I stayed at this house for 8 days last week (7/24/21-8/1/21) w/ 3 adults and 3 kids. 3 adults had their own master bdrm which was great until....keep reading! 2 kids stayed in the Nemo theme room and 1 child stayed in the LOL theme room... again please keep reading!! First let me start off by saying, upon my arrival the house wasn't thoroughly clean. Exec Villas sent me an email stating the previous guests left late and the house wouldn't be ready until after 5pm. Luckily I was still in route when I rec'd the email. We got to the house after 8pm. After an 8 hr drive, I was upset to see sugar ants on the counter that was supposedly clean. For those of you that don't know about sugar ants, they ONLY appear if crumbs, sugar, food particles are around. Don't forget this house was "cleaned". My family & I cleaned this house until after 1am. The dishwasher was filthy with black marks which I REFUSED to clean!!! This wasn't cleaned until my 7th day stay and even then it couldn't get cleaned thoroughly, that's how filthy it was. The young lady used almost 1/2 a bottle of Fabulosa. I sent emails to Executive Villas...no response until I had to physically go to their office on 2 separate occasions. In addition to the lack of cleaning, this home has damages! Hole in screen door by the pool where anyone can unlock & use the pool (fixed on my 4th day). One of the master bdrm doors has a hole at the bottom of the door. Per maintenance, the door needs to be replaced. Holes in the same master bdrm carpet and a hole in the accent chair. Holes in the wall which maintenance patched on my 4th day. FALSE ADVERTISEMENT: The description states "Each bedroom is furnished with a flat screen TV (only part of this statement is true) and access to complimentary WiFi" - this is NOT TRUE!!!!!! Only 1 TV in the house is a SMART TV (in the sitting area). 2 master bdm TVs have cable. All of the kids' rooms have TVs but no cable, no WiFi accessibility, and they're not SMART TVs. The other master bdrm has a 42" or 50" TV (sorry not good with actual sizes by site) that you CAN'T watch. This TV has NO CABLE, NOR is it a SMART TV so again NOT WiFi accessible. Picture you're out all day & you want to lay in a master bdrm watch a little TV and can't. The kids are in their rooms and can't watch TV because NONE of these TVs have cable NOR are they WiFi compatible as they were falsely advertised. Maintenance came on the 4th day to check out the TV. He said there's nothing he can do, it's up to the homeowner to add cable and/or put up SMART TVs. Day 7 a cable man came to check to see if there was something he could do. He said the same thing the maintenance man said. It's up to the homeowner. The description also states: "Outdoor Living Space: Flat screen TV" - AGAIN NOT TRUE!!!! THERE'S NO TV OUTSIDE WHATSOEVER. My question, WHY FALSE ADVERTISE??? After complaining & complaining.. and STILL complaining even after coming back from my vacation. I was offered a refund of less than one night's stay plus a 10% discount for a future stay. That can't equate to the inconvenience we were caused for a 8 days stay at this property. This house was such a disappointment for me and my family. Executive Villas you have to do better than this as I've stated in ALL my emails attached with pictures. Champions Gate is a lovely place but your management team is HORRIBLE!! As you already know and front desk stated to me "this home should have NEVER been rented out with those damages I encountered"!! Managers do better...thoroughly INSPECT these homes before renting them out!!!! Executive Villas you are the face of the homeowners!! I requested a manager/supervisor to call me several times in ALL of my emails & NO RETURNED PHONE CALL!! Not even a courtesy call from ANDY!!
To the homeowner, Mr. Chen - you need to check on your property. Executive Villa is doing a HORRIBLE JOB!!

Read more-No gate code given to enter property, after locating security there was no record of our reservation on file. -No door code, had to call after hours maintenance and they had no record of our reservation either, after spending 20 minutes on the phone they finally gave us an access code to enter the house. -No trash bags as described in reservation email. -No dish soap as described, no dishwasher detergent either. -No Hot water, didn’t find this out till we tried to shower late in the evening after traveling all day. They had to send maintenance out the next morning to repair the hot water heater but the first guy couldn’t fix it so we had to wait on a plumber. Plumber came out and it took 3 hours to fix it, by the time he left it was 3:30pm and we lost our whole 1st day of our vacation waiting. We took showers but they weren’t really that hot but we weren’t going to complain. The following 2 days while we showered the water would turn cold after about 5 minutes and would then get hot and cold at random. I requested for them to check this out on Thursday and maintenance showed up to tell me there was nothing wrong with the hot water because he couldn’t replicate the problem. Just to note, I requested for a call from management on Monday to discuss our disappointment with the property and again on Thursday with no call back either time. -TV’s not hooked up or plugged in, none of the tv’s in any of the rooms were plugged in or hooked up and I had to hook everything up to be able to watch TV. -Missing tv remotes 1 upstsirs 2 downstairs. There was 1 remote for the 3 TVs downstairs. -Roku smart TVs throughout the house signed into Spanish account so most shows don’t play in English. -WiFi info incorrect, the WiFi info displayed in the house was not correct so we had to have someone come out to figure out the info from the router so that we could use the WiFi. -AC not consistent from room to room, couldn’t sleep in master upstairs since it was so hot. Warning signs inside house said do not put air below 72 and to keep it between 75-78 degrees. Me and my family are hot natured and we keep our house on 70 at night and 72 during the day so this was really frustrating when the system couldn’t keep up. -Spa not operable, we didn’t pay for heat but the switch for bubbles didn’t even work. -Pool pump off, after a couple days in the pool I realized that there was no water circulating. I went on the side of the house to see if the pumps were running and the entire pump system was turned off. So I’m not even sure how clean that water actually was considering the pumps weren’t even on. -Overall- Nice house, poorly managed and maintained. Communication was awful, was ignored when I asked to speak to management about the issues we experienced. Would not recommend to anyone wanting a trouble free stay. Considering the price of this place and the management company claims of 1st class service and amenities, it falls short of all the claims and descriptions made by them. I couldn’t be confident that during this time of COVID 19 that this house was even cleaned properly before our arrival. Having to deal with multiple maintenance people not wearing masks and being exposed to others in close contact was the opposite of our vacation goals. We wanted to stay where we could limit our exposure to others and still enjoy our vacation but because of the incompetent management company they ruined that for us. I looked up the management company on google and found that this is a pattern with this company (Executive Villas Florida)and I wish that I would have found the negative reviews before we reserved with them. I don’t understand how people can suck so much at their job. They can’t even give me the courtesy call that I requested twice, they just hide behind the front desk secretary like cowards, letting them take the heat for their lack of work ethic. Upon arrival we found the home to be disquietingly dirty, not properly maintained & had a damaged tile floor that was a safety issue in the main living area. The home is not maintained, has a broken screen door & the walls are damaged in need of repairs & painting. The condition of the home is nothing like the pictures. The Mickey decal is ripped & peeling off the wall (we was told the home was 8-10 months old however it is over 3 years old). Hair. Candy & crumbs everywhere. The home was so bad the we did not stay in it that night or any other night. We got a hotel room on the night of arrival costing us an additional money & found another property to rent through a local agent also located in Solara resort just a few doors over from the original rental. At the moment we are out an additional $2,168.96 for a place we never stayed in and the additional rental cost. We feel that the host or Airbnb should refund us $1,166.34 for the hotel room & the money they withheld from our refund.
It took the host almost 48 hours from our arrival & message to the host for the host to respond through Airbnb. The property owner never directly responded to us, instead the management company respond to us which we later found out is the Airbnb host, they where rude & not willing to help. We never spent one night in “Andy’s home”
This home is managed by Executive Villas Florida which is owned by Andy Booth that acts as the owner/host of several homes on Airbnb. Andy never returned our calls nor did his rude lying employees. Maria from Executive Villas Florida responsed to my messages on the morning of the 12th stating that they would send the cleaning crew back to the home. I told them we wanted help finding a new place to stay & they basically refused. Maria messaged me & told me to call Executive Villas Florida. When I called she was very short on the phone and acted as if I was bothering her, she told me to email photos & they would get back to me. I then immediately emailed several photos to two separate emails for Executive Villas Florida. After sending the emails & additional phone calls she only got was ruder & raised her voice with us on the phone, she said she would speak to her boss & call us back but never did. We waited several hours & called again, she acted unaware of the damage to the floor even after I emailed them photos of the busted tiles & didn’t think that was a reason not to stay in the home. She said they could try to have it fixed during our stay which we felt was very unprofessional, we didn’t spend our hard earned money to have a repair crew working on a floor that was damaged before our arrival during on vacation. The cleaning crew should have informed the management company of the issue & it should have been addressed before our arrival. I know that the home was vacant or several days before our arrival. My husband asked Maria to apply the amount we paid to another home that showed available on their website & we would pay the difference, Maria told my husband it was unavailable, he then again asked for Andy to call us. The next time we called they would not answer the phone, then my husband called from our son’s phone & someone answered. The gentleman informed my husband that the property we asked to be transferred to was available, my husband then explained the situation to him, he told my husbands could not help us & we asked for a return phone call from Andy again. As of today 2/28 we still have not received a phone call back from anyone at Executive Villas Florida. I went to speak with management at Solara resort looking for help, they told me horror stories of what Executive Villas Florida has done to other people & couldn’t believe how they treated us.
