REVISED: I was misled by Oasis at Piney Point, and itās been nothing short of a nightmare. I take immense pride in my homeāitās my vanity, my sanctuaryāand I carefully chose this place based on the features that were advertised online, promoted in the model unit, and in brochures/handouts.
The website and model unit promoted hardwood floors, fresh paint, and upgraded appliances, but instead, I was received a dirty, outdated unit with stained carpets and a persistent cigarette smell. Roaches and no matter how many times I vacuum, the carpet is always dirty. Carpet is not sanitary! This isnāt just about aesthetics; itās about being lied to and Iām suffering because of it.
Nowhere on the website does it state that there are two different types of units. This intentional lack of disclosure STOLE my ability to make an informed decision.
This is a bait-and-switch, a deceptive and illegal practice. I received an apartment that doesnāt even come close to what was advertised, and now Iām stuck in a unit thatās a constant letdown. Itās hard to feel proud of my home when itās nothing like what was promoted. Every time I move around, itās sickening and depressing. I have reoccurring frustration as I realize the space is a lie. I work from home often, and instead of enjoying my environment, I am overwhelmed by relentless sadness.
It's a hard slap in the face. Oasis/Alex have been a huge letdown, and itās hard to see a way forward in a place that was sold under false pretenses. What makes it even worse is seeing newer reviews boasting about how they have upgraded units. This isnāt just frustrating; itās completely unfair. I hate this unit; I cannot stop crying as I type this. I worked hard to find the right place, and I wad cheated and stuck in a unit thatās nothing like what was advertised. Itās beyond frustratingāitās wrong. Follow-up MAR/2025 to the response I received from the apartment manager regarding my initial review. (shortened my initial review to allow for this) Since my last post Iām still facing the same overall misleading representation of my unit. The response from management stated: "There's nothing we value more than our residents' comfort and satisfaction, and we'd love an opportunity to improve your experience wherever possible moving forward."
I was hopeful and emailed, especially since the unit below was vacant and upgraded. I asked to transfer to the vacant unit. As a plus if they would accommodate me, I will update my review to show positive feedback. However, I was told that I must stay in my current unit for 6 months before moving and pay a $500 fee. I expressed I could pay $500 immediately and asked if they would waive the 6-month stipulation based on the false advertisement but was met with NO. I also asked if I could at least reserve the unit until April 16th, NO. I asked if I relocate to a hotel for a week could they at least, at a minimum, upgrade the floors. At this point, Iāll deal with the other letdowns, but the flooring is one I cannot overlook. I was replied with: "redoing the floors is a modification. You will be responsible for the cost to update the floors (to as you advertised?), and it can be pricey. Do you want a quote?" Also, there is no offer to reduce rent for the classic unit. So Iām paying for upgrades I donāt have.
No solutions were offered from Oasis, just ignored. Weeks later, I see the unit is no longer vacant. I see the NEXT 3-bedroom will be available in JUNE 2025. My six-month mark is in April 2025, I am stuck. At this point, I have finally decided to pursue a case under DTPA for misrepresentation: advertising goods or services with characteristics, used or benefits that they do not have. I would say to anyone facing similar issuesātake action.
Additionally, Alex lied in email, stating they only show classic units, and prospective tenants have to specifically ask to see an upgraded model 99% of the time. This is an outright lie. The short version is this: I recommend this property because itās affordable, well situated (close to the highway, in the middle of everything, storms donāt hit us, everything you need from groceries to nightlife is close by), good size apartments, itās quiet (the most noise you will deal with is maybe your upstairs neighbor walking around like its stomp the yard or your next door neighbor being loud at times), safe, Chassidy (great leasing agent), and the gym! But the management higher ups deserve one star!
I found Marquette because I spent majority of my time in the galleria area although I lived in third ward at the time! After visiting the property in early 2017( different management) I made up my mind to move there when my third ward apartment lease ends that summer! Unfortunately, I couldnāt move here until summer 2018 (different management again) because they didnāt have anything open late 2017. When I moved in 2018, Marquette paid for my movers/move in expenses like they did for many people that summer (talk about AMAZING)! The move in was a breeze! My only problem then was the fact that the individuals who worked at the office didnāt answer the phone much! But thanks to the online work order submission option, maintenance always took timely care of my requests! I had no complaints! Valet trash was picked up as scheduled, the property gym was open 24/7 with perfect equipments, the pool gatherings were never a disturbance because people followed the respect your neighbors rules! The community engagement family WAS AMAZING (They are no longer with the property so I will not mention their names). The husband and wife team went above and beyond to make residents feel at home: coffee and breakfast tacos served at the gates as early as 5/6 AM!!!, wine and cheese night in the club house, meet and greet your neighbor at a close by restaurant, summer pool parties, monitoring the community chat board to answer residents questions or post information for residents safety! Name it and they did it! Just friendly and sweet people!! I was sad to see them leave!!! Leasing agents: most of them were like your other leasing agent ( somehow always tired and at best rude) THEN THERE IS A young bubbly woman name Chassidy!! Sheās a leasing agent superwoman! Sheās friendly, always polite, helpful, and always happy to help! If you stop by the office to pick up your mail, sheās happy to help with a smile and a friendly conversation! If all leasing agents could be like her, I guarantee everyone would be HAPPY! Thanks for hosting all the events since the family left the property!! There was a time when crime was a slight problem but the HPD police officer who was our security officer took care of it all! Please disregard those ātasks forceā guys. First of all, they canāt do some of the things they advertise they can do. The new management (yes they changed management again! district manager or whatever she/he is called needs to go). Make sure residents packages are not being stolen off their doors if you donāt want the security officer to do...

Maintenance - My unit flooded at least once a year (at most 3 times a year), and it flooded again the same month an offer was sent to renew. AC units continued to stop operating throughout the year, requiring ongoing emergency maintenance. Building 2 also does not have a delegated cleaning crew, unfortunately due to its high resident traffic it gets dirty very quickly. Fair warning management should show you the actual unit you are interested in before moving forward with your inquiry to live there. Previous and current management are known to entice you with the showroom, but it's not a true reflection of how all available units are set up. The adjective āluxuryā is just a title like putting lipstick on a pig. Trash pick up is limited to one bag per unit, prior to current management there was no limit provided. I was basically charge $500 to repaint a unit that was not move in ready by prior management which the average person would call the "landlord special."
Pet Policy - I've been personally attacked by two dogs while living here. In both cases around Building 2. Several residents believe their dogs are an exception to the leash rule. Animal feces are also very common, having a community of stray cats which residents feed does not help. I've also witnessed some residents free roaming their cats around the facility. You would expect that some kind of patrol would have been established to catch such issues.
Safety - I'm the owner of the brown truck on one of the below reviews, and can confirm vehicle vandalism which include hit and runs are very common, especially in the garage parking. On some occasions a vehicle's tires are stolen and placed on blocks. I've been around for the facility management team to be transferred 3 different times, and they were ALL aware that the cameras did NOT work. Most residents have personal door cameras at Building 2 due to its high crime circulating the building; including package theft and mailbox break-ins (Ill give the prior team props for the competence to put a metal door for the mail room, but it's only useful if residents close it). This location is a hot spot for crime, the pharmacy store which was once conveniently located next door closed down due to theft. I do give management props for providing access to the apartment ONLY via an app, but the gate stops operating every so often.
Pest Control - I can only speak regarding Building 2, which has the highest concentrated residents. This building needs heavy pest control, it is infested internally. BASIC pest control on the exterior of the building does NOTHING if the high pest population is already inside. Highly recommended to cover drainage, safety caps to cover all wall outlets, and make it a requirement to see the unit before moving in.
