The Exchange 106 (formerly TRX Signature Tower) is a skyscraper under construction within the Tun Razak Exchange (TRX) area, a new financial district currently being developed in Kuala Lumpur. The 106-floor building will be topped with a 48-meter, 12-storey high illuminated crown at its peak for a maximum height of 492 meters. When it is completed in the second quarter of 2018, it will be about 40 meters taller than the country's current tallest building, the Petronas Towers.

The Exchange 106 tower will have a nett lettable area of 2.8 million square feet, of which 300,000 sq ft is for retail space occupying the first 5 floors of the building. As of January 2018, more than half of the Exchange 106’s floor space has been taken up by large tenants, predominantly local financial institutions, each taking up between 2 and 8 floors, which have column-less floor plates ranging from 28,000 to 34,000 sq ft. As the Exchange 106 is benchmarked against similar buildings in large international financial centers, such as London’s Canary Wharf and The Shard, New York’s Freedom Tower and Shanghai’s IFC, despite the Exchange 106's high asking rent of RM17 per square foot, up to 47% of the 2.8 million sq ft of the Exchange 106 has been formally signed, and 9% under negotiation as of January 2018, whilst construction is still in progress. he tower was first conceptualised when TRX was controlled by 1Malaysia Development Berhad (1MDB), a fund owned by the Malaysian government. On 13 May 2015, 1MDB Real Estate Sdn Bhd (1MDB RE), the master developer of TRX, and the Mulia Group announced that, through Mulia Property Development Sdn Bhd, they had signed a Sale and Purchase agreement for the development rights of the plot of land for the Exchange 106 (then known as the Signature Tower), with the land transacted at a value of RM665 million. Ground work on the Exchange 106 plot commenced on 1 March 2016, with the mat concrete foundation laid in May 2016 (see "Progress" section below).

0n 21 December 2016, whilst construction of the Exchange 106 was well in progress, the Second Finance Minister Johari Abdul Ghani said the Ministry of Finance had taken over the whole of 1MDB's TRX project itself, as part of its attempt to address the fund's unsustainable debt and restructure the company's management. 1MDB was unable to develop TRX smoothly and on time as it was mired in various allegations of corruption and financial abuses.

Subsequently, in July 2017, the Minister of Finance Inc, through its unit MKD Signature Sdn Bhd, acquired a 51% majority stake in Mulia Property Development Sdn Bhd for the joint development of the Exchange 106 with the Mulia Group, with the actual construction costs to be borne by the two parties based on their shareholding percentages in Mulia Property Development Sdn Bhd. MKD obtained a standby line of credit from HSBC to finance its 51% share of the actual construction costs. The MOF Inc said that its participation in the development of the Exchange 106 was agreed at the onset to only materialise when the project had reached a certain development milestone.

When completed, the tower will be the tallest building in Malaysia and South East Asia (and among the Top 15 tallest buildings in the world), until the completion of the Merdeka PNB 118, a considerably taller tower which is being developed by one of Malaysia's largest fund manager, Permodalan Nasional Berhad. The Exchange 106 will also be the first ever South East Asian skyscraper to have more than 100 storeys. The Exchange 106 will have a total land area of 148,896 square feet. The main contractor for this project is China State Construction Engineering (M) Sdn Bhd, a subsidiary of China State Construction Engineering Corporation and this building will be the tallest building built by a PRC construction company...

Day: Sunday Date: 6/10/2024 Time: Incident happen before 9.00am On the mention date, It was my first time going to the exchange 106 and it was with motorcycle which was rode by my Wife and me. My wife was on covering for shift and she was already quite late due to KL road closure for Run. Since it was my first time I didnt know that motorcycle were not allowed to go up until the lobby and we were stopped by a very rude “Polis Bantuan” lady. We understand that we are not allowed to go up with the motorcycle until the lobby but the lady could have just tell us nicely and tell us another place for a drop off . Instead of giving us a direction she accused us that this was 2 to 3 times we were here using motorcycle to the lobby . If this was the 2 to 3 times we already know that it is not possible to use the road to drop-off  and use another alternative instead . She took our picture without asking that this is not a proper way to do and we have the rights to say no , due to this we took her photo from a far also for our complain . I do realise we not  someone who is in a high ranking nor we look rich but some courtesy would be good since she is working for the exchange 106. No apologies , no direction given , nothing . With all our patient , even we ask another question that can I drop there so that my wife can proceed to her workplace at the middle of the road to the lobby still with her bad behaviour talk about this and that . I drop-off my wife there with a bad experience with Polis Bantuan the at TRX 106 . Even the Bangla Security that did not stop us to enter nicely apologising than the lady even tho he said that when he missed stopping motorbike from going through,RM50.00 will be deducted from his Salary , I also apologise that I did not ask him 1st . I knew a lot of Polis Bantuan but not as bad as this one tho . I will make a report to Aduan Polis...

The lobby staff services are very bad and poor lift system!!!!!! Visited today to the office building to meet client Register at the lobby counter . Worst experience ever! Customer services is 0 not even worth one star for the building that everyone looking forward to visit . The staff sitting there is not feel welcoming and arrogant . No greeting and ask for IC and asking which floor to go. Once done give one excess card to you without telling you and guide you how to use and access to the floor. There will then return your ic and give you an access card to the floor you want . After that I walk to the office turnstile and the card shown is not valid ! No one is around and have to walk all the way back to the counter and ask the staff again. They then never said anything and use the card scan on the turnstile again, to confirm the card cannot use . He did not tell us the reason why and use his master access card to scan us in and collecting back the card . He then scan access to both of us to different floor . After that we go in to the lift first reach 20+ floor which the other person floor then the life stop at 26 floor and start going down to UG. And have not reach my floor yet which is on 30+ . Becuase I do not have the access can I can’t scan to access the lift again and completing to the guard near to the turnstile he then come and scan the lift access to me again. OMG, he collected back the card without informing us how to to go and all I need to tell the card the whole story and the guard open the access to me using her master access card . This shouldn’t be happen in this so call high class building . Worst experienced ever!

I recently visited TRx Kuala Lumpur mall and was thoroughly impressed with the experience. The mall is beautifully designed with a modern aesthetic and a great layout that makes it easy to navigate. I do realise we not  someone who is in a high ranking nor we look rich but some courtesy would be good since she is working for the exchange 106. No apologies , no direction given , nothing . With all our patient , even we ask another question that can I drop there so that my wife can proceed to her workplace at the middle of the road to the lobby still with her bad behaviour talk about this and that . I drop-off my wife there with a bad experience with Polis Bantuan the at TRX 106 . Even the Bangla Security that did not stop us to enter nicely apologising than the lady even tho he said that when he missed stopping motorbike from going through,RM50.00 will be deducted from his Salary , I also apologise that I did not ask him 1st . I knew a lot of Polis Bantuan but not as bad as this one tho . I will make a report to Aduan Polis too for this .

The lobby staff services are very bad and poor lift system!!!!!! Visited today to the office building to meet client Register at the lobby counter . Worst experience ever! Customer services is 0 not even worth one star for the building that everyone looking forward to visit . The staff sitting there is not feel welcoming and arrogant . No greeting and ask for IC and asking which floor to go. Once done give one excess card to you without telling you and guide you how to use and access to the floor. There will then return your ic and give you an access card to the floor you want . After that I walk to the office turnstile and the card shown is not valid ! No one is around and have to walk all the way back to the counter and ask the staff again. They then never said anything and use the card scan on the turnstile again, to confirm the card cannot use . He did not tell us the reason why and use his master access card to scan us in and collecting back the card . He then scan access to both of us to different floor . After that we go in to the lift first reach 20+ floor which the other person floor then the life stop at 26 floor and start going down to UG. And have not reach my floor yet which is on 30+ . Becuase I do not have the access can I can’t scan to access the lift again and completing to the guard near to the turnstile he then come and scan the lift access to me again. OMG, he collected back the card without informing us how to to go and all I need to tell the card the whole story and the guard open the access to me using her master access card . This shouldn’t be happen in this so call high class building . Worst experienced ever!
