There are a fair number of negative reviews here. I assure you, they're warranted. A picture is worth a thousand words, and this one says it all. 90% vacancy on the property, in serious disrepair with obvious signs of squatters and serious exterior damage with clear need for remediation. Parking lot is trashed. Street side visibly is poor, layout/design of the entire property is just bad. All of this aside, we were interested in potentially anchoring the property for a revitalization right up until the Super/Owner opened his mouth. There are other 1* reviews that cite issues with landlord/ownership and it's definitely still them, actively. 3-4 years of 90% vacancy and the lesson hasn't been learned yet.
Do not lease here without a poison pill clause (they pay you if they sell the property and end your lease early), indemnification from bugs, HVAC, electrical, and any other issues you can think of (it's been abandoned for years now, nothing is functional/working), and based on our limited interaction with the authority on site, get a lawyer to review every word of it carefully.
If the owners read this and care, the only way this property ever recovers is if you revitalize it AFTER installing a genuinely professional management company. Your on site representative is terrible and the root cause behind me actually taking the time to leave a review (to save others the trouble of even bothering to come look at your property). From there you're going to need to invest in the property to get an Anchor to agree to invest in it with you. That means a real conversation and concessions working with them to establish it. If you're not willing to do this, just write off the depreciation and sell it already before the city...
Read moreThis shopping center is hard to get to as the Fry's located in the shopping center is the only shopping center I've ever seen that faces away from the main road .With the back of the store facing Baseline its hard to get to but the rumor is that this location is due to close sometime in the near future due to its inability to draw in customers the same way all other supermarkets can that face the road. There is a sign that you can see along Baseline but if your not familiar with the area you wouldn't know that the sign indicates a Frys location since with it's back facing the main road your not able to tell it's a supermarket and are very likely to pass it up also because if your headed west by the time you see the sign you've already missed your chance to turn into location and would have to make a u-turn or left on Val Vista followed by another turn into shopping center which is a lot of turns for someone who isn't even sure if that's a grocery store like I was the first time I came across it. Read moreThis is a dying shopping center. The anchor store, Fry's Food, is scheduled to move out of here in the next year and I fear for what is going to happen to this area? Shoppers Outlet closed a couple years ago. A small Chinese Restaurant is still in bussiness I think, I don't even know. The entire Cigna Center closed last year. To the West side there are a few places to eat and a bank. Taco Bell is fairly busy and Subway, both have been thete for years. Other small restaurants have come and gone. A Cold Stone Creamery is near Subway, but I read recently that may be closed. Rumor is that apartments may be built on this property once Fry's Food leaves. We really don't need more apartments.
