Horrific Move-Out Experience After 1.5 Years as a Loyal Tenant
I normally don’t write reviews, but my recent move-out experience with Mint 425 in Charlotte, NC, has been so disappointing and mishandled that I feel compelled to warn others.
I was a loyal, responsible tenant for over a year and a half. I always paid my rent on time and took great care of my apartment. When I first moved in, I started in a 1-bedroom unit paying over $1,700/month. Just two months later, I requested to transfer to a 2-bedroom. Despite being a new tenant, I was charged a $600 transfer fee plus an additional security deposit — an unreasonable amount considering the short time I had been there.
At the time of the transfer, the property manager Richard did a quick walk-through of my 1-bedroom unit and stated everything looked fine. I had already taken photos and left the place in the same condition as when I moved in. There were no concerns raised — because there were no issues.
Fast forward a year later to my move-out from the 2-bedroom unit, and things took a dramatic turn. I moved out a week early to ensure everything was cleaned properly. I even hired professional cleaners and documented the entire process with photos. I repeatedly requested a move-out walk-through with staff, including Richard — but no one was available or followed up.
The day after my move, I received a call at work from an employee named Cole asking if I had moved out and where my keys were. I informed him I had returned the keys to Chianne in the leasing office — which he confirmed. Then he told me I would be charged $125 per parking sticker if I didn’t return them. To clarify: I was already paying $100/month for a second car and an additional $50/month for a guest parking pass. In a 2-bedroom unit, only one garage spot was included. This felt like blatant price gouging.
To make matters worse, my son’s car was towed twice during visits due to minor infractions like sticker visibility or being parked for over four hours on a pass they issued by the way that expired after midnight and towed before 6am when the leasing office was closed. Richard gave us a hard time about the towing reimbursement, and we were only refunded half the cost by Greystar — adding insult to injury.
After multiple calls and emails over the course of two weeks asking for a final move-out statement, I was told that Richard personally wanted to handle it. Why this move-out became “personal” is beyond me. I questioned why a professional property manager would delay the process and not treat this matter objectively, especially when I had a $2,500+ deposit on the line.
Eventually, I received the statement — and I was shocked. I was charged $150 for drywall repairs and $426 for carpet repairs, plus final water/sewer fees. As someone who has worked in property management for over 26 years, I am fully aware of reasonable turnover costs, and these charges were clearly excessive and unjustified based on the condition I left the unit in (with photo documentation).
I have reached out again requesting an in-person meeting with Richard to dispute these charges and get clarity. At this point, it feels like I’m being taken advantage of despite being a reliable, respectful resident.

However, the elevators were always broke and we had been stuck in them multiple times. When we moved in it seemed like the perfect place to live. It quickly showed it wasn’t. If the staff weren’t so nice it would be the worst place. Right when we moved in appliances weren’t hooked up. No biggie easy fix. Then there were leaks. We didn’t have access to the master bathroom for about a month due to a leak above. Okay things happen. Washer and dryer broke down.. Okay again things happen. Neighbors move in and I don’t think it’s completely their fault but the walls are thin here. Ok that’s apartment living. Here’s the concerns though. Fetch package system that they force upon you will lose and/or steal your packages. Your better off having it delivered and sitting outside. The elevators are ALWAYS out of service. Constant issue here. There was constant construction because of poor planning. They were about to begin construction on the gym area before completing other renovations but the residents complained enough to stop it. When we moved out they sent us to collections immediately. It hadn’t even been 30 days. The only letter I got was a collections letter. I called and the staff did explain that’s just how they do things.. The units are spacious and do offer some good views. Read moreI have lived here for a little over 2 years. Overall, I have enjoyed it here, but a recent experience I had makes me question if renewing my lease was the right decision.
I have never been late or missed a payment during my time here, and I even occasionally pre-paid my rent a month ahead of time. After prepaying for this months rent, a separate charge for $26.31 was added to my account for utilities, but a notification was not sent to me about this balance on my account. Rather than the staff reaching out to me to request a payment for this simple oversight, I received the attached notice saying I had 3 days to make a payment or they would begin the eviction process. Of course I immediately made the payment and would have done so prior if a notification had been sent, but I am extremely disappointed by the staff for the threats of eviction over $26.31 rather than simply reaching out to me.
I travel a lot for business, and if this had happened on a week I was out of town, I would have no way of knowing about this or being able to make the simple payment.
Based on this experience, I highly recommend looking elsewhere for other apartments.
EDIT I received very prompt response from management, and reassurance that this will not happen again, so I’m happy to change my review so long as nothing changes in the future.
