I thought Forest Cove was nice until I started living here for myself, now I'm happy to be moving. My experience at Forest Cove hasn't been all bad. I do enjoy this area. I feel like it's fairly quiet and I personally haven't had issues in this part of town. The apartments are pretty big especially the kitchens, which is nice. As far as the negatives go, where do I begin? The apartment my roommate and I were shown when we did a tour was nice and remodeled, whereas the apartment we actually got wasn't even close to that. There are these gross yellow stains all over the walls in my bathroom that have been there since we moved in last January. I've tried cleaning them but they just come back with how steamy and wet the bathroom gets from me showering. We're supposed to be paying a little over $1700 a month for rent, but after all the extra fees and charges it's more like $1900 a month. I understand there are going to be extra fees, but I just don't feel like our apartment is worth that much for the quality of what we're actually getting. Plus we're getting charged extra for services we can't even use such as the laundry rooms. I went to two different laundry rooms and all four washers in both rooms were out of order. We get charged for our little storage unit by the covered parking spots, but we can't even use it. Someone broke the lock on it, people would open it periodically even though it's pretty much empty, and now it's just boarded up so we can't access it. Don't even get me started on the parking situation. Where my building is located there are only 8 non covered parking spots that aren't by the townhomes so if you come home late at night or early in the morning good luck finding a spot. Not to mention it's $8 a month just to park in the lot and the covered parking spots are $65 month. These places don't care about people they just want to make as much money as possible in as many ways as they can. I would not recommend Forest Cove to anyone.

The issues I have with Forest Cove are the price is fairly high (for what you get) there's no washer and dryer in my unit, the temperature of the water is extremely hard to control from the shower (which they've tried to fix), they've taken well over a year to fix the outdoor pool (still isn't operational 2018-2019), and the staff aren't accommodating at all. I had a situation where the end of the month was approaching and I needed a payday before paying rent. I got paid on the first Friday of the month (which was the first day of the month) but because of my work schedule I couldn't get into the leasing office to drop off my check. They closed for the weekend except for 3 hours on Sunday morning to "accommodate" for anyone needing to pay rent. By the 4th of month, paid rent would be considered late and I would've been charged a late fee. I had to miss going to Sunday morning church just to drop a check off at the ONLY time they were open in the weekend to avoid a late fee. If you don't pay by check they charge you convenience fees to pay online. Despite all the negatives, Forest Cove provides a great location, very spacious living rooms with a lovely fireplace, and a friendly enough neighborhood.

I have lived here for a few years and wouldn't recommend this place to my worst enemy. Lets start off with the fact that the pool has not been open in years and whenever you ask someone they say they are awaiting permits. (years for permits?). But you most certainly pay for the pool in which you can only look at. They say they are dog friendly, yet half their property is covered in rocks or dirt so there is no where for you to really walk your dog besides on the dirty sidewalks they never clean up. I live in a "renovated" townhouse. If you consider paying several hundred more dollars for floors that were not put in properly and paint slapped on old cabinets, broken sliding doors that never open or close properly renovations then i guess it is. However, the vents in the entire place do not fit the holes they are meant to cover and it is very dangerous as i have a dog and child and they are on the floor. Giant holes in the floors of every room. The ac has not worked upstairs since i moved in and when you finally get maintenance to come after having to email every day for weeks, he looks around like a lost child, says ok ill come back and never does. The first floor of my unit is where the living room windows are, they have been broken since i moved in and anyone can just open them and climb right on in. (if i didn't have them boarded up and blocked with horrendous looking steel to protect my family). Oh and lets not forget when there is an issue on the property they now tell you to call this security company that does absolutely nothing. My Motorcycle got stolen from this property and my car got broken in to, right in my car port that you pay an extra 50$ a month for. They have no cameras anywhere on the property for safety. There is garbage everywhere, dirt and rocks taking up parking spots from who knows what they were doing with it, and dog poop everywhere because no one picks up after their pets and the property doesn't keep it clean anywhere besides next to the leasing office (for obvious reasons). Other issues are also, the toilets are always breaking, constantly running and NEVER get fixed. When i lived in the apts the laundry room was always broken washers never drained the water and dryers that don't dry your clothes. The dishwashers in several units not only do not wash the dishes, they do not dry them either, so having it is pointless. The town houses have the same old closet doors they have had for the last 10 years and they just paint them over and over and don't even clean the inside of them. They break constantly and they don't replace the doors, they put them on the track again with a SCREW! This place has been a nightmare for me and my daughter and Google is not the only place i plan on giving my review. Oh, and let me advise, if you reach out to the office too many times with problems that is their JOB to fix, they will only give you an attitude and make you feel as if you are an irrelevant ...

My husband and I lived at Forest Cove for 3 years, 2015-April 2018. The first year our rent went up mid lease. When brought up to management, they acknowledged it but did nothing. We liked living here at the time so we didn’t pursue it further. Second year, we were paying rent through the online system and they didn’t input the right amount due. With zero notice until the end of the YEAR, Forest Cove said we had to pay them an additional $495 because they didn’t have the right amount listed online. What a nice surprise. We paid it right away, but how incredibly unprofessional to receive no notice until after a year went by. Third year, maintenance started coming in with no notice. We started discovering new things in our apartment such as a shower head and new faucet in the kitchen. It was creepy to know someone came into our place when we were gone and never informed us they were coming. Plus they entered in with our dog inside while we were gone. We knew something was up when we came home to a very anxious dog. Our poor dog, he’s a rescue and doesn’t do well with strangers so this made it even worse for him. Also, we understand how people may feel discriminated by Forest Cove. I’m not sure if it’s because we moved out of state, because we were an interracial couple, or what, but we were definitely not a priority for forest cove as they made little to no effort to communicate with us once we moved out and didn’t receive our deposit disposition in the mail until 3 months later. We were charged for a satellite removal but never had a satellite(it was our neighbors). It took emailing them almost everyday for a week, calling and leaving messages, until we finally got one email back. It got to the point where we felt discriminated against and were going to contact AMC LLC directly. We have seen multiple managements come and go at forest cove. The newest/current management desperately needs to work on communication so people don’t feel discriminated against, even a simple reply saying you received the email would be nice and when you get a phone call message, call back. Not to mention, they don’t fully read emails. If they did we wouldn’t have to send multiple asking the very same thing. To follow Juan’s response, it is indeed weird to see the 5 star reviews with zero comments. Seems fishy. May need to look through and see if my name is ever listed in one of those reviews. Lastly, rent was $800 when we moved in to our 1 bedroom at FC in 2015. I’m astonished at what it is now. Regardless of renovations, it should not be that high.We are happy to report we are living in L.A. county now, close to the ocean, and are paying less for our apartment than what we would be paying for our same place at FC. Forest Cove has potential, and it makes me sad that I can only give it 1 star. Let’s hope it gets better for people...

We have had quite a few issues with Forest Cove over the year we lived there:

When we moved in the screen door and closet door were broken, the sink drain was rusted out, and the carpet had not been replaced when it very clearly needed to be. The sink drain and screen door were taken care of within the couple of weeks after our move-in. It took them three tries to fix the blinds and the closet door (the closet door still doesn’t work well and goes off its tracks at least a couple times a week). When calling or emailing it was very difficult to get ahold of the apartment manager, Angela. I complained to her boss at Pinnacle and after that she was much better. The fact that I had to complain to her boss in order to see improvement was frustrating. Our dog was attacked by an un-registered dog downstairs and had to undergo surgery. We have had to ask our downstairs neighbors to turn down the music. Their music was so loud we could feel it through the floor and could hear it with our windows closed. The windows are single-paned and we had to put plastic on them in the winter so our apartment wouldn’t lose all of its heat. The water pressure for the showers and dishwasher is TERRIBLE. Our shower worked like a poorly-functioning watering can, and we had to put our dishes in the dishwasher almost completely clean. The parking lot desperately needs to be resurfaced – I feel like I am on a minimum-maintenance road when I’m trying to park my car. The hallways to the units are NEVER cleaned. There are marks on the walls that have been there since we moved in, there are cracks in the light fixtures held together with tape, and the carpet has been vacuumed only once. This particular fact was really disappointing to me because when guests walk into our building they immediately get a bad feeling for the apartment because of how gross the hallways look. The laundry is the worst laundry facility I have ever seen in an apartment. The washers and dryers are broken half of the time, and the glorified closet that they are in is extremely dirty and always smells. It is such a creepy-looking dungeon area that if we are doing laundry at night I have to make my husband go get the laundry because the room scares me so much.

I would advise not to live here. For the rental price you pay, you can get a much nicer unit somewhere else. They have had investors come around often in the last few months, so hopefully some changes will be made, and this will be a better...
