I am not at all confrontational - it takes a lot for me to speak up. I initially signed when Adriano still worked here, and I regret my decision now that he’s gone. This complex is way too expensive for what residents must deal with on a daily basis.
The biggest issue is that they advertise 24/7 concierge, which we do not have. This has caused several issues over the last few months (keys not working after hours, cars potentially being booted in our 15 minute parking when our garage door was broken before hours, gas man literally not being able to get in when I reported a potential leak and had to leave for work before he arrived). The emergency maintenance line does not exist - the number directs you to the desk, which is unstaffed from 5pm to 10am. You must sit through a bunch of menu options before being able to leave a message to emergency maintenance, and he calls you back. There is no sense of urgency and no help from anyone ever. Any in-person complaint to management gets you an eye roll. Another thing they advertise is a 24/7 security guard, which we also do not have, unlike every other apartment complex in the area in the same price range.
Although this is definitely the most pressing issue I have with the place, the weekly elevator outages, random fluctuation of “community gas and trash” charges (that often make your utility bill 150 a month, not including parking, power, or wifi), overflowing trash chutes, closed doors during office hours, broken package room doors and lockers, failure to clean tenants’ units before move in, and sketchy things happening in the parking garage do not go unnoticed. Unless you’re okay paying nearly 2000 a month for a 300 sqft studio that comes with all these issues, avoid this place at all costs.

My move in day was horrible, the service elevator wasn’t working, management double booked the loading dock. There was someone moving out while I was moving in and the service elevator was broken. The first week of moving there my power randomly went out, maintenance came and “fixed” it but it was never fixed because thought out my lease, random lights & outlets would go out randomly and I have records of every time I called/ submitted a maintenance request for it to be fixed and all they would do is flip the switch and never actually fixed the issue. Twice I was out of town, came back and my groceries were bad because the power in my my kitchen appliances went out. Also my first month living there I thought it was strange my rent/ bills weren’t on the portal so I asked Joshua Bowels what was going on, he assured me that it wasn’t enough to charge me for the first month and that I would see my rent/bills on the portal the second month, which was a lie, they used my deposit to cover my first months rent without my knowledge, mind you they offered one month free as a move in special, I let Joshua Bowles know that I wanted to spread that free month over the course of my lease, and somehow used the “free month” to cover my first months rent, but my deposit was also first months rent which makes no sense because in that case I paid rent twice for the first month 1. Deposit as first months rent, 2. Free month of rent that was supposed to be spread out but instead used to pay my first months rent without my knowledge. Mid-November, I was in the process of relocating on a short-time frame and had several options to choose from hoping to move closer to work.
After narrowing down my selection to a few properties, I reached out to the Irby to schedule an in-person tour and inquire about any promotions that were currently being held.
The Leasing Consultant I spoke with was Adriano McHugh. Adriano was very helpful and accommodating during the leasing process, and long after signing my lease.
Adriano has a very polite and encouraging personality. Compared to other properties in the Buckhead area, Adriano made my experience personal, and I felt very positive about becoming a resident.
During the busiest time of the year Adriano made sure to forward me all documentation that was necessary to push my application through and receive my leasing agreement as soon as possible.
The application process is very straight forward, and I received confirmation of approval within just a few days. Since signing my lease, I have been very satisfied with the Irby. It is a much quieter building than I initially thought it would be. Despite being so close to the city streets, there is very little disturbance if any at all through-out the entire day. Garage access is also very secure which was high on my list.
Conveniently located behind Wholefoods, and minutes away from shopping centers, and very close to my job. There’s nothing more that I could have asked for.
The apartments are also fairly nice, and compared to other Properties for the same value, the Irby is very competitively priced.
If you’re considering relocating, I believe The Irby would be a good fit!
