Clean building and convenient amenities (in-unit full size washer & dryer, free monthly mini CSA box, huge mail room, valet trash and recycling (yes, they pick up trash and recycling from your door!). You'll also be able to get AT&T fiber internet for cheap ($45/mo). Most importantly, the management/leasing team is incredible. They will remember you, they are friendly and super helpful, they receive your packages, and their office is also actually inside the building, so you don't have that age-old experience of emailing/phoning an absent landlord who may or may not respond to your queries. Many tenants have dogs and cats, and the building has been unbelievably quiet despite that (at least on my side of the building). The location is super easy to get on/off of highways, close to downtown and the newly renovated Parsons library branch, and German Village charm (really great for walks without having to cross large or busy streets). On-street parking is very limited, and I think it's worth paying $50/mo for the garage. Parking this way has been super convenient (you have a designated spot), especially if you come home during regular or later commuting hours or the weather is not agreeable.
If you work from home or use the kitchen extensively, there are some things that are minuses, but I'm willing to overlook them because finding a quiet, clean apartment building with a great management team is hard to beat. I love living here (and so do my cats).
[If you want to know the minuses: The fridge model they have will make a high-pitched whirring sound that can come and go, and sometimes lasts a few hours. I've looked this up online, and this is apparently something you can't really fix for certain new models. If you are more of an open layout person who keeps all of your doors open or has an office set up in the living room (which is open to the kitchen), this might get a bit annoying if you want some extended quiet time. I wear my noise-cancelling headphones when this inevitably happens whenever I work from home. The dishwasher model they have is one of the most inefficiently designed ones I've seen. The bottom rack prongs are so narrowly spaced that you can't place bowls (or anything that is not a flat plate) effectively, and the bottom gets dirty very quick (needs frequent wiping down of gunk). There have been a few more power outages than I expected in the last 6 months (maybe 5 or so during that time?), and this can be a bit inconvenient if all of your appliances are digital. My main concern regarding this was the auto-feeder for my cats, so I bought one with a battery backup. Presumably these power outages will become more infrequent (or maybe they've stopped) once the hospital across the street completes their construction. Paloma is quick to respond and always helpful if you have questions or problems, but I honestly don’t think I put in a single maintenance request my whole time living here.
The unit was in great condition and had a ton of space (more than I was expecting), and the discount to use TheFitnessLoft across the street was awesome. Every month you also get a free large box of fresh produce from YellowBird delivered directly to the mailroom, which was really cool and something I think more apartments should look into. There is also 24/7 security that patrols the building and nearby businesses which is a huge peace of mind if you park your car outside the garage and are concerned about theft or vandalism.

They also have a maintenance person dedicated to the building, you just make a request through the app and provide a time that they can attend to the issue.
