As a current resident here at District Midtown, I am very disappointed with my living circumstances. When I first moved in last August, I understood that the complex was still under construction. This construction led to a nail in my tire and NUMEROUS mornings of being woken up to banging on the exterior of buildings BEOFRE 8 am. When I asked the front about the construction crew working before 9 am as stated on the paperwork received about the construction on our door, I was told they would reach out to upper management and solve the problem. The very next morning, I was woken up before 8 am again and this continued for days. I was promised the pool would be open within a few weeks of moving in, which didn’t end up opening until it was cold outside. The dog park in the complex is WAY too small for dogs to actually play, causing all residents to have to use an open field off of the property for their dogs to be let out. Being a brand new complex, there should be no reason for my bathroom ceiling and my balcony ceiling to have water damage and mold growing. I reached out to maintenance and had them inspect both ceilings, and although the balcony was fixed, I was told not to worry about the bathroom ceiling as they had gone to the apartment above and “fixed” the issue. This was simply not the case. The ceiling looks terrible. The walls in the complex are paper thin, as I can hear stomping and dogs running upstairs and can clearly hear conversations in the hallways and in neighboring apartments. The pricing of the apartments here are MORE EXPENSIVE than downtown! There are no surveillance cameras around the complex, causing multiple cars to have been broken into. When I asked the front office about it, they said that there are no cameras outside the buildings and they are not liable for anything taken or damaged. There are limited garages that were just built for residents, and they are sold out. I will NOT be resigning this lease come August, and I am counting down the days to get out of this complex. Save your money, do NOT live here. Lastly, be sure to read through the reviews, as most of them are left by people that don’t even live here and simply toured the complex, and/or friends of leasing staff. I am absolutely FURIOUS and DISGUSTED with the condition of the apartment at District Midtown. This place was promised to be move-in ready, but what I walked into was a COMPLETE NIGHTMARE.
Cleaning? Non-existent. The interior spaces, appliances, and carpets were FILTHY. Drawers had visible dirt, hair, and stains. The washing machine still had hair and laundry powder residue from the previous tenant. The dryer lint trap was full, AND I even found a SOCK left behind. Disgusting! Kitchen? A disaster zone. The dishwasher stinks, has leftover food, and water inside. The garbage disposal was full of food and emitted a HORRIBLE smell when turned on. The oven had layers of dust, and the vent filters under the microwave were filthy and loose. Air Conditioner? The panel door was BROKEN and clearly neglected. I can only assume the filter is clogged with dust and hasn’t been replaced in ages. Windows? BROKEN and can’t be closed properly, forcing me to leave them open. The window screens are also damaged, adding to the safety and cleanliness issues. Carpets? Allegedly cleaned, yet my vacuum picked up HALF A BIN of dirt. The walk-in closet carpet has large, visible stains that were completely ignored. This level of negligence is absolutely UNACCEPTABLE for a property that markets itself as high-quality. I have had to deal with not only other people’s remnants but also the psychological discomfort of trying to clean up this appalling mess.
To anyone considering this place: DON’T. The lack of professionalism and basic decency in preparing the unit for a new tenant is beyond belief. I wouldn’t recommend District Midtown to my worst enemy.

Read moreI live in Building 7000 and am ending a two year lease at the end of the month (I am currently staying elsewhere). Despite being the very first tenant in a brand-new unit, I experienced a major mold outbreak that destroyed over $2,000 worth of my belongings. Even after repeated washing, my clothes still carry the smell of mold. The whole situation is a disaster and I don’t want anyone else to experience this.
Maintenance claimed the issue happened because my thermostat was set to “auto” instead of “fan.” Scientifically, mold develops when humidity and moisture aren’t controlled — and if a simple thermostat setting can cause toxic mold in a new building, that should have been clearly communicated to tenants. Mold growth in a brand-new complex points to deeper ventilation, insulation, or HVAC design flaws. Additionally, after switching my setting back to “fan” the issue did not stop.
The stairwell of Building 7000 also smells like mold, and maintenance even took photos of the outbreak in my unit, but I received no communication or remediation from management. Mold isn’t just unpleasant — it can damage property, impact health, and make a home unsafe. Landlords have a legal and ethical duty to maintain safe, habitable conditions, and this community has failed to do so.
Bottom line: what appears to be upscale living hides unsafe and unhealthy conditions. Prospective tenants should think twice before moving here, but if you do, keep your AC on “fan” because “auto” causes intense...
