have any reliable solution. You just need to wait longer and keep pestering them. The packages you ordered will be keep at Block entrance and you have to sign out when pick up the package but it does not guarantee that someone won't steal your packages. So, order at your own risk. There is some times, I took my package with out sign out but security did not notice it. So, it is still risky for your ordered items.
Potential tenants.
I do know many real state dealers mark up the rental price recently. So, please beware of those scammers. Since, most of the tenants here working at Singapore, no point renting this place with higher price. Rather, you can rent some rooms at Singapore since the price is almost same and, you save ur time and can rest well.
Homestay
This place might be suitable for home stay for 3 bedroom with less than RM200 per night. But, I also received multiple feedback from visitors that some homestay is not worth for the price. So, please review before book. Now lot of units are empty.
Overall
Another hyped apartment like Danga bay. Nothing special. Was run down during Covid period and slowly catching up.

Read moreThe lift for this block , new phase 2 built completed in year 2014, it has only 3 lifts serving 8 units per floor and it is more than 50 levels, you see the lift buttons.. some floor has duplicate (example: level 13 and level 13A), it seems like making it look like less level but it’s not.
The view, if I choose to buy this unit the view will soon be block when phase 3 build up (just on it’s way laying the foundation to build)… see the video.
The noise of the construction is insane plus in Malaysia, they ain’t like Singapore have a fixed time of noise stopping. During night time, at my airbnb apartment phase 1 (built in 2018) I am still able to hear the construction noise. But they took long time to build phase 3.
The new launch price, I as Singaporean to buy a unit of a 3 bedder 10xxsf size for RM1.6million “freehold”+ a one time 4% foreigner tax + *monthly maintenance fee of RM4+/per sqft + *the water electricity bill to pay directly to developer.
These two *maintenance fee and *water electricity bill is the worst I am consider about as developer is the on pricing it and water electricity bill definitely much more expensive that public because my relatives are Malaysians so I know there price gap!. This is the after sales problem buyer need to consider.
The selling price, to me I do feel it is over priced! Even if it is near to SG, but paying a million RM will take too long to sell and I only can sell to foreigner in order to be able to pay @ RM1million above.
Also the rent, the nice future I won’t be looking to lived in Malaysia but this is more like a retirement property and so if I rent out, the rent won’t be as fantastic because there are too many units in the development and worst part, there is no rental restriction like in Singapore only limit to 6 pax which is good. So means one JB house can stay up to 20 workers…
I can’t see much rental profit return nor capital gain in near future in 10 years time. As I share my point of view as a buyer, I am considering many factors and reminding myself of the cons.
JB still need to improve in law system, I don’t see much benefit as JB spending could one day be aline with Singapore, so far Johor people don’t complaint less than SG just that their voice is never hear by government.
So if I buy a house here, with a downpayment of 30 to 40% and monthly paying around RM2k+ for installment + maintenance fee + water electricity bill, having challenge to find tenants to room out 1 or 2 common rooms (small)… is it worth?
I guess everyone life planning is different especially at different age the things we experience is also different. I am very comfortable living in Singapore with the safety, non corrupted country, just that the housing whether is HDB or private or commercial is at high side. O no… it is a risk taking moment to think. Perhaps not this type of large development, I should see a smaller development but still easy to Grab around with near distance in JB and to find a development that I don’t have to pay RM1million. M… should be like this.
Hi, I am sharing my thoughts like a diary to myself and if I come across any of my friends who ask me about my experiences so I can just share with them. Please do your property research before purchasing don’t get influence by friends, get a reliable property agent that you are comfortable working with, invest to buy at your own pace and don’t over stress your pocket however always learn to buy properties here and there so that you can stay actively “alive” because there’s something to work for. Read moreduring this legoland trip, my job was to find accommodation for the twelve of us, including 6 super cute children age 4-11 I feel very lucky to be able to stay here the location is perfect, easy to find, very easy to access to everywhere, located 15 minutes walk from JB sentral its just too good to be true to get 4 room apt in the city with very affordable price, i less my expectation, but… the place is hugee, it is 4 big bed room that more than enough for us, clean and comfort bed sheets is outstanding, 3 bathroom complete with all the amenities, hot water and clean towel big kitchen (even bigger than my kitchen) complete with stove, oven, microwave, fridge and hot water dispenser don forget to mention all the utensils and we also get LV plate that really suit for my fancy sister 😂 big dining room, living room and balcony with superb view the best part is we got 1 washing machine and 2 dryer that can dry my laundry 100% .. its a life saver for us with very happy eating children 😂 super thank you for the owner miss nabilah, for the good services and super fast...
