I gave them one star because how nice the building and staff are. We moved in 2024 . I will say the building is very well built and very nice. The dog park is very well kept. Plenty of parking but comes with a price. They charge an amenities fee every month too like $200.00 Other apartments in the area do not charge all the fees that 99 West Paces charges, so look around . They fee you to death here. Paid a 500 security deposit to be refunded after we moved out. Final utilities were taken out plus FOUR DIFFERENT SERVICE FEES! 1.FINAL MOVE OUT SERVICE FEE $ 25.00 FINAL SERVICE FEE $ 10.00 3.FINAL VACANT SERVICE FEE $ 50.00 SERVICE FEE 10.00 We broke our lease after only three months because the elevator situation here is awful, just ask anyone who lives there. So with breaking the lease we had to pay one full month of extra rent and utilities. We asked the manager if they could waive that since the elevators were not working and she said the owners said NO. You would think they would have waived the FINAL SERVICE FEES. So the elevators. If you live here is best to have your apartment near the two elevators that are located off the lobby. Elevator 3 is in the middle of the building and is also a freight elevator. So if someone is moving in, elevator 3 is not available for use. Elevator 4 is at the end by the dog park. The building is 12 stories and built in a horseshoe. First you have long wait times to get on or off an elevator because they did not put in enough elevators in the building. Elevator 4 is very popular and if your on a top floor like we were 10th, you will be stopping at every floor going in or out. So allow extra time to get somewhere. It takes so long as the elevator most days stopes at every floor to get to me and then stops at every floor going down. People are late for work and appointments its awful. Our final straw was when elevator 4 was down and not working for TWO WEEKS. They said they were waiting for a part. So everyone now was using the other three elevators, but if there was a move in then it was down to two elevators. Then we had to walk to the other end of the horseshoe to get elevator one and two. This is the reason we broke our lease and asked for them to waive the penalty of early move out of one month extra rent. WE TOLD THEM WE JUST COULD NOT ENDURE THE LONG WALK TO GET TO ELEVATOR ONE OR TWO WHICH ARE RIGHT NEXT TO EACH OTHER. We are older and have back and knee problems so it made it very difficult for us .They did offer to move our parking spot over to elevator one and two but we still had to walk around the horseshoe with groceries etc. so that was no help for us. The other issue is the concierge almost 90% of the time never answers the phone. So you have to physically walk down there . Iâve lived in this building for a year and a half and have another year left on my lease. From the beginning, I was clear about wanting a luxury living experienceâsomething management promised but has consistently failed to deliver.
A major factor in choosing this building was the year-round heated pool, which I confirmed multiple times before signing. During my first year, I had to follow up several times before it was brought up to a proper 82â84°F. This year, after four separate requests, the pool remains under 80°F as of May 20. I was told 75â80°F is âstandardââa far cry from what was promised and barely warm enough to enjoy.
This pattern of cutting corners continues across other amenities. The coffee machine still sits in the lobbyâbut without cups, making it pointless. Concierge staff work in the lobby with no AC or fans, creating an uncomfortable environment for both employees and residents.
Whatâs more frustrating is that Iâve upheld my end as a tenantâpaying rent on time, following rules, and being a good neighbor. But as the building filled up, service and standards plummeted. The responsive, friendly team that once set this place apart has vanished. The manager is kind and honest but I think this is a much higher up level that needs to allow funds for management to not get overwhelmed!
Security on weekends or night time is nonexistent. The pool area becomes a hangout for disrespectful 20- to 30-year-olds, leaving trash, bringing glass, and even bragging about urinating in the pool. This is a building with families and children, yet thereâs no control or accountability.
If the higher up management enforces strict leases and background checks, they should be held to equally high standards. If they canât uphold their end, residents should have the option to break their leases without penalty.
If you value customer service, consistency, and receiving what you were promisedâlook elsewhere.

For anyone able to pay $3,000+ per month, there are far better options available, either in other parts of town or through rental condos or townhomes. While this might be the nicest market-rate building in Buckhead and is situated in an ideal location, while there are some positives, the cons far outweigh them.
Most residents are laid-back and matureâcomprised of downsizing suburbanites and working professionals. However, thereâs a noticeable issue with overcrowding in certain larger units, where it seems multiple people are packed in to cut costs. This creates problems like excessive use of common areas and all the guest parking being taken up, as people try to avoid paying for actual parking spaces. Itâs frustrating and poorly managed.
The management itself is a disappointment. On weekends, they rely on a third-party service that is clueless about the property and unable to address issues. Basic questions or concerns are met with confusion or outright dismissals. This is not the kind of service you expect when paying a premium.
Then there are the elevators. The problems are constant and relentless, with at least one elevator seemingly out of service every week. To make matters worse, the elevators often reek of marijuana or dog urine, which reflects poorly on the propertyâs upkeep.
For all this, the rent is exorbitantly overpriced, and itâs clear the building is struggling. Occupancy hasnât stabilized, and management has resorted to desperate measures like advertising nightly stays in the elevators to fill units. This transient approach only adds to the lack of community and further diminishes the appeal of living here.
The free-rent concessions they offer are just baitâdonât fall for it. Nothing justifies the rent they charge, and for that reason, I will not be renewing my lease. If you value your money,...
